    Great video! Can you give us an idea of how you would bid on some of these? Example opening bit is $2000 on something that is valued at $150K. Do you do an automatic bid and walk away an wait? Do they go for only $100 over the last highest bid, or would it go all the way to your highest bid? Thanks!

      Great Question, it will usually only go over by $100 if you set an automatic bid with an online auction. At the live auction at the county courthouse, the property will be sold at the highest bid. As its the same concept with the online auctions. For example, lets say you have a home worth 150K, the opening bid was set at 20K. Then you could either bid live on the online auction or set a high bid. So its similar to eBay. If you set a high bid of 50K, then the bidding would go back and forth until the high bid was established. So if the property sold for 40K, you would not have to pay 50K even if you set that as the high bid. Hopefully that answer you question. Let me know if I can answer anything else. Thanks, Stephen

      It depends on the state, in Florida they do both tax lien and tax deed sales. But most states pick either Tax Liens or Tax Deeds. So in Florida the lien holder will file a deed application with the county and the property will then be sold at a tax deed sale. Then after the sale the tax deed buyer will pay the county for the tax deed. And the money collected on the tax deed will pay of the lien holders. Hope that helps and thanks for watching. SJ Swenson

    thank you so much for all your video. I have been a inv/flip in mostly in So Cal for 18 years. Just getting to tax deed, I have lots of questions.
    Here is my biggest concern buying without living home is access to photos may not reflect day of sale condition or situation, ex fire, vandalism, squatters,...how do you check that before
    the sale?

      +fil476 Great Question, thanks for your interest. Yes for Tax Deed Investing I always recommend checking out the property in Person for property with Structures like homes. You don’t always have to do this yourself. You can have a real estate agent or hire someone to drive by and take current photos.
      You can sometimes invest in building lots without physically examining the property. But if the property has a structure, its import to check out the property before bidding. It helps you determine the value and the condition on the property. If you can’t do this yourself because of travel or location. I would at least recommend you have somebody examine the property on behalf of you.
      The condition of a property will help you determine how much you should bid on the property. With tax lien investing, I don’t think you always need to have someone examine the property for you. But with structured tax deeds, I think it’s an important step.

      +fil476 Also, there are several ways you can check out the property before the auction takes place. First, if you are able to see the property in person, which is always the best option. But that is not always possible, so then you will want to have someone else examine the property for you and take current photos. There are a few ways you can find someone to do this for you.
      You can contact a real estate agent and see if they will examine the property for you. You can let the agent know you will list the property with them after you have purchased it. You can even offer them a higher commission rate if they will help you in examining the property.
      Second you can have a family or friend do on onsite evaluation on the
      property for you. If you don’t have any family or friends in the area of the
      property, then another good way is to find a local investor that will do it for
      you. You can search local investor clubs and websites looking for someone that would be willing to check out the property for you. If none of those options
      are available to you. Then you can hire somebody to take current photos of the property for you.
      There are a couple ways you can do this. First there is some companies
      available online that you can hire to take photos of real estate properties for
      you. Also you can put a craiglists ad, or use a classified ad service looking
      for somebody to take the photos for you. Many times you can find a college student or someone looking to make a few extra bucks. Those are the most common methods that my investor and myself have used in checking out the current condition of the property.

    Does online auction bid can purchase by creditcard?

    I live in Brasil, so I would like to know how I can to buy a house or apartment with tax deed or tax lien?

      Hello, thanks for the question. If you live in Brazil you can buy tax liens or tax deeds but you must go through a process of getting an ITIN number from the IRS. This will be needed for out of country investors. Let me know if I can be of anymore help. Thanks, Stephen
