    As an owner through a Cat 5 hurricane, a comment about insurance: Do not choose a company because of someone’s else’s good experience, or the company’s reputation. Companies staff up after a storm with a flood of new employees, so who you deal with is an absolute crapshoot. Prioritize getting the coverages you want, and (second!) the lowest cost. Get RCV and *not* ACV coverage. No one ever said, “Gee, I wish I’d had less insurance.” (Also, if the worst does happen, hire a good public adjuster to fight your battles for you with the insurance company, and to make sure you get everything you’re entitled to under your insurance contract.)

    All good points and so so true. Don’t forget about your time because time is money. The time it takes to mow the lawn, trim hedges, pressure wash, shovel. While you can outsource that … it adds up and so many handy type companies are flakey and unreliable these days.
    Things that break the list are expense to repair or replace … appliances, garage doors and openers, plumbing leaks.
    Before you buy … go to the property repeatedly. Even without the agent. Listen for barking dogs left outside for an eternity, street noise, neighbors running power equipment or loud music. So many things to consider.
    Insurance is the worst … esp in hurricane states. The rates keep going up and up and up and fewer and fewer insurers.

      It doesn't matter where it was manufactured. This depends on the craftsman and quality inspection. My family has purchased *hotdups*

      Now the streets are full of fake bags, and no one believes me when I go out with real ones. So now I'm gradually falling in love with fake bags. It doesn't matter if it's real or fake, it's just decoration *hotdups*

    Property taxes: You *must* do your own homework on this. You *can't* trust the numbers on the real estate listing sites, and you can't even trust your mortgage lender when they set up the monthly escrow payment for your loan. All they'll do is look up what the old owner was paying - but what *you* will pay might be much higher, if you're in an area where long-term owners get grandfathered in at lower rates, or where the property gets reassessed for tax purposes every time it changes hands.
    The worst part of it is, you won't even find out that anything is wrong until you've lived in the home for a year and there suddenly isn't enough in the escrow account to cover your tax bill. Then suddenly your payment on your fixed-rate mortgage jumps up by hundreds of dollars a month, because you need to pay the higher tax rate that you should have been paying all along *plus* pay back the escrow deficit that built up over the year.
    And you'll have no recourse against anyone when this happens. As far as I can tell, there are no regulations (or even any professional standards) requiring real-estate agents or loan officers to give you good information on what your property taxes are likely to be. They can just give you any old numbers, and there are no consequences to them - only to you.

    Great information. I always recommend people use a PITI calculator. Most people don't realize the first years they aren't really touching their principal.Thank you for all you do to educate the masses.

    Such good things to think about. We’re Thinking about home owning ourselves but honestly I truly enjoy the freedom renting affords us. Freedom of not dealing with repairs and the ability to move at the end of the lease to wherever we want. Definitely pros and cons to both.

      PMI is not necessary if you have sufficient down payment. Imho, if you haven't saved the down payment yet, wait.

      Not with a 20% down. Why would you even try to buy a house if you don’t have the down payment of at least 20% or more?

    Another expense to consider is that if there is a noticeable increase in average square footage for homes to buy vs. homes to rent in the same area, that means there will likely be an increase in utility costs, especially electricity.

    3 of these don't apply if you use a VA loan. So, Veterans, take advantage of your earned VA loan.

    Property tax isnt hidden... Everyone should know you will ALWAYS have to pay property tax..

      Of course u need to pay property tax but the difference between the municipality where you bought can be such a huge difference

    Something else to look into are short sale property. Just due your research! Pending some lenders require mortgage insurance in addition to homeowners insurance . Don't forget that for each lender you apply for they will want an inspection and some will not accept inspection reports from other lenders inspection companies those can be anywhere from a few hundred dollars or more.

    I feel like #4 is a luxury rarely found in the current market... most of the stories I've heard recently, being willing to bypass inspection is one of the requisite hoops one must jump through if you want to be the winning offer on a house. It's fucking disgraceful. I'm very worried I'll be bullied into buying without an inspection.

      we lost a house to someone who wanted to do no inspection on a home from 1920, but we got a different one we are doing the inspection on in 5 days, its just no, no way would i look at a house without an inspection

      Yeah don't ever go without an inspection. It's a big red flag and it costs some money up front but can save you big time if something is really wrong with the house.

      @@Hi_Im_Akward not suggesting anyone prefers no inspection. It's become a bargaining chip in the bidding war to be willing to bypass it. Clinging to the principle that it's insane to make such a large purchase without checking the bones first - because it is - is sadly becoming a luxury some can't obtain. Has nothing to do with not wanting to pay the inspection costs.

      Insane people do that. I'm looking to buy and cannot imagine not doing an inspection. I see several homes that jump back onto the market exactly because people do the inspections and realize the house is a money pit. Foundation issues especially would be horrible to find out about after purchasing. Such a massive investment, I think its crazy ppl skip it just to get the location they want and risk spending thousands and thousands on tons and tons of things they didn't budget for

    I feel like it should be mentioned most people, probably don’t have enough money for a 20% down payment on these grossly-overpriced homes nowadays, and so, you have mortgage insurance on top of all those other expenses listed. Honestly, myself and my friends who are also homeowners have all independently come to the conclusion that owning a home is the new great American scam. If it’s cheaper to rent in your area (sometimes vastly cheaper) vs your theoretical mortgage payment then don’t force owning a home for the sake of owning a home. Bank your cash and stay liquid!

    I have NEVER heard anyone say they liked the HOA. I have heard horror story after horror story about HOA’s, from replacing windows or fines for large trees. Is it worth it?

    If you’re not using Robinhood Gold as your savings account right now, you’re fucking up. It’s $5/mo, and right now it’s 4.9% APR. that’s basically what you’ll get from a CD, but your money remains liquid. It’s also still FDIC insured.

    For me renting an apartment is not really good if you have kids. We’ve been there and every time we got out or in we smelled cigarettes , we cannot even spend on our deck it’s because other renters doesn’t care at all. It made me headache. I don’t know other poker if they can stand the smell plus if you have kids those are harmful to their health
