So someone playing them at their own game is all part of the sport, capitalist screwing over capitalist screwing the little man as usual. Nothing to see here
Should check on the land registry to see if their were any restrictive covenants placed on the land when it was sold in April. Possible Muntaz still has a charge / interest in the land despite no longer been the freeholder.
Seems like when you spoke to the property owner last year he was very open to working with the club in terms of the expansion. Seems like that’s changed now if he’s in cahoots with this new fella.
The feasability study will (when it eventually lands) show that it is not financially viable to expand SJP it's throwing money away with no real profit due to potential costings to expand say an additional 6-8000, we must realise that if PIF and NUFC fans wish to progress, compete and push for C League season in season out then one of the biggest avenue's to increase the potential revenue streams ( just to even compete) is to build a new stadium, stay at SJP until the new stadium is ready to move into, to stay at SJP even with a slight increase in capacity will not help It's wasted £, it will hinder us long term. So if people are happy with mid table mediocrity then carry on, just don't start moaning and pi$$ing when we cant compete becuase we cant afford bigger signings, any potential investors could be put off because we cannot give them a return, the writing will be on the wall, we could end up like Leeds or worse. Even if we got naming rights for the current stadium it wouldn't make much of a difference in comparison to a new stadium with naming rights over a period of the likes of Arsenal or Man City, that is a lot of money they can guarentee on season after season, Spurs when they get a deal on there place that will be worth a few £ thats for sure. It is a must if we want to be up there where we think we belong. HWTL.

Brilliant bit of investigation Eddie. Compared to the Leazes Terrace listed buildings problem, this may be of little relevance, but as a died in the wool Geordie, I cant stand anyone who interferes with the fortunes of wor beloved Toon.
Quite honestly, if I owned that strip of land I would be asking for £10m too. Why shouldn't he? He will likely get a million or two for it in the end, NUFC get to expand the ground and will gain that investment back in a couple of years and everyone is happy. As a footnote, if the owners of the club are so sharp how come they didnt buy it when it was for sale previously? They must have had at least two opportunities in the recent past. All in all 'Investor seeks profit on speculative purchase' is a bit of a non-story.
Great video again Eddie surely though kash wouldn’t sell that guy the land knowing he could make a killing with expansion of east stand as he’s a business man and he would know nufc would need that land so it just doesn’t make any sense for him to sell. I still think we are going to move altogether.
Robbie Kalbraier is also a director of Tyneside Group Limited (which is a major shareholder to another Newcastle land ownership company, Hidden Space Ltd, with Robbie as director). All companies are registered at the same address in Jesmond. This is all publicly available info.
Good investigation there. That speaks volumes. They guy is a chancer who is trying to dig his way out of a financial hole. Not at NUFC's expense I hope.
I have walked through that narrow walkway to get to Leazes Park on a few occasions. I had no idea it was owned by Kash not the club. I do think he needs to sell St. James’ Terrace, but in the meanwhile he’s just taking the Mick, winding up the club, getting his 15 minutes of fame. But it is his land and he’s legally allowed to do with it as he pleases.
For me Eddie, I think we have to also consider that the study has come back and the club had made enquiries about buying the land and this is a bid from the new owner to push to get the value he wants. This is exactly why NUFC need a brand new stadium with all this BS going on.
I agree that that has probably happened. I know there is a lot of popular opinions out there about moving but I know through my research that no land is available.

We need the club, Leazes Terrace residents, the Council and other agencies to work together to find a way of increasing revenue through capacity for the club, which also brings revenue into the city and city centre and maintains the unique experience which away supporters so love at our club...... and this sick finds a way to compromise the development. Put her best legal lads on it, Saudis and give this bloke a good kicking. Excellent report, Eddie, and another scoop for you.
I`m not sure local residents of football clubs in general (not NUFC in particular) are bothered about the clubs increasing revenue through increased stadium capacity. Many don`t give two hoots about football and resent having the peace of their weekends interrupted by football fans. I`m not one of them and would love to live adjacent my club`s ground.
That’s going to cause a lot of bother for the landowner - was it offered to the club? All looks very dubious to me, but you have certainly served him up on a platter, they are doing something under hand for sure, but you have well and truly thrown them in the mire 😮
Another incentive to move to a greenfields location where a seventy five thousand state-of-the-art stadium could be built. I've not visited Newcastle, but I remember you mentioning after your pre-season USA trip and seeing the fantastic stadiums there that the facilities at SJ'S P are not to the standard required.
Classic ransom strip . There may be easements which legally allow access across the land which may prevent any fencing..pay day for the Lawyers . The Club should have been switched on to this tactic before they started making public their possible plans. Naive.
