- banana island Lagos Nigeria. whats new? This is Part 2 of my “Cost of living series” where I visit places in Lagos and make videos about them that majority covers information about their current pricing.
Banana Island is the most expensive Estate In Nigeria (with close competition from Eko Atlantic city being constructed). It's home to heavyweight Nigerian Billionaires like Linda ikeji, Dangote, and Mike Adenuga.
Property pricing at Banana Island is dollar-denominated. The current average cost of buying a three-bedroom apartment is $1 million. However, if you’re just looking to hang around the island for some time, and not to buy property, you can rent the same apartment for about $70,000 per annum.
A typical plot of land on the island usually goes for between ₦350,000 to ₦400,000 per Sqm. All of this information and many more and included in this video. Do like, watch, subscribe and enjoy.

People are saying “none of the houses are worth the price” because it’s Nigeria. Yet you have your wealthy people from Nigeria buying properties abroad for extensive amount of money. Why not spend it in your country? If it was the same house in Miami, Beverly Hills, or London no one would be saying such things. Let Africa be great. I love your videos, keep it up.
Lesser houses built with PAKO goes for 1 million dollars in the US.
Facts,an average 3 bedroom house in london will set you back at least £650,000 pounds in an average location, and you would be lucky if you had a garden or a private garage, and even with all that its congested, noisy and too densely populated and not to mention all the laws, and crime is still rampant, at least with that moneys can guarantee a peaceful tranquil environment
In the US, expensive neighborhoods like these always have tons of jobs for highly skilled and educated people which justifies the high property prices. If you're a Google engineer or a Doctor, or lawyer earning $$300k a year your can legitimately get a mortgage for a million dollar home in San Francisco or New York and there're thousands of people who earn these figures in these types of neighborhoods. I'm not even talking about the ceos and top entrepreneurs who make millions of dollars yearly. In Banana Island, you don't have those types of jobs or opportunities to justify investing $1.5 in that neighborhood
Then, there's the infrastructure which is sup par. I doubt if Banana Island has its own uninterrupted power supply like some Estates in Lekki not to talk of the US. If I want to take a stroll around the neighborhood in the evening will I be deafened by the loud noise of generators? The road network too is mediocre and I don't see public parks. How come no one could make provision for relaxation, dining and shopping places within the estate to make life more comfy for the residents? I bet there're no quality public schools, hospitals and fire departments in the area as well
To cap it all, how good is the resale potential for those houses considering that the Island is also a tiny Island of wealth in a sea of poverty that is Nigeria? I won't be surprised if people who need to cash out and want to put up their property for sale to raise money for a project realize that they have to sell at a massive discount or wait years to find a buyer.
Investing that $1.5 million in a house in Banana Island is not worth it. It's just a little better than building a mansion in my village for show off

As I see this, I feel sorry for Nigeria. Banana Island was once a fishing island formed when Gedegede was demolished and sandfilled. The place was then known as Balensoro, mainly occupied by the Ègún (Ogun) and later by Ìlàjẹ fishermen that were displaced from Maroko when it was demolished in 1991. My late father was a fisherman there then. We were living there as a family. Actually, we were called squatters but we were producing fish to feed Lagosians (although that was not the only fishing place in LAGOS at the time). My father raised the money for my undergraduate studies from there. Today, I am a lecturer. But why did I feel sorry at all when a country is being developed? This is not development at all. It is a mere show of luxury. Lagos has literally destroyed all the fishing beds in her lagoon. The constant drive to reclaim land is ecologically dangerous. We are building poverty for the next generation. All the breeding grounds of the fishes in Langbasa (Lagos Lagoon) are being destroyed with a great danger of ecological imbalance that will soon lead us to starvation. We should know that development is not only in structural beauty; it has to include productive economy. Europe and America will not sacrifice their agricultural endowment for fancy buildings that are less productive. Don't tell me Banana Island is meant to solve housing problems in Lagos, the number of people being housed is so low compared to the need for housing. Those houses are not meant for people that desperately need accommodation to be productive. It is meant for people that crave luxurus segregation in the land filled with poverty. Please, if a have offended anyone, I tender my apology. I never meant to hurt anyone order than the raw truth. God bless Nigeria. God bless you all!

As a first time homebuyer, if I invest that money by buying in Toronto, Vancouver, London or New York, it would appreciate a lot faster than Banana Island.
Overpriced real estate. Don't see any great architectural features to warrant such appraisals.

