But when I spotted this thumbnail I couldnt help but chuckle a bit and say "it couldn't be, could it?", and sure enough this was the surplus property 25 minutes away from my home town that I had spent half a month contemplating placing a offer on before the deadline date came and went. I figured from what I knew of the property that it would likely need to be torn down, it's a shame though, but considering the price for two acres off the trail it's hard to beat, the area itself is steeped in natural beauty and a great spot for a country get away! Anyways, welcome to NB and I hope yous are beginning to feel at home, best wishes to you and your family!

@@atribecalledowens The only issue with a air BNB is that this area is really well know for its outfitters and fishing/hunting camps which are huge parts of the local economies. Alot of them have been around for a very long period of time and offer everything a non-resident of the area would need in order to hunt or fish here, such as guides, high quality meals, often bars, transportation, equipment, , 4-5 star lodging, etc; they also offer trail side cabin rentals for bikers and snowmobilers, not to mention people just traveling through. In my opinion I think that an AIRBNB at that location has some potential for limited income, you just gotta keep in mind that this area has an outfitting and sports camp industry that goes back to the late 19th century and some of the camps are world renowned among sports fishing & hunting circles; this would definitely effect potential income, however it doesent mean you wont make income for renting it out. Have you thought about possibly setting up a camp or a tiny house there and trying renting it out (AirBNB, etc) during months you plan on not being there just to see how many bookings you can get in a month, just to test out the waters so to say, I know of a few people who do this with there camps, theres no shortage of people who want to rent camps for a weekend or so here. So there is potential. If you have trouble making much from rentals and if it becomes a burden you'll have 2 acres with water, septic, and a camp on it just off the trail and no far from town, you'll 100% be able to sell it for a good profit and make back everything you put into it. Its definitely worth clearing off and putting a camp or tiny home on.
I bought one of those houses for 1600.00 ,of course it needed lots of work, but two years later I'm sitting in my 180 thousand dollar house. Right by the ocean, by the trails and right by a town close to Bathurst. I love that I bought it, it's paid for and getting better and better exery time I do a little work. And I can say my house wasn't as good as that one, although it has a really good foundation, and I had to put a new roof, shingles only and gutted it completely, So anyone can do it. I actually just picked up another one for 850 dollars and flipped it without doing a thing, property in New Brunswick is getting worth more and more, now is the time to take advantage of any cheap property you can find. Even if you don't want it, flip it. The surplus site expects you to try and make money off it or whatever you want. It really is a good site.
Great video again! We are looking at a tiny home eventually to put on our peice of land in memramcook in a few years for now we are putting a camper on it in spring and have our garden there... Simple living

Nice! Congrats! We're loving it out here so far. I think if we ever decided to hot on airbnb , we would get a property manger to take of the check-in process if it was too far to do ourselves. That's very common!

I would check out the foundation well, if it's not done well i'd build a new foundation back away from the road and move the house, all before i started stripping the inside, i just don't see the advantage of a tiny house, what are you going to tow it around? if not than just build a little house on a real foundation.
New Brunswick building code for Charlotte county, tiny house is 807 sqft. At the narrowest point 16 ft., that means the length is 50+ ft.. A container home must have local architect stamp which cost about $4k and pass a committee review. Don't forget $1500 legal fees + HST 1% of assessment value, building, water, and power permits. Adds up really fast and you only have a piece of dirt. Can't even place an RV on your land until plans are approved. Neighbors have delict car carcasses and junk scattered about their property. I wonder if local admin really want affordable new homes in the area.
The great value is not only 2 acres but if it has a water supply..i.e. well..and septic tank and electric service..there is 25-45k worth of investment if you compared to development cost on raw land.

