    Useful information and thank you for posting it.
    I would also be interested in PFOS and PFAS and their possible presence in any land I were buying. This also effects the ground water. The problem with PFOS and PFAS is that you need to test the ground water, were you to have to drill a well.

    Good advice for buying land anywhere but probably overlooked by many flatlanders. Maine is such an incredible state. But I like my warm Florida climate. Grew up in Ohio near Lake Erie I’ve seen my share of cold and snow. Merry Christmas Andy. 🎄

Traveling around Houlton area and Beyond with you through Videos. lol And dreaming of RETURNING TO MY MAINE. Gosh I miss it. 3 Central Avenue, Waterville, Maine was my last home. 1996-1999.     Very informative Andy. I like to think I touch on those points from experience, but I bet you get some caught off guard.
    One of the reasons I look in Houlton proper for something.
    Where I live it's a quarter mile to mailboxes, 500 foot drop in elevation. Tired of living in mountains for sure. Long to be a Maineiac. Merry Christmas to Mooers Realty.

    I eventually want to purchase a piece of property in the Fort Kent area, where I went to college in the late 1980's and early1990's. I am not in a position to do so right now, but am hoping to be able to do so in the next 5 years or so. Also, I will only deal with a broker who is active in Rotary. I understand that you are. I am too.

    Another important fact perspective land buyers need to focus on, is having the soil tested for pfa contamination. It has devistated much of our state via sludge spread, the now closed AF base, papermills, it has seriously contaminated our land and waters. Be smart, insist the seller have land tested for these dangerous chemicals. They call them *forever chemicals* for a reason.

      @@blaze3884 Maine is one huge state and you don't want to give the impression all of the wilderness remote areas of rural Maine are "infested" which sounds like termites that we lack.

      @@AndrewMooersmainerealestate Im born and brought up here these 65 yrs Andy. Much of the land and water IS in fact tainted with these chemicals. Look on any DEP map widely available on the web and it shows. Not to mention the papermills that continue to spew chemicals in the Penobscot River to the point The Penobscot Nation has told pregnant women do NOT eat the fish. Yes, Maine is a very large state, but forever does mean forever and when runoffs happen, it further spreads these poisons.

      Maine is mostly rural. A handful of cites and over 400 small, tiny communities. When you are in a town like say Drew Plantation, population 45 and six by six miles in size. There is no paper mill, no large garbage landfill like a populated city where lots of harmful chemicals and pollutants. No population, more wildlife than people. This is one of many reasons Maine is attractive.

      The unorganized townships are peanuts. The small rural towns that share a town manager and are frugal, very cheap. Maine is small towns, 450 of them and a handful of cities.     Do you get title when you buy land in northern Maine ? This guy told me you don't get title when you buy land. They just put your name in computer and that is how they know your ownership. Is this true or not please help ?

      As a rule yes. You can buy land, seller takes back a mortgage and you get a deed with a mortgage. Or land contract... title once all the money is in and mortgage discharged. Your two options.
