  • In this video, Chandler takes us through another one of his first investment properties. Having this duplex for quite a few years, it has been through a lot, with lots of history - good and bad (some viral, some not). He dives into all of the juicy details by crunching the numbers of current rents, expenses, and how he distributes his cashflow. It’s important to analyze the positives and negatives that have transpired over the years so as to learn from the past and make appropriate changes if necessary. As with most investments, there are always improvements to look at. However, like many investments, there are so many things to celebrate as well! This property is definitely one that has generated an amazing ROI.

      If it’s only one day and the basement is $450 a month then it’s only $15 so where is the $200 from?

      ​@@alisonluciana3958 $200 is the court/legal fee to file the eviction and have a court-ordered sherrif/officer there during the move-out. Chandler mentioned that to the tenant during the interview b/c he wanted to talk to them (reasonably) without involving the courts again.

    Also that interior is so trash. Tiled floors are so outdated even if they are in good shape. Cabinet and overall style is very old. The kitchen isn’t even that big, you could have definitely revamped it with not much investment, esp since you gloat that you’re just rolling in the dough. But I feel like because it’s in such a “rough area”, you allow it to look as stale and outdated as it is because you can get away with it. Sad

    Why you no show the famous basement? Lol i really wanted to see what they did down there to not have been paying rent but bragging about his skills yet still living with all the holes through all that time yet ready to fix when being evicted for free.

    My 27 yr daughter is moving out of her rental so we’re looking at her getting a duplex for around $200k with a FHA loan so she can get on the property ladder and have the tenants pay the majority of the mortgage so she can save to buy more investment properties.

    The one you gave an interview?
    I'm a Property Manager and I would be so offended if my boss went to interview the deadbeat evicted tenants. Of course I did everything right! It's the evicted tenants who caused 1000's of $$$ damage you should believe your manager. He didn't make them trash the place, not pay rent etccc....
    So wrong for an owner to side with deadbeat trashes tenants.

I’m gunna watch your hour long eviction video just to get the whole picture, (honestly, so gross that you filmed that unfaithfully.