We bought a place in the Old North End of Saint John, about 4 years ago for $18,000. Our property is about 10 m away from, and overlooks, the Saint John River. There is a little park just between our property and the river now, when we first moved it was a dumping ground and a place prostitutes would take John's. Our family thinks we were crazy for buying a house in this area, they still do, but we love it. They think the area is dangerous, like Regent Park before gentrification. LOL
@@atribecalledowens it was never Regent Park, I have family that lived in Regent Park for 30 years up until just a couple years ago. LOL About 5 years before you moved to Saint John there was a landlord who owned over 50 properties, he was a slum lord, and the properties got really run down. He lost the properties to taxes owed I think. Most of his properties were in the Old North End, and the really low rents attracted a lot of drug abuse, and the crime that comes with it. Since then most of the houses got torn down, or burnt down unfortunately. The Old North End, also called Indiantown (makes me cringe), has a really tight knit community where everyone looks out for each other, guess that would be the comparison to Regent Park.
I’ve been looking on that site for a while now. When your father bought that property did he pay the “valued price” for it, or was he able to offer under? If so how much was the “property value”?
He offered a bit less and they accepted. They will accept any offer that falls within an unseen (to us) window they set. It's not a big window but you can offer $1-2K less and have a shot at your offer being accepted. Worst case they say no and you make another offer!
Great video... off and on the last year or so, I've started browsing the housing market in both New Brunswick and Nova Scotia too. With a bit of luck, I'll be back to living in the Maritimes in the next year or two. You don’t need a tiny house, you need a crew to go into that house, strip it, and redo it. That’s your house. Don’t be silly and buy a tiny house that will not gain in any value, unlike that shack you bought on 2 acres of land!
My honest opinion is I’d raze the house and sit on or sell the property. I wouldn’t put an $80,000 house unoccupied in a rural area like that. It will be broken into and smashed up (reason stove pipe hole in wall is because someone stole the stove). It would require a full time caretaker. Also once again my opinion, a rural area like that is not good for seniors - it’s far from services, including health services, ambulance, police, shopping, entertainment and isolation is not healthy in my opinion. Also 3 hours on single lane roads to visit family is not ideal. They should look down the road 5-15 years before considering a move like that. Rural areas in NB are dying. Saint John would be with family and provide all the services and amenities they’d require at their age. They might be able to score a decent property cheap out past the airport and the tracts of land towards St. Martin’s. Another option would be a really cheap and affordable town relatively close to Saint John, like St. George or Sussex. Since the mine closed in Sussex there are tons of homes for sale cheap and it’s only 30 minutes away. It has all the shopping they’d require and a health centre type hospital.
Yes roads can be bad but rural areas are actually on the rise! More services are being looked at as well as internet services! Young families are moving to the country to farm. You can buy local if you ask around. Set up Healthcare if needed but if you're sick you won't move there anyway. Live a clean life and enjoy your property! I would see ladies who farmed rural come to the hospital for checkups at 98 yrs old who were healthier than the 40 yr Olds who lived in city. Make Friends with local mla and they are the best resource for help.
I could pick up my wallet right now and drop that without a sweat. The perks of land in that area is $3700 is cheaper than most hotels along the totality of the 2024 solar eclipse. Most of new Brunswick is under Totality. I know many won't turn down a total solar eclipse! Because if not by 2024 it will be a long 20 year wait to 2044 when we get the next total solar eclipse in a major area of Canada(that one covers both Edmonton and Calgary). Also owning property offers special privilege's like "essential travel" to your property, so there is that. (hopefully youtube accepts this comment, heavily censored now a days removed simply by saying "hopefully -blank- is gone by 2024"!!!)

It was really difficult to find affordable living where we grew up in Ontario. We prefer to not to work 50 hours/week to afford a roof over our head! Hope to visit Moncton soon it looks cool.
We bought a gut and redo inside house in NB. We made it exactly as we wanted it and when all was said and done, our home cost us $60000 including purchase price and all renos... not bad for a house!

