You can spend more and buy a bigger house, but why would you? This house pretty much checks all the boxes! Very, very nice floor plan. Of course you can but its on Thai land and when it comes to lease renewal time or if you want to sell to a new owner (New lease agreement needed), well you may have some problems getting the Thai land owner to agree to them, most likely they will either refuse or want a lot of money, in either case you are fu****. You have been warned about Thai real estate and countless others have as well but many seem determined to lose their life savings.
You don’t have to lease land. I own several homes in Thailand with land and own them via my company. This is how most foreigners in Thailand own land even if they’ve a Thai wife
These small family oriented pool villas with 3+ bedrooms make most sense as vacation or long stay rentals. So more of an investment property with no immediate way to determine total ROI given the target market is seasonal foreign travellers. Extreme due diligence required, Hua Hin is well down the list of popular tourist destinations due to being 3+ hours from Bangkok by train or taxi. Curious to know who is buying such properties and for what use.
You are a bit off in some of your assumptions and 100% accurate in others. There are many permanent residents who look for these properties. Hua Hin has long been the most popular area for wealthy Thais from Bangkok to have their secondary residences. You are correct that investing in real estate for profit by a foreigner is a bad idea. Real estate tax structure is specifically designed to prevent “flipping”. Foreigners mainly benefit by usage and avoidance of a volatile and ever changing rental market. Of course in the end, real estate is different for each and every person depending on their risk tolerance, etc.
Jira is pitching these properties to foreigners not Thais so my comments are valid in this context. Obvious since she’s using English and no Thais comment on her vids.
