      A huge thing I did when redoing my house is to wire every room with cat5 network jacks. Wifi is great, but it isn't as reliable as cat5 connections. I also put smart switches everywhere, if you like that sort of thing :)

      Plan for where sheets, blankets, supplies will be stored.
      Plan for a place to hold bins, for kids clothes as they outgrow each item and kid’s clothes that are still to big. Same with toys.

    We live in a house just like yours. We left the layout original, modernized everything and very glad we did. You can’t replace the woodwork and character of a 100+ year old Midwest home.

      You left your kitchen like that and want them to as well? Never go full crazy.
      We added on to our kitchen but kept the same layout. Built over the cellar door and turned it into an indoor stairwell.
      But their kitchen definitely needs walls removed or an addition built.

      So many load baring walls and inside chimney. We live in our Iowa family farm house 1896, to remove load barring walls. Way to much work and very expensive.

    That house isn’t structured for open plan in lower floors. And, like everyone says, the woodwork is priceless. For safety, in severe weather, and passage of time, keep as much of the interior wall supports as you can. It is a beautiful home.

    I would never tear out the pocket doors or any other unique architectural design. That’s what makes it special. Hire an architect or SOMEONE that has experience and appreciates true craftsmanship.

    You need to hire an architect so they can draw the plans for how you want the rooms, but more importantly, they will get you plans for electrical, plumbing, and anything structural.

    Our house (built in 1860) had pocket doors between the front parlor (where guests were received) and the back parlor (where family gathered at night by the fireplace). The pocket doors and walls were removed by the engineer that lived here before us, to create an open concept between the two parlors. And now the second story of our house sags about 6-8 inches in each bedroom both pointed down toward where the wall was removed. It didn't seem to be a load bearing wall, but it was.
    Be careful taking out too much of the original character, a lot of people regret it. Keep the fireplace, redo the chimney because even if you get a gas fireplace insert it will need to be vented. Be aware that open concept is rapidly going out of style and trends take a while to reach the Midwest. A lot of people realized that the noise and lack of privacy were too much for open concept and are putting walls back in. I think that open concept in your attic will still be fine.
    There will be no harm in tearing out most of your kitchen and updating it. The pantry idea is a good one. Consider moving the table out of the kitchen and adding an island in the kitchen with seating and storage.
    If you get rid of the leaded glass window in front of the house (or any of the architectural details) and put the door in to the porch, I will take them. :) A lot of people are looking to put these items back into houses for restoration and would love to have them.
    I say this with respect and sincerity, you are young Millennials/GenZers that have watched a lot of trends on social media. The ugly side is that a lot of people regret ripping out the character for the trends. They rip them out and get rid of them before they figure out that what they were going for doesn't work so they spend a lot of money having to fix their mistakes.
    I am a licensed builder, real estate agent and real estate appraiser. I've seen some the private regret that never makes it to social media.

      I agree 100% with everything you said. I'm an avid fan of home renovation videos, which is how I found this channel, and I'm hearing EVERYONE talking about separating rooms again, instead of the open floor concept. I think if you designate a section with that concept in a mini version, it would be nice, but I think all that old architecture and structure should be preserved. Also, your story about rooms sagging is kind of scary. I think Cole and Nave would be wise to keep load-bearing walls, even if they seem to not be, just like you said.

      That house it beautiful as it stands save for the kitchen and bathroom.
      My home is 1927 and I did not remove any walls for open concept. I actually despise open concept and like my privacy and quiet.

      Totally agree-you could open up the kitchen/dinning room/office and have a back area for family and you still have the 2 floor and attic for private family space-woodwork and mill work is priceless

      Absolutely agree 100%! The wood over the fireplace looks like a tiger wood..........WOW if it is and the built in glass China hutch can be maintained even with a newer look below. I cannot imagine what those original stained glass pieces would be to replace. Please retain those original floors as well. Living where I do now you could not touch a home like that less than a millon++ even in the condition it is in now. Praying you keep that beautiful wood and save it if you do remove some. I wouldn't let go of a piece of that wood......it is prime.........not to mention the pocket doors. WOW.......that home is gorgeous!

