I have few properties in Frisco ( resident since 2009) and live in a 2020 built community very close to fields ( in the pga belt though). I personally feel for the value of sq footage , lot size and size of backyard fields is a bit overpriced compared to other communities in the pga belt , hollyhock, Newman village for bit older but amazing homes For the namesake and little more amenities I personally feel it’s a stretch
It won't be a stretch once Fields West is built. It will be the epicenter of Frisco. And it will pander to people who want walk-ability. Frisco doesn't have a ton of that. There is walk-ability in Downtown Frisco and north of main in downtown the price per sq/ft is the same and those homes are 30-100 years old. So, it boils down to what each person wants:) I chose to pay more to walk to a restaurant or a coffee shop and shopping. Plus the long term equity.
Tiffany, I'm hopefully 9 months out from traveling there and beginning my journey. I'm interested in one of the models that has been shown many times by multiple realtors. However, one of my biggest concerns is safety. I see that the Preserve will be gated, but what what the rest of the fields. Frisco has kept a growth trajectory for the last several years with no plans on stopping from what I see. With all of these multimillion dollar homes going up in the Fields that are not a part of the Preserve, what is the security process. I'm pretty sure the bad have taken notice with all of this progress going on.

Relatively Conservative, normal, safe, communities with great schools are becoming harder and harder to come by in this country. To those who think this isn’t a good investment hasn’t been looking around in a real estate market that is extremely decentralized.
How many square feet of office space does Fort Worth have, and then Dallas proper? Just for perspective. It would seem Texas is getting a triangle within a triangle. Those home values will double to 1.1 in 13-15 years.
Also don't agree this is a smart investment right now... Inventory keeps growing in DFW (including Frisco/Prosper/Celina), mortgage rates climbing even after fed cuts rates, national debt interest accumulating faster than our GDP...
Hey, the Property Tax in Frisco is 1.65. It it is your primary residence here in Texas you would get a homestead exemption discount and being over 65 you would also get a senior exemption. Which would lead to a great discount. There are calculators on our county websites. www.dentoncounty.gov/839/Property-Tax-Estimator
@@lifeindallasfortworth Thank you for the reply. So is there no plan for new schools within the fields? That’s a lot of kids to be slotted into existing schools. Hope the school quality doesn’t suffer due to overcrowding. They are excellent schools.
Interesting the inventory in all of texas is exploding and home prices are dropping big time. In Austin down 20% from all time highs. Did you read this article? in the Dallas metropolitan area, the median sale price dropped by 2.3 percent in the four weeks ending July 14, compared to the same time frame a year earlier-the biggest decrease in the country. The biggest decrease in the COUNTRY! probably not a good time to buy...
I think we had a huge boom when we were having multiple offers on every single listing back in 2021-2022. We told EVERYONE that it wouldn't last. It wasn't sustainable. There will always be a correction. DFW tends to hold strong because we do have so many people moving here a day. And we still have so much land to build on. Everyone is on their own journey. So the market is always moving. You just need someone (like me) who can negotiate the price down for you so you are not overpaying:) But, here in The Fields people are buying homes every day.
@@John-kc7wo Certain communities are dropping and certain communities are increasing… which is an indicator of a reversal in market sentiment. Whether it’s a peak or plateau, that’s a professional judgement.

Frisco is a beautiful area but way too far up north from the city of Dallas.
I drive to Dallas a lot as a realtor. Takes me 30 minutes. That is pretty normal since DFW is so big:)
