    When you're buying a house (old or brand new) NEVER take a word from the seller's inspector, they get paid off to lie. ALWAYS get your own inspector.

    I admire how you explain how you learn from your mistakes, most people will give "false and inflated" success stories only, saying something like "I bought a property for 300K and sold it for 500K" , or a stock at X price and sold it for 2X price, but they never said their failures. Thanks.

      Americans have tossed their own country under the bus as Trump was ditching 20 regulations for ever new one. The economy was booming, enemies were terrified, cheap gas/food/Amazon, but the media decided to "fortify" the election.
      I have property, I have silver, I have a business making cash, I have crypto and by the looks of things its still going to be tight with Brandon.

      The only ones that were laughing were the left wing media. Brexit and Trump were a shot across the bow for the WEF, UN, Brussels and UN. The very same entities that are controlling the Biden regime right now.
      Xi promised to take Taiwan down before hes done. If that happens and the Saudis see that the deal with Kissinger is dead along with Petrol Buck, the US loses the reserve currency.
      Russia just signed a deal with the Saudis for military in Aug. The wheels are in motion.
      China and Russsia are loading up on gold. China is coming out with a CBDC early next year in the hopes of looting the reserve currency. Hillary and Obama made some enemies a long time ago and they are now coming back atchya.

      You don’t need an attorney! You should ask the inspector to show you the the building code they’re enforcing. They can not ask you to do something that is not in the code book. You can buy code reference from Home Depot.

    I am stunned at how many people in 2020 and 2021 bought houses and waived an inspection!!! Unbelievable. No way would I pay more than the listing price and waive an inspection. I will rent until things calm down. I have bought and sold many houses and inspections are incredibly important. As always, great info in this video. Thanks Jaspreet!!

      If you’re paying cash there is no bank or insurance involved. Lots of people are paying cash.

      I have bought two houses without a formal inspection and lived to regret it.
      Unlike the typical more obvious sewage drain plumbing problems, the most often overlooked and most easily covered up is ELECTRICAL PROBLEMS, especially overloaded circuits done by the previous homeowners or a "Jack of All Trades" handyman who was lazy about setting up and connecting to a new breaker in the panel.

    Next video please address how to build capital realistically when you are starting from zero...you can't get real estate now without a sizeable down payment and single occupant housing is hard to turn a profit on unless you have positive sizeable equity

      Miquel - This video isn't about starting from zero. If you have excellent credit and a decent job, USDA or FHA 203 rehab loans are a place to start.

    Some rental properties don't generate a lot of monthly profit however the property may be appreciating a lot so there are two ways to generate wealth.

    If your investing experience is less than 10 years start with 5-6 portfolio. Don't bet big on any single company, learn the process first. Initial diversification is not bad, it really worked for me during my early years. Remember that protection of capital is a must. Good luck.

      Very true. Also new investors should study the market. Market crashes are an opportune time to protect capital in the sense that one can gain years of growth from the bottom of a crash in a matter of months. this last crash provided over a decade of growth in majority of stock. Always be ready to jump at these opportunities.

I had an investment manager guiding me at this time and I happened to achieve my goal in 7 months and 3 weeks. Bought my $425K contemporary home. So, yes, opportunities do materialize if we don't sleep on them.

    I personally hate dealing with rental properties, many people do not respect your things and will break/damage things. I don't want that headache anymore, just going to stick with dividend investing and relax.

