    It is just a power thing, look at Jeremy Clarkson and his farm. Did everything to be accommodating to the town and they with their council just put up block after block. You’re right just do it and worry later!

      The national politicians create rules that frame what local politicians can put in their Local Plan, which sets out what generally is required, and how things will be assessed. Clarkson knew those rules, got a permission which set out those rules, and he knowingly broke it. Without out system, people woudl build what they want, and that would generally mean finding the cheapest land, which is farmland, and which is the most inaccessible. It would be like america with strip malls and buildings dotted about everywhere, very little real countryside left. The american system is much more expensive and harmful to society, as soooo much more infrastructure is required when things are scattered everywhere, so people pay more taxes to compensate for the convenience and greed of the developer. We should develop more land yes, absolutely, but Clarkson's shop/restaurant breach was akin to putting a little Nando's or Waitrose in the cheapest most convenient place for him, reachable only by car, and making what retail/food uses already existed in the actual village centres even less attractive and less able to compete, and killing off what little life remains there.

    Thanks for publishing the video Dave, i always look forward to your videos. Sorry you're having trouble with the planning. I have no planning permission experience, although i do have experience working with people whose purpose in life is to stop other people doing anything. You have to fight these people every step of the way. Ask them to explain why your extension is not in keeping with the building. Ask them to explain why they're not happy with the conservatory which is usually a permitted development as other commenters have observed. Don't go down without a fight. As Jeremy Clarkson has found, a good fight with planning permission makes good TV!

      When I converted the army building into a house originally, the planning permission had no permitted development rights, it’s because I have broke these that has annoyed them I think, the conservatory was built in 2014 so now has planing anyway. Hopefully the descaled plan might pass

    Hope all goes well with resubmitted plans. Just found your channel through Furze's great escape video and Im enjoying every second if your content! So keep it up and dont let anybody stop you.
    Btw: here in Sweden it can take years even to get the planners to look at your plans. So atleast they are quicker in your country

    Your original plans looked absolutely fine and it's hard to see what's not in keeping with the rest of your building. If planners could only look at themselves and see some of the mess they've made with public roads and housing estates, then maybe they'd be more amenable to a private person just trying to upgrade his own property.

    Planners just being awkward, your plans seem perfectly fine, you matched the materials. It's not like you've stuck a great big carbuncle on the side of the house, seems perfectly in keeping with the existing structure. You might have to delay works, but just tell them you'll take it to appeal if they won't see sense, probably focus their minds.

    I’ve got no real experience or advice for this. I’m from Canada but we have similar systems and governing mechanisms.
    I just wanted to say that I feel for you. And I hope that something goes your way.
    Don’t do the knee jerk reaction …can’t fight city hall is an American expression, but it is alive and well here too.
    Just calm and careful and persistent maneuvering.
    There already seems to be a lot of great advice.

    Conservatory’s don’t need planning permission so they can take a running jump on that one. Have a look at Permitted Development. I think I’m correct in saying you can build a single storey extension at the rear of your house going out 6 metres. There are many UA-cam videos explaining what you can do under permitted development. Don’t give up!

      Yes at least if I do get the permission I know it’s here to stay, just feels like a big set back as a lot of neighbouring properties are doing much bigger developments with out any planning

    I'm an architect here in the states. If you want me to work up a design in hopes of salvaging the larger addon I'd be happy to see what I can do to make it "fit" more in line with the existing area. I have a couple of ideas but I'd need to see some photos of the surrounding area.

    Have they looked at the second lot of plans? the bunker bit looks very close to the surface to me unless, you are stating that it is going to be a patio area or something, that flat roof/patio area will be a problem too for for holding water and the strength unless you are putting some I beams/RSJ's in to support it.

      It would have beams and I would lower it down to suit double thickness concrete roof and then slabs on top, I will worry about the fine details if planning is accepted 😀

    Planning Permission woman given yet another opportunity to ego trip because shes an under-achiever. When she says the building isn't keeping in line with the existing one, ask her how it should then be? She will reply with a don't know, meaning no clue what is or is not keeping in line with the existing building!! When you're dealing with government and its little minions that's when you encounter all the BS congealed in one place.