Makes no sense buying in dollars in Nigeria, real estate is overpriced... So, so, overpriced.. You will buy 2 big 3 bedroom houses in the UK for that amount and rent it immediately the same month. Which way Nigeria.... We can still make money from real estate but when 50% of the population have no real economic power to avoid renting or buying what do you do... We just need a solution tailored to our needs. We are just creating a false economy here.

2 things I love the most about this island estate: Underground electricity cables and covered sewage!
That's good and the best for steady electricity even when it's raining, the light is uninterrupted. Asia countries have been using this system for years to beautify their cities

Watching from Toronto. I don’t see the reason that the prices are so expensive. There are no theatres, Sports arena, restaurants, cafes, train etc nearby. Maybe I am missing something.

Millionaire Island. It is over priced, with nothing to compliment it. No upscale side walk restaurants, bars, small upscale convinient shopping stores, no lifestyle luxury. It's just has massive modern Buildings with high level security for the super rich. I want that Who's who community social feel like Monaco or Beverly Hills. Has no deal breakers for me to part with my millions. 😊

Y'all should know that banana island is expensive just because it's "banana island" (rich man's island). The demands for the property outweighs the supply here in Nigeria. All these idea about landscaping, greenery, luxury shops, etc are all secondary fantasy - let the buyers and moneybags worry about it.

This is a nice video but honestly the price is really not worth it at all. I guess it is just due to the fact that some rich and famous people like Dangote and Linda Ikeji live there. Also, a lot need to be done on the landscape and a point of correction, Banana Island is not facing the ocean but the Lagoon. Thanks.

You are very much right my brother. The houses are too clustered and for this, it doesn't worth it. They just over hyped the Estate, I see not much difference between here and Lekki. Look at the street where the narrator said no one is from the back and forth, no proper landscape, just like regular street view at Lekki, Omole and Magodo.
@Ike Naija the properties in Dubai have their own shopping centers. Parks, top class services plus amazing views that make them worth the price. What makes any building in banana island worth it? Just cause rich people live there?

When I visited the place in 2013, I just could not see anything spectacular in it, except that Mike Adenuga and some billionaires live there. I prefer the serenity of Ibadan's Bodija estates to it. Living in Banana Island is utter madness and gross misappropriation of funds and resources. It seems some people just stormed on their fortunes overnight. It's for government patrons. A responsible businessman would not live there!

Good job Tayo. I must say the estate is really overpriced and over rated. The old ikoyi before its commercialisation was actually a better landscaped and planned part of lagos.

Thankful to stumble upon this video. I am Nigerian but live in New York City. I'm fascinated by Banana Island because it is a neighborhood for the super-rich. However, I wonder how it is from a value perspective. For example, once you buy this multimillion naira/dollar home, is that it? Does the property appreciate? You live there but what if you want to leave and move to the next best thing (when I was younger, I remember it was Ikoyi and Victoria Island, Banana obviously didn't exist) what is the resale value? Or do owners take the loss and abandon outright, which we know changes places for the worst? I recognize I'm asking this from an American perspective, where homes are frequently bought and sold, but I sincerely wonder.
You are absolutely right. Personally in my opinion, owning a property in a place like Banana Island is more of a liability, because like you said, it is already stupendously over priced and pegged at a price ceiling, and unfortunately there's no other recreational facilities or shopping malls or health care or even educational facilities for just residents... So you must still have to interact with other surrounding suburbs, which perhaps may be against your wish. Just like every other issue in Lagos, and Nigeria in general, I feel the master plan was either not implemented well or not just thought out through completely.
That's pathetic, in a country of 200mil with more than half of those living in Starken Poverty.
That's a very dangerious mentality.

My SENTIMENTS EXACTLY BROTHER. The infrastructure in Nigeria is horrible. If the government would put money into the infrastructure together with building better roads and highways, that would even put money into people's pockets buy creating jobs. They have on small shop there Tayo and it is divided into two sections actually, commercial and residential.. Hotels are coming up in Banana soon, many are actually in the plan but Investors have not come around with the dough yet.

Mayfair in London, Manhattan in NY !!!! That's total bs. Have you ever been to those places!!! Ok Banana island is expensive but the standard is still Nigerian. In the west infrastructure and services with exclusiveness make properties expensive. Banana island is exclusive agreed but the general infrastructure deficit is the problem most of us in the diaspora find difficult to rationalize fcuking such amount of hard earned cash for. It is good I can live there if I retire, sell up and return home but at what cost a million dollars !!! Give me a break.