The Lot/septic/well alone is worth well over $10k. If I had naught else to do, that would be a great reno project, IF the frame is solidish. Just gut it down to the studs, put on a new metal roof, and get to work!
The Power company here will Not hook up the power to your building if the Septic field is not certified. Nor will a bank give you a loan if the place has a dug well. NB has a lot of Contaminated surface water and little "camps" like this had improper septic's put in years ago. If the place is older then 1990. Someone needs to check to building permit records.

Great video. Although one aspect that many people don't cover is what its like being a person of color living out there. While Canada loves to boast about how diverse we are, we know that outside of Ontario, Montreal and Vancouver, Canada lacks diversity big time.
Tiny house is cool as turn key for sure, but you could demo the old house down to one wall and rebuild on the foundation. It limits the building permits and keeps the existing footprint.. I think I would go with the second option but its worth comparing.

It would be good seasonal income. Luckily winter lasts forever. The snow mobile trails are key to getting bookings or hunting enthusiasts. I own 100 acres on Kingston Penninsula and have always toyed with the same idea.
Your parents moved into a condemned house outside Doaktown? This makes me want cry. No one deserves that fate. Where I appreciate your sentiment about the places I grew up as being great places to live, please don't suggest to people they should buy up property here and turn it into a source of income through airbnb. Where will we live after all the property in our country is cannibalized by investors? Do you want the lack of affordable housing we both saw in Toronto to exist in the poorest place in Canada too?
Take it easy Jenna. Don't you think investors are looking all the way around to find land to buy? We are taking a single family here that wanted to have some place to enjoy in a rural area. Totally different to an investor who wants to buy a massive amount of units and control housing costs in a certain city.

I would remove the house and put in 2 tiny homes. You could even put in 3 and rent them as vacation spots.

We've just bought a plot of land there to build on. We were suppose to be over there but covid has pushed it back a bit.

What made you guys want to live in NB?
We live in NB ( Moncton area)
It was really difficult to find affordable living where we grew up in Ontario. We prefer to not to work 50 hours/week to afford a roof over our head! Hope to visit Moncton soon it looks cool.

We bought a gut and redo inside house in NB. We made it exactly as we wanted it and when all was said and done, our home cost us $60000 including purchase price and all renos... not bad for a house!

@@stevenmiller3992 coming from somebody who lives in the city he moved to (saint john) id recommend new brunswick but i personally would recommend fredericton or moncton or something, saint john at the moment isnt the greatest but its getting better

The Lot/septic/well alone is worth well over $10k. If I had naught else to do, that would be a great reno project, IF the frame is solidish. Just gut it down to the studs, put on a new metal roof, and get to work!
The Power company here will Not hook up the power to your building if the Septic field is not certified. Nor will a bank give you a loan if the place has a dug well. NB has a lot of Contaminated surface water and little "camps" like this had improper septic's put in years ago. If the place is older then 1990. Someone needs to check to building permit records.

Great video. Although one aspect that many people don't cover is what its like being a person of color living out there. While Canada loves to boast about how diverse we are, we know that outside of Ontario, Montreal and Vancouver, Canada lacks diversity big time.

Tiny house is cool as turn key for sure, but you could demo the old house down to one wall and rebuild on the foundation. It limits the building permits and keeps the existing footprint.. I think I would go with the second option but its worth comparing.

It would be good seasonal income. Luckily winter lasts forever. The snow mobile trails are key to getting bookings or hunting enthusiasts. I own 100 acres on Kingston Penninsula and have always toyed with the same idea.

Your parents moved into a condemned house outside Doaktown? This makes me want cry. No one deserves that fate. Where I appreciate your sentiment about the places I grew up as being great places to live, please don't suggest to people they should buy up property here and turn it into a source of income through airbnb. Where will we live after all the property in our country is cannibalized by investors? Do you want the lack of affordable housing we both saw in Toronto to exist in the poorest place in Canada too?

Take it easy Jenna. Don't you think investors are looking all the way around to find land to buy? We are taking a single family here that wanted to have some place to enjoy in a rural area. Totally different to an investor who wants to buy a massive amount of units and control housing costs in a certain city.
