Hi @kamalthapa4707, Glad you enjoyed it! Mackay’s economy is currently strong with low unemployment rate and significant GRP growth improvement. Property market trends are looking good as well. We’re not buying there just because of it's relatively high reliance on mining.
How do these indicators have predictive value? By the time "days on market" decreases, the prices in that area have already increased. Is there any lag that i dont see in the graphs? The gradients for both lines seem similar.
Thank you for your question @khawajahamza1130 , The charts we show in the video are year-on-year trends and some details are missing, including the lag between indicator trends and price movements. Also, we like to enter a market when the indicators have all trended well for a fair amount of time to make sure the data/trends are reliable. It doesn’t matter if the prices have started rising because as long as the indicators continue to point toward high pressure, there will be more growth to come.
