    I did a seller financed deal. With 10k down 4% interest. With an agent on a 500k house in November. I was super excited.

      Congrats! Im finding there isn’t much wiggle room in CF for those situations. Did you explain your structure further on how you’re cash flowing with such leverage?

      Usually, when you offer full price on Seller Financing, then it's must be 0% financing with a ~5-year balloon depending on each deal, after a minimal but decent down payment. It works for me.

      @Hcjfnzjc So I got it with 10 year balloon. I'm planning to use it for personal use at the moment. However I plan to do mid term rental when I'm done. Nursing is big is my area. Also I have another property in the area that isn't as updated as this one that I rent for 3100. This one should fetch about 3400 long term.

    Real great episode. Liked the different things to think about with creative financing. When I look at a property I like to walk it with a 360 degree camera on a stick and then I can go back and look at everything again once I get home. Plus records my conversation as I walked the property.

    I managed to find some estates where the person died and the family are selling the property and just want to unload it fast. I’ve almost convinced a few of them to offer seller financing. They’ll end up getting more than asking price and also won’t get that lump some income up front so it’s better to spread that over time .

    At 14:00 regarding the question as to whether you should offer above asking price for seller finance I have found in my markets that the asking price is usually above the value based on the NOI and cap rate so my approach is to offer the full asking price rather than a discount if the seller is willing to carry the note. This is usually only effective once the property has been on the market for a while or the listing is ready to expire.

    Hi. Why would a home owner do seller finance when they get (a) less money up front to reinvest etc (b) Take x payment per month for x amount of time only to en up without the house when they could just rent it out forever for a similar amount and keep the house forever renting it out. Thanks 😊
