Josh, new question… the new glass, did you replace with double pane glass for improved efficiency? As you restored the windows I wonder if double pane would be feasible.
Yes, on all the fixed glass (which is almost all the glass) I went with 3/4" dual pane.... I even did a low e coating. That being said to utilize the original operable sashes, I had to keep those single pane....there just wasn't enough material to route out for the additional glass thickness. There is only seven of those in the house, and the effort in milling new sashes for the energy savings wasn't worth it for me.
Joshua, could you comment on how the windows operate? I see the hinges and saw you raise the bottom half but... how does it stay open? How to keep it open? I have a MCM house but most windows are doublehung, different opening concept.
Good question. The actual window sash swings out....its hinges are proprietary to Anderson, and they hold open at full extension. The thing you see in the show that swings in is just the bug screen. It only opens to allow you to push the actual window out.
Yep. brand new.... but built to as originally designed. The house had been flipped in 2009 and all its design character was lost.... the windows were removed or replaced, an addition was added off the side. The kitchen and bathrooms were gutted and replaced with white shaker cabinets and granite counter tops... all the paneling was eliminated and everything was drywalled. The pony wall in the living space was removed along with all those built in cabinets and closets. They added 6 panel doors throughout with traditional baseboards and trim. The exterior was wrapped in siding, the atrium was removed in the roof at the entrance....even the space underneath was paved over. They also tore out almost all the original mature landscaping and garden walls.... The house was made as builder grade generic as you can imagine.

Thank you! Yep! I have a couple Witco cats and several of his other sculptures too. I love his work....