In my own experience of having a ransom strip, I researched the case law on potential valuations. This led me to judge my value as: Half the betterment that the adjacent land would receive from having access across my land (e.g. they were able to build houses and make £x, so 50% of that). I had a complex arrangement of adjacent ransom strips to even get to my land, so would share the 50% with those. Of course, the one next to the development kicked up a fuss and we all got nothing! Do NUFC have an easement to cross this land to access the turnstiles? Or has access not been challenged for 20+ years and a right of way implied? Erecting a fence would obstruct that right, but if NUFC has no right for their customers to cross that land then their safety planning could be remiss. Sale of land would be a different matter. Fair play for spotting the opportunity, I'd do the same! However, I feel the actions here to upset NUFC only make future negotiations more protracted. If it gains them any more money, then it will be spent on extra legal bills. Penny wise, Pound foolish!
It's only gonna be any importance to NUFC if they develop the East Stand. As the listed building are just behind then developing the East Stand is almost impossible. Therefore NUFC have no use for this small piece of land and also (as stated in the notice on the ground) they are not responsible for it. So it's not NUFC's problem. The guy (or guys) has just paid £180,000 for 4 parking spaces. It's gonna take him a long time to recoup that for 4 parking spaces. Even in the city centre. Haha...
Cash gets no cash . His rent will also go down as the club gets bigger & more happy fans arrive every week to see Newcastle. Ask your self would you want to live there. He could get some income off the government in the future for you know who. May the stand off continue. Good to see you Eddy, how’s retirement? Keeping yourself bizz? 👍🏆
I saw online a wooden construction behind the Newcastle United East stand and I thought, what on Earth is that for? I initially thought it had been constructed by the football club for some general purpose. Apparently not!
perhaps is getting an indication they have absolutely zero interest in purchasing those properties he owns and could be looking for a way to make some money back on the initial "investment" by being a thorn in the side while they are still using St James' in it's current usage. it's somewhat suspicious that he would allow a camera on his property to point at a bit of land he sold
There may be some dodgy dealings going on. But when your club is Saudi owned I don’t think you can ever get too angry about small things like a slip of land next to the ground. I’m sure the club could fart out 10 million quid for him as I thought stadium and infrastructure weren’t included in the Profit and sustainability. Regardless it’s just business isn’t it. If the club needed to they’d soon get compulsory purchase orders to move people on if they had to. No one in these situations is going to doing it out the goodness of their heart. Saying all that I do really enjoy this information. These are the sort of things happening all the time and we never hear about. So keep digging and connect as many dots as you can pal. 🙌🏻👍👍👍
Would be interesting to find out if that land was ever offered to the club? But I'm sure Brentford went through something similar with their new ground and sorted it with compulsory purchase orders.
Hi Eddy, We had something similar outside our old home, middle of nowhere - but between 2 counties (WestMidlands n Warwickshire) + Solihull / Warwickshire council. I had a ransom strip infront of my house (where they were going to build a trunk road 100 years ago), nightmare with buying / selling a house, but the centre line of the road is the usual boundary infront of any property (in our case it was about £200 to buy some sort of insurance on selling?)

I'd be finding out if they are season ticket holders too and turf them out of your stadium!
it’s his land he can ask
whatever he wants for it, i would bet that you saudi owners would do just the same in his situation
@@Karen.L.771the owners should be turfed out, no nation state should be allowed to own a football club in this country it’s a scandal
Pure Greed,,, well done for digging and exposing.
As if the owners of Newcastle United aren't doing the exact same fuc*ing thing. They're exploiting the football club and all the people of the city who want to watch them play all the fans have been buggered silly for years by NUFC.
So someone playing them at their own game is all part of the sport, capitalist screwing over capitalist screwing the little man as usual. Nothing to see here
Great content as usuual, think this could get really interesting. Hopefully you find the time to keep digging. Well done.
This is brilliant stuff Eddie, excellent reporting.
Makes me want a new stadium now, so these greedy clowns get nowt
Should check on the land registry to see if their were any restrictive covenants placed on the land when it was sold in April. Possible Muntaz still has a charge / interest in the land despite no longer been the freeholder.
Wish i had that amount of money,
Hopefully it sorts itself out ,
Great video Eddie 👍
Very insightful as per usual...looking more likely we will have to move ground sadly. That fence is up on match day, thats not lasting 5 minute's
Seems like when you spoke to the property owner last year he was very open to working with the club in terms of the expansion. Seems like that’s changed now if he’s in cahoots with this new fella.
Awesome job as always, Eddie ❤
HWTL.
Extremely interesting stuff, please update when you can as I don't live in the area, maybe the bloke who bought the land is a Black cat supporter, sorry someone had to say it.I wish Newcatle all the best sorting it out, as if it happened to my team I woulf find it very annoying too.I would have thought that somone should have thought certainly at NUFC seen it coming in my honest opinion Cheers!
