No Do landlord know what the min might stay should be based on the optimal booking window? No Do they know how to assess price pacing? No So in theory: yes, landlords can do it themselves. But the majority won’t because they don’t have the time and don’t want to put in the effort to run a hospitality business. And, they’re not going to put in the time to learn how to run a short term rental business in a sophisticated manner - it takes more than just throwing up some photos on Airbnb to get optimal bookings at the right price. Keep in mind that we advertise these properties in a multi-channel format (eg. Airbnb, VRBO, Expedia, Booking.com, travel nursing companies, corporate relocation companies, movie studios, our own network, etc). Do you really think an avg landlord can outperform a competent short term rental expert? That’s where you come in. And that’s exactly what I’ve been doing since 2017 and I haven’t lost a single landlord. Why would a landlord do this themselves when you’re going to outperform them AND you’re going to do all the work? Now let’s pretend that the landlord turns you down. Guess what? Thats a really good question! Best methods would be to hire a reliable cleaning team and have a set supply list that needs to be monitored and restocked. Your cleaning team should check those supplies each clean just to be sure, guests do steal items occasionally, so a locked closet just for your cleaning staff would be ideal. If you use automated cleaning calendars such as Breezeway or Turno, the bookings will automatically notify your team. They'll then be able to clean after each check out and before each check in without you having to further manage them. Comes down to occasional check ins typically. @@limitlesslivingwiththeroks

Problem is.. .in a hot market, even the crapiest of homes are renting the next day a tenant move out and landlords barely have to do anything to their properties to spruce them up for a new tenant. This is my experience in Nashville TN. Maybe this works for slow markets.
Context is important in each market. For example, let’s assume that your market has a very low vacancy rate and the average rent for a 2 bedroom/2 bathroom is $2500/month. What you would do in this case is avoid targeting $2500-$3000/month properties because the “middle class” in your market can afford this price point - meaning, this is a price point that has mass market appeal in your area and people can afford it. Instead, you’d target properties that are in the range of the upper middle class - so let’s say $4000+/month in this example. When you target properties that are out of reach for the masses, they’ll typically stay vacant longer and the pain point is more evident for landlords. That’s where you’re solving a real pain point for a landlord and getting paid to provide a solution. Makes sense?

I find it hard that a landlord is gonna believe me even though I have made a thorough rental analysis of their property. First; because I am not a qualified realtor/property manager and unfortunately is all about qualifications nowadays and people are more suspicious year on year in this society we are living in, landlords with a mansion or a castle to rent out even more (would be really surprised if they wouldn't care about this profit you show they can make). It might be true but pushy people have no place even less virtually without being a qualified property manager. Not everyone has the same negotiation capabilities than you. I am not saying the success stories aren't true but that is one in a million. Please, let me know if I am wrong.

UK is fantastic market for Airbnb. For context: when I accomplished my first Co-Listing deal, I had a a full-time job and didn’t have a company. Hence, you don’t have to have an incorporated company to do this - even though I do recommend that you do incorporate if you can afford it financially. Yeah make sanse but i have one more question.. How do I change who will transfer the money to who because otherwise it is 50% for me and 50% for him, but of course the money only goes to one account. Not all landlords care about losing money. Hence, that's not necessarily a key factor. Santa Monica is one of the toughest communities in town to Airbnb. "Got to the landlord," you say. Please. Have not met a landlord yet to allow this. I've been an Airbnb host previously with 150 guest stays. Read the fine print with this offer.

This video was extremely informative and concise. 👍🏽 I know you said that Airbnb can work in every city and that you just have to find the loopholes. I live in Grand Rapids, MI, and I am currently doing rental arbitrage, but I feel like I have just been extremely lucky not to have gotten reported. My city's regulations are so restrictive. I have no idea how to even begin to find the loopholes here. Would you recommend continuing to build my business in Grand Rapids, or look for other opportunities in less restrictive cities within a couple of hours from me, such as Detroit? Think about it like this: most hosts will give up in regulated markets leaving a vacuum for hosts that can figure out the regulations and legally scale up. Vancouver, BC is even more regulated than Grand Rapids, but we’ve scaled up effectively. It all comes down to understanding the loopholes in each regulatory framework. You don’t pay or spend any money with this business model. There’s a split pay feature on Airbnb wherein you automatically get paid 25% of the payouts and the landlord automatically gets paid 75% of the payouts. Makes sense?