      Later than you. I wrote about my concern over the structural issues that I fear will be lurking in the floors if support is removed. I am glad the point was picked up by someone with knowledge from the trades. Open concept is another term that is now fading from popular culture in many parts of the world. I note the idea of flow is still current and that is the one to be valued above all else. Managed flow is even more vital. Allowed where useful, but not without limits. Designs from over 100 years ago are not so current as they were 100 yeas back, but treat carefully, check, think and consider, before 100 year old craft-culture is destroyed

    Open floor plans seem great, but when you are trying to heat and cool a home of that size, you’ll see why in past times there was the ability to close off areas. You guys are young, and speaking from experience, your tastes and ideas are going to change, a lot , believe me.

      Noise. All the noise travels from one "room" to another in open floor plans. Want to watch tv or listen to music in the kitchen while you work? Nope. It will interfere with those in the living room area part who are trying to read, watch tv, play video games, or whatever. The reverse is also true. Need to get away from a tv show you can't stand? You still get to hear in all the other "rooms." How much Sesame Street can adult hear without going bonkers? LOL

    Please please keep the architectural beauty of this home. I would consult an architect which specializes in this era of home. We lived in a 140 year old carriage house that had been stripped of its beauty. Also we now live in a 1905 farmhouse house that has the fireplace removed and about 80 of its 10” or more baseboards. Craftsman built this home and survived all of these years. Keep the flooring. Find craftsman that love these homes to help u 2 have it be y’all’s home with a nod to its history.

      @@kathywiseman7944 I remember watching the demo video a few years ago, before taking hammers to the wall he went through and saved all the trim around all the walls upstairs so he could reuse it. I mean 2 years later at this point he could've but I remember he did mention on his demo video he was saving it.

      Exactly! That house is full of character that will be lost by modernizing it. If they want a NEW house, build one !
      They are young and don’t realize that these old homes are gems soon to be lost forever!
      There is so much they can keep instead of tearing out the original fireplace that will be useful put a new insert in it!
      If you can’t raise a family in a 3000 square ft home as is, there’s a problem!!

      @@44099 Lets face it they have to change it so it works for them. What worked 50 years ago doesn't work now. They can keep some stuff but other things got to go. It is a hard choice but times have changed. Losing a few walls would really help get the house to where it need to be.

    I’m dying and crying right now. The load bearing wall issues I’m praying can be resolved without the destruction of beautiful architecture. If you rip everything out, do it gently and SELL it …
    don’t dump it.

    Your home is a treasure. I know Cole once said that the floors would all be replaced with laminate. I truly believe you will regret it. I strongly recommend keeping the original hardwood floors. The gaps where the walls are coming down can be filled with milled wood by a carpenter. The squeaky floors can be shored up to by a carpenter and that will fix the noise. You can sand the floors and stain and seal them so they will be consistent. If you were to replace the entire existing floors with new wood it would cost 20 grand if not more. The labor costs alone to remove and replace is probably 10 grand. All the beautiful millwork in your home people are paying big bucks for, and you have the original and it appears to be in excellent shape. If I had your home I’d keep as much of the original features and characteristics as possible. The pocket doors of the era are stunning and provide great value and privacy when needed. They also keep rooms warmer in the winter and cooler in the summer. Especially if you don’t want to heat or cool the entire house. I always tell my husband that I’d love to be able to afford such a home. You have it and its history is your history to be shared for generations to come. I pray you keep as much of the original history and character to be shared with the generations that follow. Best wishes in your journey.

      The problem is if the hardwood floor are not in good shape then it not worth saving. And you can always tell a patch job. To just patch in you are looking at $20k . Hardwood floors are outdated and costly to keep up.

    I've read a bunch of the comments and I don't want to make you feel bad about how you want to your living space to be. I feel that if you want a open concept house, find one you can buy and rent this house out. Tearing out everything that makes this house the grand home it is, just makes it another place with four walls and nothing else. I think you should rip the kitchen out and build a new kitchen with and island with seating so you can cook and visit at the same time. I think you should keep the rooms with the gorgeous woodwork as they are, with and beautiful chandeliers. It makes me sad to think some thing so old and beautiful will be transformed into a modern empty space. Those pocket doors and fireplaces are amazing. Your house is history.

      Imagine a stranger telling YOU what to do with YOUR home lol. If you have a problem with what they choose to do with THEIR home, then dismiss yourself from their channel. Simple. I hope they do follow through on their open floor concept, and tear out whatever walls, and fireplaces they choose! They advertise "1917 Farmhouse," which was the year of the East St. Louis massacre in Illinois. Although they are not stationed in Illinois, this gives a glimpse into the atmosphere of the country during this year. So this idea of this home being a "priceless home" is a bit farfetched. The wood can be used for other things including a year supply of wood for wood burning fireplaces, (for other people) or just standard pieces for woodworkers. There's no telling the dark history within those walls, but the idea of holding on to what was, during such a horrifc time in North America seems ludicrous.

