Norberys, please enlighten me a bit...I'm a Dominican in the U.S, My problem with estimations by builders in Punta Cana right now is that they are overbuilding projects and in order to be able to charge a premium in Vista Cana, the complex has to be resumed, im aware that the artificial beach and clubhouse are done but going inside Vista Cana still does not look attractive enough to charge premium prices, btw i did purchase 2 villas in Vista Cana (the park). For me who just turned 39 is a long term investment for future retirement because i already know my country and the surroundings of P.C., So what is your experience so far with actual hosts earnings inside Vista Cana with the condition it is at the momment??
I don't have information on airbnb statistics in Vista Cana. I've been there several times and for me even at the moment there are enough amenities for people to want rent there in my opinion.
This doesn’t really make sense. ROI should be cap rate. How is your ROI 9% when your net income yearly is $16,607 and your villa cost you $268,900 ?? That would give you a cap rate of 6.17% Also, investing in vista cana is not good idea for Airbnb because there will be soo many units available for rent and you are essentially competing with legit beach front properties with 16 hole golf in cocotal where Airbnbs for new 2 bed condos there are going for 150 a night

I forgot to mention that but you can manage it yourself or hire your own property manager.
They are over building and too many air bnbs when I search they are all always available. I’m skeptical.

Definitely double and triple check price per night's. My airbnb can charge as much as 200 a night and as little as 70 in slow season.

You can choose you own property management this is Vista Cana managing it and promoting it on Airbnb.
With no mortgage it's a really good investment.

You can choose your own property management if you want but they market you property on airbnb and handle all the administration of it.