Context is important in each market. For example, let’s assume that your market has a very low vacancy rate and the average rent for a 2 bedroom/2 bathroom is $2500/month. What you would do in this case is avoid targeting $2500-$3000/month properties because the “middle class” in your market can afford this price point - meaning, this is a price point that has mass market appeal in your area and people can afford it. Instead, you’d target properties that are in the range of the upper middle class - so let’s say $4000+/month in this example. When you target properties that are out of reach for the masses, they’ll typically stay vacant longer and the pain point is more evident for landlords. That’s where you’re solving a real pain point for a landlord and getting paid to provide a solution. Makes sense?

And so the idea behind this passive income subscription service is that you find your own cleaners in a hot market. the person selling the subscription and the property owners don't have to worry about what happens in the background; you just have to worry about what happens in the froeground by staying up at night running, stressing, and worrying about reservation cancelation and bookings Instead of enjoying your passive income. the reason why this works to make the middleman money which is the property owners and the subscription seller is that they enjoy the profits while you and others subscribing to the service have to managing bookings, etc ...finding cleaning staff.

I find it hard that a landlord is gonna believe me even though I have made a thorough rental analysis of their property. First; because I am not a qualified realtor/property manager and unfortunately is all about qualifications nowadays and people are more suspicious year on year in this society we are living in, landlords with a mansion or a castle to rent out even more (would be really surprised if they wouldn't care about this profit you show they can make). It might be true but pushy people have no place even less virtually without being a qualified property manager. Not everyone has the same negotiation capabilities than you. I am not saying the success stories aren't true but that is one in a million. Please, let me know if I am wrong.

UK is fantastic market for Airbnb. For context: when I accomplished my first Co-Listing deal, I had a a full-time job and didn’t have a company. Hence, you don’t have to have an incorporated company to do this - even though I do recommend that you do incorporate if you can afford it financially. I also didn’t have a website or business cards when I landed my first Co-Listing deal. Make sure to checkout the free training I put together in the description of this video for further insight. I’ve never seen an Airbnb that has a defined niche, that is optimized for Airbnb SEO, that understands how to maximize click through rates, booking rates, implemented optimal pricing, etc not get bookings. The reality is that the top 20% of Airbnb hosts make 80% of the revenue. If you have the right knowledge, you’ll be in the top 20% category. Did that help?

@@Jtguba8 On Airbnb: you can setup split payments. Hence, 50% of the payout can go to you and 50% to the landlord. You just need to know how to setup the payouts. Makes sense?

This video was extremely informative and concise. 👍🏽 I know you said that Airbnb can work in every city and that you just have to find the loopholes. I live in Grand Rapids, MI, and I am currently doing rental arbitrage, but I feel like I have just been extremely lucky not to have gotten reported. My city's regulations are so restrictive. I have no idea how to even begin to find the loopholes here. Would you recommend continuing to build my business in Grand Rapids, or look for other opportunities in less restrictive cities within a couple of hours from me, such as Detroit? I would greatly appreciate your feedback!
Thanks for the comment, Stephanie. My advice is contrarian: I recommend that you double down in highly regulated markets - Grand Rapids in this case. Think about it like this: most hosts will give up in regulated markets leaving a vacuum for hosts that can figure out the regulations and legally scale up. Vancouver, BC is even more regulated than Grand Rapids, but we’ve scaled up effectively. It all comes down to understanding the loopholes in each regulatory framework. With the Airbnb Co-Listing method, you can win over landlords that are listing their properties for long term rental and transition their properties to short term rental - they’ll agree to this because you’ll be potentially doubling or tripling their earnings. In addition, you can also win over poor performing Airbnb hosts and manage their properties as well.
With respect to not getting bookings:

You don’t pay or spend any money with this business model. There’s a split pay feature on Airbnb wherein you automatically get paid 25% of the payouts and the landlord automatically gets paid 75% of the payouts. Makes sense?