      The trick to that is purchase a warehouse commercial building . The area I work in all commercial Warehouse buildings the person renting it is responsible for any and all repairs with the exception of the roof. If the AC in the office up front tears up tomorrow my boss has to replace it. The type of Warehouse buildings in my area they're all huge concrete wall, AC units are on top of the ceiling only one way up in the building managers the only one with access . there's really not much that someone can damage

    That real estate horror story broke my heart, man. My heart goes out to you for that time, but as you said, that was a crash course in "Real Estate Investing 101" the hard way. My goodness, I would have almost walked away from the market after that and said, "Yeah, there has to be another way to earn income without dealing with people like that anymore." City property inspectors just coming up with items that need fixing at the property just so they can continue to get paid. That sounded so predatory!
    Fortunately there are REITs (real estate investment trusts) that don't deal with actual people, just the income and mortgages of commercial properties, but those aren't as lucrative short-term (or even long-term) as directly dealing with real estate properties. Still, there are avenues to get into real estate if you choose to go that route. Nice video, Jaspreet! I learned a good bit here from you. :)

    Thanks for the nice investment principles. I'm already doing most of these but will not do investment properties since I don't want to deal with tenants, permits, and rental agencies. There is plenty of income to make without having to own rentals

    Can you elaborate on the real estate investing? Like, what are the steps you have to take to find a management company to manage your properties for you? What are the requirements/roadblocks to investing in real estate? How do you afford the mortgage, utilities, insurance, and whatever you have to pay the management company and employees for the investment property, AND the mortgage/rent and bills for the place you're actually living when you're just starting out in real estate investing?

    Forgot to mention what happened when the covid hit and people didn't pay the landlords. A lot of those landlords went into debt, and they couldn't remove the tenants, and some of those tenants walked off and didn't pay the landlords over a year's worth of rent. This also messed up their credit report.

      Those landlords were paid by the government, if they weren't to lazy to apply for the help. Programs were in place to help them cover cost.

Well, something must have gone wrong with their payment but the landlords received the last laugh because they are raising the rent across the United States and it's nothing anyone can do about it but move out. Someone going to move in and pay that rent price. The landlord is getting their revenge. There or more people in the shelters and homeless on the street. Honestly, if I were a landlord...I would have done the same.

      I own a commercial rental property and it was fully rented out through the pandemic. I trained my tenants that we would all be stronger if we worked together; teamwork, I was flexible with them and vise-versa. We made it through together and they never fell behind on their rent. Guess what; they're still with me.

    Jaspreet, first point seems incorrect.. It is not a question of you getting a property in $150k but of getting a tenant for $1.5k per month for the said property.. which makes the yield of 12% which you don't get in US.. real estate yield in US hovers around 2.75% which means approx $ 350 per month..

    Jaspreet, would you please expand on owning a Cash Flow Business; specifically would you mention the websites you use to find a business to purchase? I'm also curious about the methods you use to determine whether the business is viable and a good deal. Also, are you referring to crowdfunding, or literally straight-up purchasing, say, a laundromat business, for example?

      Try dividends stocks because they do pay cash flow and you hold them for the long term.
      ETFs will also produce cash flow depending on what you decide you want to invest in. Some of them will require very high minimum balances and some of them are very cheap to buy you have to decide your own risk level and risk tolerance.
      May I own multiple different kinds of companies each one pays a different amount and I look at it in the number of days per month that I get paid. My return in percentage has to be at least 6% and above and I found at least 10 companies that do that. You must do your own research however!

    buy rental properties both commerical and residental
    buy and flip houses.
    stocks: buy stocks you can trade and sell for a profit, buy stocks you hold for dividend.
    cash flow plus resell at a profit.

    Just be aware that many HOA or community associations (such as condo's) are putting restrictions on how many units in the community can be rentals. So know where you're buying.

    I have few real estate properties and all rented to present market rate, my equity is multiple millions and very handsome positive cash flow and all managed by property management I don't move my fingers I retired gov decent job with good pension and now I am traveling the world and enjoying my life in beautiful California.

    I know that my house would be a cash flow giant in the city of East Boston...Logan Airport close, downtown a stop a way on the T. Easy access to all interstates..plenty of off street parking and quiet neighborhood with lots of parks and elementary schools. Just saving enough to turn it into a rental.

    Peace of mind is priceless. Having good tenant is luck but when you end up with a bad tenant and giving you headache and ruin your place.....going through sleepless nights is not priceless...i prefer having to invest in good etf, live moderately/simply, and peace of mind