    Please do NOT take the fireplace out. Yes you can take the walls down between the kitchen and the office but don’t ruin the house by conforming to what’s in at the time. Congratulations on the baby.

      Right. You can get gas fireplaces with logs that glow and look real. I have it in my house. Keeps things very warm.

    Don’t stain the woodwork darker than it is. It might be popular right now, but it will make the room darker. I know this from experience.

    In my personal opinion, don't knock all the walls down!
    Stay true to the authenticity of the home.
    Also, opening the entire lower level makes it harder to keep warm in winter!
    Rather, start on the second level. Need bedrooms! 😊
    It is a beautiful home. Just needs to be upgraded.
    I do agree with the pantry idea.

    It would be well worth it to hire a professional architect and/or interior designer. They can help you make the best of home's original features yet make it comfortable for a modern family. And help you not make mistakes that would be irreversible.

    It breaks my heart to see old homes just torn apart for a new concept. If you want a new home just go build a new one. Too much of our past is just wiped away. I think the home is so beautiful. The wood details and color are outstanding. It's yours do what you will but your home history matters. I will pass on these videos. God bless. Enjoy your journey.

    My aunt and uncle built a beautiful mid century modern home about 1960. All the woodwork was bird’s eye maple, the hardware was copper, the kitchen appliances were turquoise. The kitchen had a built-in desk and the living room had a stone planter. The bathroom had iridescent pale yellow wall tile and pale gray fixtures. Beautiful and classy! Last year the house was on the market and the photos showed the home had been remodeled. The planter and desk had been removed. Oak woodwork, stainless steel appliances, white tile and fixtures. What once was a unique and memorable home is now common and forgettable. Please keep all the details that make your home special and unique. Congratulations on the new addition!

    Ohh my you do have a mansion of a house. Please don't remove anything that is original. I suggest for the big door get French doors they are beautiful and easy to get things in and out. Don't do away with the beautiful strained glass. Your house is a true county mansion. Take care and blessings.😊

    Don't get carried away with open floor plan. Make sure you have at least two acoustically, visually separate areas. Also, double pane windows leak at some point... they're not forever.

    I hope you can save the beautiful woodwork. Could the fireplace be turned into a double fireplace and stay where it is? And maybe remove only the part of the wall above that but keep the columns. I would highly recommend a professional to help with the plans. The house is a gem but could be remodeled without losing the history behind it. Good luck! Love y’all! ❤

    I have a 110 old farm house. I do not believe the decor has to look like great grandparents are living in it. However the structure was built by masters who understood integrity especially for weight bearing. The fireplace could possibly be open to both sides but a woodstove build in is more efficient heat. Speaking of heat with the high cost of utilities I strongly suggest not only leaving walls and doors up but adding split heating/cooling units for each room. I understand with kids needing to see them but you can install great cameras that will play on a screen (s) or cell phone 24/7. If you are determined to have an open house concept get another home built on the land. I cannot express strongly enough to contact a building engineer to verify weight bearing walls in this house first. Remember it is much cheaper to be patient, plan with building engineers for weight, electric, plumbing safety and integrity. Life in an older home isn’t for everyone but I love the craftsmanship. I did not tear down any plaster but renovated to restore flat walls and ceilings with multiple layers of repairs.

    This makes me so sad, all of that stuff you are wanting to take out, are unbelievably priceless, and much of the skill to recreate it is gone...please try stay true to the house, keep all the beautiful things that make it a delight to soul.

    Your kitchen was never meant to be an eat in kitchen. This is why you have a dining room. Your home is fabulous. Please do all that you can to preserve as much of the original character of the home as you can while still making it work for your family. Part of your heating issue is that your entire upstairs is uninsulated.

    So essentially, what you're gonna do is ruin the house, make it look modern, and take away what made the house Special might as well Tear down the house and start over.

    Please don’t tear down walls. Your house is stunning, so much beautiful character. You need to learn to embrace what you have. ( living room and dinning room I’m talking about) dont tear down the fireplace, it’s stunning! You’ll destroy the craftsmanship and beauty. You can rewire the beautiful lights.
    The kitchen is a gut job, so I agree with you there. 😊

    That’s a lot of work.
    I would try and keep the woodwork, the pocket doors, the built ins and the leaded stained glass windows.
    I would most definitely rewire the entire house and add outlets where needed.