Great work Eddy 👏👏
Maybe they did not buy it because they don't want it. In which case the guy has paid £180,000 for somewhere to park his car.
Great video again Eddie surely though kash wouldn’t sell that guy the land knowing he could make a killing with expansion of east stand as he’s a business man and he would know nufc would need that land so it just doesn’t make any sense for him to sell.
I still think we are going to move altogether.
What an astute business man fair play to him seen a opportunity and took it with both hands
Robbie Kalbraier is also a director of Tyneside Group Limited (which is a major shareholder to another Newcastle land ownership company, Hidden Space Ltd, with Robbie as director). Tyneside Group Limited are in a negative equity position for their accounts up to 31/12/22 of - £1.56m after having a negative equity of - £992k the year before. His companies don't seem to be in the greatest of health financially speaking - is this a way of him trying to get a pay day and cover his losses?
Thanks Eddy, great update and explanation.
Great Eddie, that fence that was erected behind the east stand, would have been demolished at the spurs game, or at least part of it.
Excellent video , thanks for sharing the info 👍
Good informative video .
Good for the landowner NUFC think they can trample all over the conservation area , the houses were residential long before they were converted to office use.
The club aren’t planning to encroach into the conservation area
£180 k for 4 car park spaces !!! And set up company a month before he bought them , nothing going on here ,move on . Jeez. I’m in the new stadium camp, sadly, I love St James, special memories but we have to move on to compete. Great vid
I'd do the turn it sideways thing they looked at and build it right up to his land
Begs the question why didn't NUFC buy the house.. 180k is chicken feed to them..
Always spot on Eddie mate the go two guy for geordie news 👊🇬🇧💙
Man city fan here. We had similar issues when constructing the training facilities & metro link around the area.
Certain land owners/businesses decided to be difficult

Good insight, well done .
It’s called smart business well as the fans say we are are the richest club in the world I’d do it Correct me if wrong I’m wrong dose the land the stadium sits on is Owned by the local council you mentioned the feasibility study for the expansion of the stadium yes I’m a Sunderland fan the lad i sit with at stadium of light he was one of head men on the last expansion there was a problem with putting the pylon in the ground was sinking hundreds of thousands of concrete was poured finally it was given the go go-ahead we were sitting at our last home game he mentioned that club were warned about future expansion keep up the good work as a mackem i watch your content it’s good hope things work out
We need the club, Leazes Terrace residents, the Council and other agencies to work together to find a way of increasing revenue through capacity for the club, which also brings revenue into the city and city centre and maintains the unique experience which away supporters so love at our club...... and this sick finds a way to compromise the development.
Great club Newcastle.
I hope everything goes well going forward with the future of St Janes Park.
All the best from Pompey 🤝
Great info Jason 👍🏻
The club owners are worth over 500 billion, good luck to the land owner, hope he makes a fortune
Haha...
The East stand could be rebuilt, if they chose too, with some wriggle room to move it out a few metres.
@TynesideLife I get the feeling they want a new stadium. Could be wrong but I think that is the way they will go.
Sounds like cash muntaz is out to rifle the pockets of newcastles owners he said he was open to selling those four houses to pif but at what cost
perhaps is getting an indication they have absolutely zero interest in purchasing those properties he owns and could be looking for a way to make some money back on the initial "investment" by being a thorn in the side while they are still using St James' in it's current usage.
it's somewhat suspicious that he would allow a camera on his property to point at a bit of land he sold
No different than clubs inflating the cost of a player when they try to cash in. It’s business and nothing unfair about that.
Take it or leave it
There may be some dodgy dealings going on.
Fair play to the guy I'd ask for 30 million ... Want to expand? pull ya finger out and pay up....
Thanks for sharing 👍🏻
Absolutely pathetic going on like that.
Sainbury’s did a similar thing with their car park in relation to Crystal Palace’s planned stadium development at Selhurst park.
Great video and what a prick that guy is trying to extort the club, hope the courts force him to sell it
I wonder if they got listed building consent for that camera as the buildings are listed, I doubt it
Fence was only put up to stop fraser re entering the ground it came down once Southampton did press release confirming his signing 🤣
Are numbers 1,2,3,4 St James Terrace listed buildings? If they are, might they not need planning permission to install the CCTV camera?
Grade two
Why do you assume that they haven’t sought and received planning permission?
@@Shybairnsgetnowt1he didn't, that's why he asked a question 🤷♂️
@@Shybairnsgetnowt1 Have a look on the planning portal of the council. I certainly can't find any applications for CCTV in the last 18 months.
