Sg-JB RTS will have impact on both sides. Those who wants to earn Sg $ salary will move from other states to JB & work in Sg. JB will be holiday or retirement home to those Singaporeans who seek a cheaper COL.
The HDB's prices will fall because Malaysians who bought HDB flats or rent them will sell and move back to JB to stay if the prices of rental over in JB are very much cheaper. Those Singaporeans who play with the property market will get burnt. Good for people who buy houses to stay but not for speculation.