    Very sad to see so much original woodwork being removed from the home. The ceiling in the foyer, the arch and columns and the pocket doors. You will lose any type of coziness because it was seem like big area that you won't be able to furnish. The removal of the fireplace is heartbreaking. I live in a house built in 1890 and the previous owner did what you are going to do. I am in the process of putting it back to original, pocket doors, trim, baseboards etc.

    I will echo what many in the comments are saying about the wood. You definitely want to preserve the old wood work and especially the pocket doors. When I was in my 20's I wanted to follow the trends but now I am in my 30's I can see the true value of the things I once considered outdated. However, that being said, outdated things still need to be polished but done so carefully.
    My strongest recommendation is to hire an architect that specializes in homes such as this to bring it to modern times while preserving the old charm. It will pay in dividends and the home will be worth much more.

    As a person who owned a 150-year-old home held up with LOGS: A dumpy house with junk everywhere eventually turns into a home. Lots of hard work. I support the comment below to hire a professional electrician and will add a professional plumber. It's expensive sure, but will destroy your home if done wrong. *my home almost burnt down because the previous owner thought themselves an electrician! Spend now or pay later.

      I am sure Roman, who helped Cole's tractor barn, would be able to help them with the electricity and other things that he is experienced in. And they have a carpenter who lived down the road from them (he was the one who built the porch).

    You might consider a designer, someone to bring your vision to fruition. Then an engineer that can keep the structure safe and stable. Maybe there's a tv show that wants onboard this project. Avoid trends and embrace style.

    I read a few comments. What I read warned you off regretting pulling so many walls down. My first thought was how are you going to heat one big open space. Keep the rooms!

    Save all that wood, it's beautiful, and you can never replace the craftmanship. Don't change the place to much, because it's so unique, drywall and good electrical and plumbing are important though, but you can keep the charm of the place. G-d bless.

    Keep the pocket doors? You can leave them open! That's why they used pocket doors to give an open plan, but having a divider WHEN you wanted one. The wood work is INCREDIBLE! Please don't get rid of that or destroy it. 😢 I am so glad you are getting all of the work done, especially THE ELECTRICITY! SO SCARY, KNOB AND TUBE!! 😊

    It’s going to be really sad to watch you two butcher the house. Perhaps with your UA-cam money you could consult an architect and a designer who may be able to get you what you want without ruining the house.

    Add a laundry shoot (so?) from upstairs that connects to laundry room downstairs. Saves you time, avoid piles of clothes, and you don’t have to haul hampers from upstairs down the stairs.

    I had 2 under 1 myself. It’s difficult, but not as difficult as people think. When they’re both walking it gets a little tough. But they’ll be as close as twins. Such a blessing

      My mom had 4 of us kids each a year apart. So for couple years, she had 4 under 6! My last 2 brothers were about 10 months apart. Everyone always thought they were twins when first meeting them.

    I hate to pile on but… that is such a beautiful house. Your kids will probably get it from you. Update the electric. Add insulation. Replace the windows. But please be careful with how far you go.

    I realize this is your house but you have a historic gem. The woodworking is a thing of the past. Please rethink removing and tearing out everything.     First, get a very high quality vacuum with HEPA filter and clean at the end of every day when you're working in the living space. With small kids, lead (and asbestos) contamination is a real concern. Lead wasn't just in the paints.
    Second, have you considered adding a 2nd driveway just for the house? Might be cheaper and easier than "flipping" the layout. It's a little hard to tell on the video what the actual layout is, but the 2nd driveway just for the house might work better.
    Third, the attic space needs to have enough support for additional weight that it wasn't probably considered for.
    Fourth, hire an architect to draft plans. Routing plumbing for the upper levels needs to be figured out before planning the first floor. HVAC needs to fit in and be accessible at points for maintenance.
    Fifth, try to avoid plumbing on outside walls. Have shower valves on walls where you can easily access the back side of the wall without having to make a huge repair. Maybe with access doors in closets.
    Sixth, take advantage of the open floor in the attic and add soundproofing. Roxul is one brand of sound deadening insulation. There is also some more user friendly stuff made of old denim that soundproofs. You can also use "z" channel on the second floor ceiling to help deaden sounds. If the attic becomes a hangout area for a bunch of kids in a few years, the extra money will be well worth it. It will also slow the heat travel. I'm not sure how these methods compare to spray foam, so it may be redundant. Roxul around the bathrooms and a louder bath fan in the guest bath might be an idea to make guests feel less embarrassment.
    Seventh, everything takes longer and costs more than expected.

