This doesn't make sense to me, the bond pays a rAte of 10-13% pa That means you need more than 1M for you to earn KSH 13000 every month. Instead of investing 1M there for you to get only 13000 (bedsitter) every month... Why not start your biz , with even lesser amount na ikulipie rent na ata fees. Hii ni wastage of both time & money. Saving up to a million is not easy, start a biz grow & live a meaningful life.
You don't understand the point being made. Govt bills and bonds are among the most secure investments, not to mention that it is passive. It earns for you whether you are up and about or unwell and unable to work. You "buy" your guaranteed dividends at the point of buying the bond. Starting a business is a different ball game. You can make profits but you can also lose everything in the course of the business. Potential gains are higher but the risks are equally higher.
Why not buy a studio apartment and you dont need to pay rent and the asset appreciate? And the rent would probably increase every 2-3years. Just wondering.

The 1mil in bonds invested today will be worth 300k in 8-10 years. Although you were getting a small amount monthly. Your capital investment has depreciated terribly. For all you know your 1mil might end up being a 1mil note that can't buy a loaf of bread. Ask Zimbabweans about it. Secondly it's the level of liquidity. You might decide to sell the studio for 2mil in 4-5years plus the rent you have been getting during that time. Bonds have to mature just like a fixed account.

It would not appreciate faster than inflation. The average appreciation for real estate in Kenya is 5%.

The rent you collect from studio is at what rate of return annually? Just thinking

It's a tap sale so the yield/price is fixed.
