Доброго дня. Убрали одно дерьмо и постелили другое.... Цоколь надо было изолировать, и сделать засыпку с трамбовкой грунта. После сделать стяжку и по ней постелить тёплый пол под керамогранит. Yeah, same deal in germany, if you don't have a cellar underneath. Every time I see some US house building stuff, I have the feeling, that they don't build to last. Good insulation + concrete foundation above it would be my choice.
Also, with these wooden floor boards, you cannot use tiles for flooring. Even the elastic tile 'glue' will give up over time.

. With a 2 x 10 on 16” on center you can span up to 20’, Engineered I beams even further with exceptional strength and no deflection.
This just seemed like a lot of extra work to adapt to 2 x 4 floor joists.

Thanks for the comment, here in Australia we don't normally use vapour barriers on the sub floor. We do care a lot about ventilation and letting the structure breathe. The bearers and joists used are termite and moisture resistant LVL's. They are structural and engineered and great to work with because they're straight as an arrow.

soil bearing capacity influences the AREA of the foundation (footing) (weight per area} not necessarily the depth - as well as obviously the imposed load? The depth of the foundation (footing) is determined by the strength of the material and presence or not of reinforcement and by its position in the soil relative to the depth of frost and or stable soil or bed rock? Typical minimum soil bearing is 2000 psi, meaning a 12x12" footing could bear (12x12" x 2000# or 288,000 lbs)? Assuming the footing remains intact (reinforcement). Continuous verses individual footings respond to potential of lateral as well as earthquake loads and can be dictated by local codes. Commentators, please make corrections.

It probably would have been more cost effective to bulldoze and start fresh with a clean sheet modern design. Remodel labor is priced at a premium vs new construction. When encompassing a significant portion of the structure, piecemeal deconstruction is more costly than bulldoze. An all new design is free to incorporate modern energy efficiency objectives, is unencumbered in profiting from contemporary architectural trends, and avoids legacy issues such as mold, asbestos, weak foundation, suboptimal siting, drainage, unremediated radon, inadequate insulation, outdated electrical and plumbing, etc. It's not just what you save, but the value of the final product that matters.
