Renters should be made aware of these new compliances. The good renters and landlords should not be penalized for the bad ones.

Mom and pop landlords? Y’all are out of touch. These homes are owned by companies outside of Michigan, and many are owned outside of the country (my property owner is in Columbia, and owns 36 other properties in the city). They are run by slumlords that just collect money and send it back to them, taking 30-45% cut.
My house is not even listed as a rental property with the city, have had the city come by 5 times in 4 years to do inspections, and all they do is send them a small fine in hopes they pay it.

Not entirely true. I do residential development and yes - all across the region , homes are owned by more mom n pops that you can imagine.

I agree 100% with compliance. My only issues are the $150 for the inspection and the minimum of $400 for the lead inspection. The cost should be less. I also feel once the property has passed the lead inspection there should not be a requirement for another lead inspection in the future. In the past the city has based how often a home should be inspected based on if your property taxes are up to date or not. I agreed with the Deputy Mayor until he said tenants should not pay their rent if there is no COC. They always encourage people to stop paying rent or put it in escrow, but they never tell tenants to ask to see the COC before signing their lease.
There are good landlords and good tenants, and there bad landlords and bad tenants. Some of your best landlords have not posted their properties since the pandemic because they loss so much money for 2-3 years.
I hope one day we will get on the same accord!!! Housing is very vital!!!

50/50. One answer is it won’t. The other is it has the potential* due to reducing landlord cost which they will most likely pocket and not use as reason to reduce rent. Also most of the time rent won’t reduce. It will only go up.

This is weird. Never seen this in other states. You have a place and want to rent it out then it shouldn’t cost you anything w the city.

It should pass an ordinance that after a property is ready to be inspected and an inspection is ordered it should have to be done within 7 days not this 3 months later crap
