This video seems like a great resource for those interested in real estate investing, particularly the BRRRR method. The detailed analysis of the rental property provides valuable insights for investors to make informed decisions.
I think this new format is great. Very informative and realistic. Eitan put it all on the line for us and kudos for telling it like it is. I think his experience and the way he described his feelings as things were not going as expected is something all experienced investors have felt at one time or another. This experience will only make him wiser and stronger in battling future obstacles. I do however think at the end it should be pointed out to the listeners (especially newbies) that projecting the numbers here could have been better from the start. This project started out as a cash flow deal, buying in Rochester because of the Mayo Clinic, but buying a run down house for 165k when you know that rents would not command even 1% probably was an omen of things to come, especially when you go out of state to find that deal. Blowing off vacancy, maintenance and CapEX to maybe make him feel good, but, it should be pointed out that is not a good step if you want to be considered an investor and not a speculator. I am from Austin, Tx and considering we are getting hundreds of retired baby boomers coming south due to the weather, I immediately thought that renting in MI during the winter is not good. Usually we factor in 5% vacancy but in MI you probably should have a higher % due to the weather. I think Eitan said it took him 6 months to get it rented, not a great sign going forward. Over all, I like the concept but a little MORE discussion of the things that went wrong and HOW CAN WE LEARN or WHAT CAN WE DO to insure they don't happen in the future would be most beneficial to your audience. Eitan portfolio is impressive only being in the US a few years, he is obviously doing something right. Cheers!

Coach Carson, your deep dive video was excellent as this is what the real estate community truly needs. There are just too many videos either talking about mindset or giving a very general view of the economy, which is not truly helpful to investors. I would recommend in taking control of the interview by asking specific questions instead of allowing the guest to get off target. I was still not clear as to how Eitan 1. Found this property. How did he connect with the broker? 2. Financed this property. How did he find the hard money lender and what was the terms? 3. Rehabbed property. How did he find the contractors? How did he insure the work was completed with acceptable quality? 4. How did he find the tenant? Any issues with rent collection during COVID?

That’s a great story. 1st time investor with a bit of luck and deep pockets. Looks like it was a few years ago. The interest rate had to be below 3.75% to make those numbers work. Also, this was not following the 1% rule.

Please ask your guest speaker specific questions pertaining to the main topic, and try to re direct him if he's discussing too much about his life. Your viewers has an average attention span of 8 minutes ,Just by statistics. Just a thought..thank you for your content. Peace.
