I agree it’s best to just rewire. That’s why I put a full rewire in the estimate of rehab. If you do the kitchen and bath, might as well just make everything new 👍

When doing a bathroom remodel for a client, do you buy the materials that you need when they give you the first deposit or is that deposit just for your labor and the pay for materials separately? I just started following you recently and your content has been extremely helpful! Thank you so much for being so thorough!
Typically bathrooms take min 2-3 weeks time to prepare for after contract is signed. No one usually has their items ordered. I try to leave the big items out if my bids (vanity, faucets, tile, toilet, accessories, etc) let them haggle over those items. I try to get 15-20% down upon signing. That covers my start up material costs, day one of starting I ask for at least 50% of remaining balance. That covers my labor for the first week. Then one payment after tile is set & Remaining afterwards. My end payment has gotten smaller over the years. Too many goofy people. Maybe 10% of total cost for final.

What is your thoughts on sliding doors where there is room either inside or outside the bathroom? Lots of bathroom doors are useless. I.e. open door blocks vanity drawer etc.
