With over 400 years of history, this historic building offers an unparalleled living experience in a vibrant area outside Lucca.

Beautiful...I was expecting a palazzo in poor condition but this one is move in ready and more. Some beautiful paintings were hanging on those walls!! The Cardinals bed felt like it should be in a museum ...in the bedroom with sitting room , whose wedding painting was on the wall? Just gorgeous. I hope a lovely small family with some rescued dogs moves in:))

Gorgeous, palazzo! I love the grounds , especially the pool, cause it matches all the architecture of the rest of the house. The only part i wasnt too crazy about it was the last floor (attic) where there is a " very modern kitchen" cause is totally different from the rest of the house. The price unbeatable ! Another winner brad!

Another beautiful old home and garden, but a lot to keep on top of. Location wise, great.
Good place to mention what the owner said gardening costs are:
Major Springtime cut:€1000
Weekly maintenance: €15/hr for gardener about 4-8 hours a week during growing season. November-March not much goes on for weekly.
All in all not bad. In texas I had to lay $120/wk to have my yard cut.

Spectacular! This seems like incredibly good value. I live on the west coast of British Columbia, Canada. The house is on high bank waterfront, a 1970s era 2-bedroom rancher (a tear down) and the property would probably sell for around 1.2 million Canadian. Ridiculous!
Canadian here too. From a small city in Saskatchewan…a new build in the 3500sq/ft range would easily cost $1.2 million…the value in Italy is just insane

I love that the systems appear to have been moderized without comprosing the picture perfect historic condition. I so wish I could scrape together the funds, but that's not happening this time around. It's bittersweet that the owner is giving up her ancestral palace, I hope whomever purchases this respects it's value as a piece of history.
If you knew the whole story you would be balling like a baby. Such a wonderful woman... Olivia and I know what she is going through from personal experience. Life happens.

Thanks Brad. When I mentioned the pool being 'overlooked', I didn't mean in the sense of winter neglect, but in the sense that a number of palazzi and other dwellings look down on it!!

Brad, you’ve outdone yourself this time, in finding this beautiful home. Truly a great buy that I thought would go for €1M. Very difficult not to fall in love with this house and garden package. Is the garden exclusive to the property for sale or is it shared with whoever lives in the other side of the palace?
It is private and belongs only to this part of the palace. The other half of the palace is owned by the commune and has no land rights to the garden and pool.

My concern for Italy is my knees & wet cold weather. I need to be in a warm place yr round
Even far southern Italy gets cold in winter. Maybe in a few years more not so much! 😪
Move to Spain ! Costa Blanca area around Torrevieja. 300 days of sunshine guaranteed. Large Salt Lakes make us a special micro climate. The area is between Alicante and Murcia.

Just the pool can’t be used. It gets cold here. Today it’s 8°C and I am 200km of here. Pool months could be May-September. Maybe you could stretch that with some solar help…!

Amazing place. almost a museum . I'd hate to to redesign it, but couldn't live in it as is. way too old world. I was shocked it was under a million and an half. It would cost a fortoun to maintain the gardens properly. and god knows what work it needs.
The gardens are actually not that expensive. In the spring a company comes in and does a “Big Cut”…. flowers are planted, and basically the heavy lifting is done. About €1200. It’s a big crew.
Each week a gardener spends a day caring for everything. That’s about €120 (€15/hour). That lasts from late a March to Early November. So about €4000/year.
Over all not bad for a 1+ Acre garden. I spend more for my house in Texas.

Guess they were big on outsized living rooms…! There were two of them and they were gigantic. Olivia and I really wish this house was in our area where we bought all our rental properties because the house was phenomenal. And the garden and pool across the street was something that you would see on Bridgerton.

uhmmmmm... The Palace is what you see in the thumbnail, both sides totaled 10,000... I don't know what you live in but around here that is gigantic.
In Italy, "un Palazzo" is a Noble Home, not a palace like you think of with the queen standing on the balcony waving to the crowds. The town I live in has a few dozen Palazzi (I am in Montepulciano).
Beauty is in the eye of the beholder. You are getting fed videos that show Italian real estate. A lot of towns around here are 500-1000 years old... I think they look pretty good for their advanced age!

The garden is gorgeuos, but the house... Yes it's a tiny part of the palace, but it's small! The bathrooms are not looking good, very vulgar. The only thing that was really beautiful, was the chandelier made of Murano glass.
I don't like jacuzzi, and I hate saunas. Here where I am now, every single house has a sauna. Every house! It's not a selling point.

It’s inside the historic district so public parking is outside the walls. There are options for garages nearby. You could also build a garage just outside near the home a small wood garage on purchased land.
