      Do you mean income limitations on W2 income? Kind of endless potential for 1099 income.
      Most of the UA-camrs probably don’t talk about it because it’s out of our legal wheelhouse lol.

      Yeah W2. Karlton Dennis specifically goes super in depth on this and in many many videos neglects to mention income limits. It seems to me that most viewers that are watching these videos don’t have as much 1099 income to protect via cost set. Thanks to lots of your content, myself and others will be there one day too! Keep up the awesome content brother.
      Just launched a cape cod property that has started very strong in a slower market. Next purchase will be oceanfront and get pink pickle like treatment! Currently working on second two dwelling property in NH doing midterm rentals near a hospital.

    The people who do not succeed at arbitrage are real estate investors who have a real estate mindset not a business mindset two separate things. that's why most fail. they are running it like a real estate play not a business play. who the hell wants to co host and deal with management and annoying landlords looking over your shoulder ohh why didn't we make that much this month ?! no way ! disregard this video. arbitrage is the best play you have more leverage more leverage more control. yea your expected to pay rent every month no matter what correct but you can always lower and pivot adapt lower rates to at least pay expenses. ohh yea also good luck pitching co hosting to landlords with no properties hahaha!

      No the best way to do this is to own your properties. Then if you deal with a slow season at least your money is going to equity instead of down the toilet to a landlord. I did try arbitrage and didn’t like it.
      I wouldn’t be interested in co-hosting. I manage all our properties but there’s a lot to it. With co-hosting you would deal with 2 things that I hate about managing our own properties and that’s dealing with some bad guests and dealing with cleaners. IF I’m going to deal with those 2 things I better be getting 100% of the money NOT only 20% of the money. Plus as you said I don’t want to deal with some crazy landlords that expect things to happen overnight No thank you!

      You don’t own anything with arbitrage. At the root of the business there is 0 leverage. Landlords can pull the rug from you at anytime

      @@memoirmystery at the end of the day landlords need rent paid. yes landlords can pull rug anytime this is true but why would they if the rent is being paid on time in full when normal tenants can't there becomes leverage in that.. pros and cons to both but co hosting is not it

      @@joerosato1163 Agreed but then needing rent has nothing to do with you directly not having anything tangible as a middle man. Without you being in direct control, which as a renter you’re not, you never know what could happen. Without ownership, you’re never truly in control. But then again even with ownership you’re not in control so I digress
