BTO 是给新加坡公民的，永久居民也只是可以買五年或以上的二手组屋.。價錢就由市場定了。
新加坡的组屋不但似私楼， 一些大型的组屋，例如，executive maisonette, executive apartment & jumbo flat ，面积大得简直就是豪宅👍👏
新加坡公民第一次買政府組屋或二手組屋，有政府津貼屋價8萬到16萬新幣，今年又加碼津貼房價，簡直買屋是半買半送
建議兩位喺公眾地方介紹時可以細聲少少，片中都見到有其他人係度參觀緊

Singapore 🇸🇬 Older HDB Flat Apartments have the Largest "Jumbo" Sized 6 or 7 Rooms Flat for Extended Families with Special Reasons.
两房较适合单身/退休人士，三房式较适合夫妻俩。
四房或五房式以上较适合家庭居住，
而且可以打通一间房间当步入式的衣帽展示/化妆间，加装一间办公书房，健身房，宠物房或收藏品展示房间等等。厨房也可以做成干湿分离或中岛式厨房，空间大较好发挥改装与设计理念。
还有更大户型（多代同堂户型），拥有超过四间房间的格局，适合三代家庭成员一起居住。
奇怪的是 3Gen showflat 没有在My Nice Home Gallery 展示。四个房间，两个普通房和两个主人房、3个厕所。我就是住在 3Gen flat😊
我的了解是，政府組屋的示範單位，只是提供各種家具佈置可能性，不像私人公寓，有主題設計。所以政府組屋的示範單位，看起來比較“眼花繚亂”.
當然啦，如果是自己的組屋，裝修會很不同🙂

還有，射燈可能過去有段時間流行，現在應該不流行了吧。我從來不喜歡。

不要看裝飾，家具，要看看area size.

射燈 is definitely a big no for us too, not a fan of harsh lighting and they make the entire area much hotter too. But it depends on each individual when it comes to designing the home. 😂

Track lights easy to maintain, and also old design
I think 2 Room is only meant for elderly age 55 and above if I am not wrong. That small little room with a pull out bed should be meant more for helper/carer to use.
I think Singapore resident is practising minimalism. Do not need so many stuff at home. Daily essential can be get from nearby supermarket easily. No need to buy so many things and site at home.

個人覺得生活指數算高，食飯如果唔係食Hawker Centre，其實同香港差唔多貴；租金就已經升得好勁，不過目前同香港比既話，同一租金都係可以租到面積比香港大的單位。
其实CE董志华,曾经计划建在香港建HDB式公屋，香港人反对，不懂为什么。

明白嘅，我地講廣東話又講到咁曲線係好難明～
的確我們的說話方式是諷刺味十分重，但如Ruby所說，我們諷刺的是香港的房屋問題。
我個人覺得就房屋政策，甚至廣義的governance而言，即使是留在香港的人，或是移居到英美澳加的香港人，都不容易一下子找出容易諷刺的地方。

在新加坡賣组屋不會賺錢，换言之，買的只是較平的居住環境。
你買BTO加上津貼20幾萬，住滿五年可賣40幾萬，輕鬆十幾萬入袋。當然你賣了之後住那裡是另外一回事了

HDB并非私人建商，它出售房屋的售价比起私宅便宜上许多而且品质也不差。长久以来一般上都是供不应求，无需任何的促销活动。那些展示厅的目的只是让有意购买组屋的新加坡人能更深入其境地感受体验一番。说到射灯，此一时彼一时，记得曾经流行过的cornice & downlight 现在也过时了。香港一般人的房子都不大，普通的灯就足够了，射灯应该都不曾流行过吧，或许只有少数那些住在洋房别墅的富人才会使用低强度射灯和轨道灯来展示他们珍贵的收藏品？！
是的，基本上hdb是共不應求。但是還是有些偏遠地區的組屋比較少人問津，所以這些design ideas會多少刺激買氣。 對比track light， downlight 和 cornice.. 個人喜歡cove light（並是cornice）。看上去比較耐看和舒適😅

For sure there's no such thing as perfection. Overall the flat design (partition) is actually good and I genuinely admire SG for its policies on affordable housing for its people.
It’s all personal preference. Suitability. That’s why some of my friends actually bought landed properties. Torn down the house standing on it and built another according to their preferences.

Units are too small to be honest. Noticed the showrooms doesn’t even have bedroom doors to give an illusion of space for potential buyers.
Should not use the standard of Hong Kong’s tiny apartments to compare cause it’s inhumane over there to even allow such tiny spaces to be sold as homes.

2 room flat BTO is also available to others. Same size and design with 99 yrs lease.

HK rental flats how many year lease.
Normally 1 year fixed + 1 year flexible (not sure if that's the way to put it in English). Meaning the tenants have an option to terminate the tenancy in the second year with 1 month notice. But of course there are different terms possible.

The leases are 75,99 and 999 years long respectively. As for the 999 years long lease,up to 2047,until the Chinese central government takes over Hong Kong.
