The rental market in NYC is basically a crime right now. The government needs to step in. Even the not-so-good neighborhoods have 2 bedroom apartments listed for almost $3K monthly. And $3K to $4K for 3 bedroom apartments.
The problem is you need regulations to stop the out of control rent that only upper income people can afford. The City only cares about the upper income and the poor. The Middle Class get no help and are the new poor. The middle-class need help!
HONESTLY i taught the brooker fee was one month rent . Example the rent is $2500 its 2500 . And three months was the standard to move into a new apartment . And the brooker keep the last month .

This guy doesn't make any sense at all. I've never heard the average brokerage fee tallying up to $20,000... I've also never heard of cash paying tenants who are working paying 15-30% of annual rents, traditionally it's always 1 month of the rent. Subsidized housing vouchers can pay up to 15% of the annual rent. That's all. I'm sure if this is the case, the landlord reserves that right to decide on a tenant for themselves, without being branded as discriminatory....even more.
I'm apartment hunting right now and so far I've haven't encountered brokers asking for 30% of the annual rent, but 12-15% is starting to become pretty common. That's a huge step up from what used to be just a month's worth of a broker fee. Just like tipping this shit is bound to go out of control. Not every renter can afford to shell out five figures just to be able to move.

And as bad as it sounds theres a lot of trust fund babies easily paying those ridiculous fees that realtors usually go after. the middle class usually pass on apartments with dumb fees

@ i agree with that but this is not the right solution. It only lets landlord to bake the cost in the rent and at the end of the day nothing changes. The city needs to figure out something else better than this.

This is ridiculous. A Broker Fee shouldn't exceed 1 month and should be disclosed up front if and only if they brokered the deal.