    Local governments only exist to remind us who really owns the land, We just think we do. Our city government knocked down a 100 year old 10 year vacant house, because hey determined it was a hazard to the kids constantly breaking into and vandalizing it.

    submit the second gen, build it, than after that submit the first gen again to extend the first. Seems crazy but they will authorize this way.

    you're not alone with having unreasonable planners. they like to have some "input" into your plans changing them into something you don't want to do. I think it is a power/feel important thing, because there isn't any logical reason for their descisions. We once wanted to develop a ruin, and it needed an access drive. after a year of telling is we couldn't have it in various places, and doing studies etc, they accepted the original location we wanted, but then changed the material requirements of the drive to something that was unsuitable for the incline and would have cost all the money we had for the development. I call them the unplanning department. They over-reach and abuse their power. I don't mind building regs for safety, but in my area the planning dept. should be replaced by a machine that just says yes, go ahead, and it sounds like yours is not much different.

      @@Tornado_Dave in our case, we could have as we are allowed to build tracks on a farm without "permission", but after applying, the rules change, and they do use sattelite photography, so it's not as if you can hide it. They also wanted an archeologic survey done - for an access track (which doesn't go more than a foot or so in the ground). something else to cost more money, with no definition of what amount of "history in the ground" would effect permission, and no way to appeal.

    If no planning permit was needed anywhere neighbours could build anything, and how horrible would that be? Personally prefer a neighbour doing tunnels on his/her property than fill it with rusting shipping containers which are an eyesore if anything.

    It's the councillors having a power trip mate. Can't see what the problem is people get away with a lot worse. Obviously no back ganders involved. Not as if you have niebours over looking the property. I take it permitted development rules don't apply. There's a bungalow in mickleover been converted to a hmo for mental health issues in the middle of a residential street that got planning wander how much the councillors got paid for that.

    Just watch Clarksons Farm to appreciate town planners, bloody joke, unless you are a multi million housing developer building on land that no one wants you too but the cousin say get on with it lad. But for us mere mortals, prepare to battle, yes I agree, if it’s built properly to specification and all the neighbours are happy with it the go for it

    You can go out 4M from original plans on a rear extension for a detatched house under permitted development rights, withdraw the planning app and carry on.

      This is 8m out and when I gained the original planning permission for the conversion they withdrew my permitted development rights apparently

    Can't stand planning officers! Definitely a power thing - why else would anyone be attracted to that job?! Your refusal is totally unwarranted, it was perfectly in keeping with the existing structure, and from what I can see has nil impact on anyone else, and based on the size of your plot it certainly isn't over-developed either. I once battled to get planning on a 1/3 acre back garden for a new dwelling, in an existing developed road. Battled it for years, never succeeded. A few weeks after my final appeal was declined, the same authority gave permission for a 150 home estate on green belt land only 500 yards away...

    Something "important" - Grout! Any tunneling operation needs a grout injection. You can get the tunnel waterproof that way :)

      I have been dreaming of ways of making this happen but I’m not sure it’s worth it now I’m nearing the end of the tunnel, I could have this tunnel finished next week with the current progress

      The house is currently 140sq meters plus the conservatory, the extension would be 40 sq meters, so I suppose it’s a matter of opinion but I don’t think it’s too big considering no one can see it without being on my property or flying over, why do you think it’s too big?

    My advise/experience, submit the plan you want, wait for the denial, submit multiple plans, wait for their denial, submit the first one again and get approval

      This is true ! We’ve submitted 3 sets of plans now. Nothing like the scale of yours & Colin’s, had the plans finally passed only for the structural engineer to under estimate the costings.

    I'm a town planner - obviously I don't know the site or the local area, but your planner seems a little over-cautious. I would never encourage anyone to go ahead anyway and then ask for retrospective permission. When the Council refuse permission, two thirds of the time the national body that handles the appeal (the 'Planning Inspectorate') agree with the Council, and I have seen people in tears, financially ruined, or unable to sell their home because they were unable to get retrospective permission.

      Just make sure the bunker is built to the correct standard to support a later build, when there's a change of staff at planning try again

    Been waiting with baited breath. . . .just a council power trip, surely the "Inkeeping with current design" is only really relevant with either period houses or in communal type of areas. Think personally I would have just done it Furze style and just done it

    Wouldnt your extension come under permitted development laws, it looks like it does!
    If it was me, as long as I'm inside those laws id crack on and with the bunker also because there is no real law about digging down.
    Most of the time it's easy to seek forgiveness than ask permission especially in today's backward world.

