If you're planning to buy, it's crucial to understand that the listed price isn't what you'll end up paying, especially in a competitive market. For instance, if you're comfortable spending $750,000, you shouldn't be looking at homes priced at $750,000 because you need room to bid higher. Let's look at some data to illustrate the current market conditions. In Alexandria City, the average sale-to-list price ratio is 101.4%, Arlington is at 100.2%, Fairfax at a hot 103%, Loudoun County at 101.5%, and Prince William at 102.3%. Single-family homes are in the highest demand with the lowest inventory, making them the most competitive. Condos move slower and are less sought after.
