Great to see people out making things happen. I might suggest you look into ROR calculators. You just showed how to go from a 48% ROR at Tentative Map to a 25% ROR at Finished Lots.

It can be easy to get caught up in a higher dollar amount but we should always consider the actual ROR before committing to more costs going towards potential gains. Again very cool to see this raw presentation and hopefully helps others who are on a similar journey. Also missing a solid saving strategy. If we all could have a better option for our cash savings we can become a source of OPM (Other Peoples Money) and increase our ROR dramatically!

Dumb newbie question here, but looking at other developer's failures in my area in the past, why wouldn't you subdivide the property and only do further development after you have sold the first group of finished lots? Instead of a HOA, couldn't you sell all of the properties with a covenant that defines general building requirements? Sorry, this might be stupid. Thanks!!

As wholesaler how are you working out these deals with the seller? Are you approaching them saying you want to go through some approvals and bring it to a developer to buy?
@Will Swift You can put a contingency in your contract that will allow you a “Feasibility Period” in which you hire your engineer who will put together the development plan. And if anything doesn’t check out you can have another contingency in your contract that won’t cost you your earnest money. All how you structure your contract normally feasibility is 90-120 days
@Will Swift the owners should know their property isn’t worth more than the dirt it sits on unless you get all the necessary approvals from the jurisdiction… some parcels are just undevelopable because of a bunch of different factors like flood zone, steep slopes, environmental constraints etc... On the other hand some properties could be a gold mine with all the necessary approvals in place, but those take time and money to get done. And if the property owner is willing to wait out those approvals then the property will be worth more. If you want to take the risk and buy as is and then take it through all the necessary approvals then you should be rewarded very happily!

Your always going screw up on your first try to pay some builder already did similar project. Tell him your paying info on his mistakes all of them no matter how small. You learn everything aspect of building and code

That was my thoughts. A lot more work for a smaller ROI. Hopefully they were able to finish this and sell before the market crashed.
