This design has loads of appeal and potential. There are a number of missed opportunities to revisit. 1. I think the lower floor desperately needs a half bath. 2. I would put French doors leading to the back garden in place of the large rear-facing dining room window. The kitchen needs upper cabinets for storage and microbewave. 3. The large upstairs laundry room could be converted to a more modest laundry closet with stackables that opens onto the hallway and the rest of that space could be a small master bath. I really like the decorating on this one, especially the living room and master bedroom. This home has an attainable, warm, and cozy feel that is very comfortable and welcoming.
I was going to mention the same thing re: main floor half bath. I think skipping a separate dining room and incorporating a dinjng table (instead of breakfast nook) in a larger kitchen area would make room for a half bath on the main floor. And it could still have backyard french doors like you suggest.
I like that this design has the garage door opening into the kitchen. Very handy when unloading groceries!
Agree about the garage access door. I think the wee kitchen table area could be walled off to create the powder room/half bath.

A mudroom off the garage would be perfect, where you're walking from the garage with groceries
Love this but it needs a half bath downstairs. If it were mine I would take that beautiful laundry room and put it downstairs, make that space a bath for the master and use the garage for the laundry, halfbath and extra sitting room or maybe a screened porch.. But this house really appeals to me.
It does need a half bath down stares some where I wouldn't want people in my space but it's a beautiful house 😊😊

Nice little layout....felt cozy and welcoming without the feeling of being cramped. Ga-ga over interior colors palette! But only saw one bathroom? I'd live there!
There's a coat closet but no bench near the entry. I would use that semi-room between the kitchen and dining area to enlarge the kitchen and to insert a much-needed half-bath.
What do you need a bench to clutter things up for? There are plenty of places to sit if you wanna put on your boots 😂

Charming little house. I would only make a few changes(such as adding a screened deck area off the kitchen, eliminating the rear window)but even as is I could still make it work😊
Love this design! It's so warm and welcoming ❤The upper floor is perfection. That's about the sweetest laundry room I've ever seen, plus a very comfortable bathroom layout. I even like the ceiling angles from the roofline, I think they add so much character to the space. As @ralfvaque9766 suggested, it'd be smart if you could find a way to add a half bath under the staircase somehow - but not at the expense of eliminating the pantry closet. To me, the kitchen seems a little closed off. A wider opening from the dining room would be nice, as well as moving the refrigerator all the way to the left of the far wall and moving the range/hood to where the refrigerator is.

I want a one story like this closed concept. everything I'm looking at is all open and I personally don't like all open. this brings back the old fashion appeal in looking for. but I don't want to grow old in having to travel upstairs when it's just the two of us too

A few weeks, frig blocks in kitchen swap stove with frig in corner open walls in dining and living another foot would make a big difference.

Agree with others that a 1/2 bath downstairs is necessary. For me that is the only thing missing in this plan.

How can I purchase this floor plan?
Love the design but the garage will not fit a modern SUV, as its only 5 m/16 ft long. Half a bathroom could be put under the staircase with entry from the kitchen which would halve the cupboard space. I would prefer the laundry room downstairs, but there wouldn't be any space, except increasing the garage.

I'd extend the roof, and make a shaded, usable front porch, put a modern china cabinet in the dining room for more storage, and a chair that has an ottoman tucked under it by the fireplace. Everyone likes to rest their legs.

Absolutely abhor being separated in the kitchen from guests in the living room. This home separates everything downstairs and totally eliminates guests who may be unable to use stairs to go to the ONLY bathroom. I do appreciate the laundry upstairs and the bedroom sizes are fine except the roof-limiting wall space for dressers or desks.
Funny that's the thing I like the most.
Dormers were created to provide MORE floorspace, not less. There's plenty of room for the dressers and desk, as shown here.

This builder is not fond of half baths/powder rooms nor en suites for master. Gotta have a private bath

Absolutely the opposite. All the laundry (clothing, bedding, bath towels, etc) is generated upstairs. It is also stored upstairs. Why would you want to haul everything downstairs, wash it, then haul it all back upstairs? That is the definition of inconvenient.