    Renovate not remodel that house you’re living in is absolutely gorgeous. The woodwork is amazing the hardware, the history what I would give for a house like that. It is gorgeous modernize update yes but preserve the beauty of that house.

    Please, please keep the beauty of this home preserved. I think you could pair with a couple of decorators from HGTV. I’m not kidding. Don’t try to redesign this home without consulting an expert because you could create a beautiful home with keeping the integrity of the history and beauty this farmhouse has.

    Ok all the formal built in is what makes your house grand. If you pull them out consider selling them, back east there worth a small fortune in the NJ, Li areas because the are old finished pieces!!! You have a double Palor and a formal Dinning room!!!! Your woodwork might be sevral thousand of dollars to someone else if remove right!!!! Including your 1900 fictures!!!

    For a 1917 house that is actually a fairly large kitchen because houses back then did not have the counter space that houses have today. Back then you didn't have dishwashers, trash compactors, super large refrigerators, and so on. Being out in the country it probably originally had a single basin cast iron sink with a wing board on a metal cabinet, an ice box instead of a refrigerator, and a wood or coal fired cook stove. Probably is or was a chimney hidden in the wall there somewhere usually ( but not necessarily) on an exterior wall. Then top it off with a true kitchen (not dining room) table in the center of the room for food prep.

    Hey fix the house to make sense with better layout and more functionality, just save all the wood trim around the doors and windows and other wood built ins and try to incorporate them back in where it still gives the house the character that it has.

    @NavexCole hearing Cole say in one of his recent videos that one of your family was sick and in the hospital getting antibiotics reminded me that I wanted to ask if you guys still plan on living in the house while it's being demolished and remodeled? I must advise that you should get those babies out of that house while the downstairs is being demolished and remodeled. Even If you have to pull one of your travel trailers into one of the heated shops and turn it into a temporary place to live. Only until at least the downstairs demolition is done and cleaned up. Infant babies with brand new lungs should not be exposed to those kinds of dust particles during a long project like that. You asked for advice. Please take this in consideration or move into something else temporarily.

    Put washer and dryer under counter in kitchen. Works great, can see kids play and get it done. Put mud room and bathroom by one of the entryways so dirty farmers can run in and out and keep rest of house clean. Open kitchen up to bathroom area so it is one space!

    Hi Nave. I am from the UK. When we were building our farmhouse with two toddlers ww bought the biggest trailer house and we lived in there. After the house was built we sold it. We saved so much time and effort to seperate life and construction site.

    All that woodwork is beautiful, I hope you can keep/incorporate it into your new design. Take a fool's advice, plan for extra outlets/jacks, plan for years from now when you may not be able to get around quite as well when you do your floor plan. That will enable you to stay in your home longer...not an issue now while you're young but you will thank yourself later.

    If at all possible, when you remove any architectural details, try to save them in case you want to add them somewhere else.
    Then you could possibly make any of the additions fit the original architecture.
    If it's something you don't need, it's probably valuable and you could sell it to help pay for renovations.

    I have done spray foam for 15 years and no matter what anyone says to you DO NOT Let your family stay in the house while you get it foamed and even after it is finished stay out for 5 days at least and us 2 pound close cell foam.

    I see all the comments about preserving the woodwork and have sympathy for the loss of parts, but it can't all fit in the new plans. Which are incredible and will suit your family so well. I'm sure there is a market for old materials that no longer fit this house, but can make another one beautiful. I don't think people realize how many of these old houses sit on farms in the Midwest. Make the house fit the family, not the family to the house.

    NAVA, I am old and I am the youngest of eight so from a family of ten, if you make your home one large room that includes a kitchen, you will spend the rest of you life washing walls, curtains, floors, ceilings, tables, pictures every nik nac you own because grease and awful stians from the cooking in the kitchen. Trust me you will live to regreat your decisions. If you must follow this plan, install the largest and the most powerful stove fan and extractor to can find in the world. ❤❤❤ . I keep your family in my prayers . Thank You for sharing with us old folks.

    You’ve done a great job so far on your farm and home.
    Please consider working with someone who has experience in this sort of remodel, perhaps a collaboration with an experienced UA-camr.
    We used a designer on a 60 year old home and were able to keep the character of the older home while updating the space to make them more functional in a modern sense without losing the character and charm.
    You family has loved and really cared for this home for over a century and it is now yours and you’ve earned it!