      The basement/bunker makes it a little complicated, it would be treated like a two storey extension, which would then restrict the depth possible (a lot). I would never encourage anyone to build it and then ask retrospective permission - in some places you are even less likely to get permission via that route than by askign in advance.

      @@Return_oftheMac any mezzanine floor is to be regarded as a storey if its internal floor area is at least half of the internal floor area of the largest storey in the building, which is not below ground level.” So simply, basements and below ground floors can be ignored. This is because the height is considered above the ground, so no it wouldn't be classed as a 2nd storey. But Each to their own on permistions, I've only been building 30 years so don't really know that much, everyday is a school day. :)

    Sorry to hear about your council issues. Can't help but wonder how much damage they do to the economy. I briefly considered extending my house but the necessary permits would have cost more than the extension so gave up on the idea. Good luck going forward mate.

    Also Dave once the planning is sorted build the extension and don’t mention the tunnel. If building control get a sniff of that it will end the project. You can always cut through to the bunker later when the extension is finished and signed off.

    Here in the states we have a "waiver" form that we can apply in certain states. It essentially states the addition is for personal use and we will not sell or rent the home for two years after the completion. The deed also has it listed as a waiver. The reason I mention is that very few people take advantage of that waiver here in the US and nobody at Planning ever volunteers the information about it. There may be a similar option in your location.
    Regardless, it is exactly as you said. Build first. Never ask for permission. And ask your neighbors to write a letter endorsing/approving of your project to Planning.

    Planning is all about money 💰 the council just knock you back to get more money out of you ... and you are right its better to ask for forgiveness, have you got a planning consultant in ... they seem to have a bit of clout especially if he's a good one ... anyway good luck

    Good morning, Dave, so sorry to hear about the Council refusing permission. After battling my local council back in the day. I will have to roll with Richard-Mac points.     Didn't think you would need planning permission for a conservatory that size, I'd push back and ask for clarity on how it is not in keeping as you're matching everything.

    The people who take government jobs do so as they have absolutely no marketable skills of their own. Yet, they believe they are the brightest bulb in the pack. (Hint. They are not.) They become pathetic tin plated dictators who see their job as to say NO to anyone who is superior at practical skills and trade crafts than they are. Or ever hope to be.
    In earlier times, these types populated the stocks in the town squares.

      I have no permitted development rights here as part of the original planning so apparently I do, but it’s over 10 years old so it’s ok 😂

I have a client based in Findern (which I think is just down the road from you) who's an expert digger driver and has the kit, crusher and hauling wagons if you needed volumes of materials removed 👍

    I’m confused, have they not seen the tunnel on the plans? One would think they’d be having a hissy fit at the tunnel, not at the extension…if they haven’t seen the tunnel and they’re being so ridiculous over a simple extension, I don’t think this will end well

      The tunnel is more a building regulation problem than a planning problem, but it’s actually ducting due to its size for pipe work and cables 😀

    I have personal experience where someone was ultimately refused a planning application because ‘We just don’t think you should have that’ pretty crazy you would think.

    In my area in Australia, I asked of drawing advice for a deck, slab for a pool and a covered patio for my local council 54m2 in size. Originally I had all sorts of sections, details for spans and the like. For approval, they just needed simple line drawings, like the block of land, where house was and where the work fitted. Simple sections showing the impact to neighbours. Basic perimeter measurements. No technical features at all. They just said include a written statement about using building standards, using quality materials, consideration for noise of the neighbours, keep the street clear stuff like that. It was approved in a few weeks. I was surprised by how little info they wanted. They stated that if you build to code you will pass your inspections. It may be very different on a "historical building"

    They do the same thing in Australia. you have to submit your plans for a 2 foot by 2 foot dog house. And it must be 2 foot away from fence. etc.

    What was their reasoning behind refusing the application? If it’s in keeping with everything else, not obstructing anybody’s view or causing loss of light etc. dig footings ready and appeal it!

      No permitted development rights here, that’s the problem, I’ve not let the planning get refused, they have just ask me to change my plans, will see what happens in the next couple of weeks 😀
