Hi. I opted in for the optional components from HDB, so yup, the floor vinyl tiles (for living room and bedroom) are additional on top of the base house unit price. FYI, toilet and kitchen tiles are by default tiled by HDB. No changes done to that.

Heya. Due to space constraints, the default door is a sliding version. I saw some neighbours hacking away the whole sliding door and the wall partition and leave it empty for bigger room space. You can search for more ideas. 😉

Yeah. They called it OCS (Optional Component Scheme) whereby there are 2 packages. Package 1 will include flooring for living/dining and bedroom. Package 2 will include sanitary fittings like basin with mixer tap & shower set with bath/shower mixer. If you intend to install storage heater, then the tap & shower mixer will be useful. If you want industrial look, you can opt out of either or both packages. However, kitchen & toilet flooring are already included in by default by HDB. One more thing, not all projects are vinyl flooring so it really depends. Wall wise, if you study the floor plan, the only "fake" wall you can hack will be the one with sliding door to your bedroom. The rest are the structured walls which you cannot hack.

Hello. Mine is 99-year lease from HDB. Yup, the living room & bedroom flooring are vinyl material & it's light brown colour "muji style". I think different projects have different floorings. If you have other preferences, you can opt out for floorings.

Hi. The new house came in raw form meaning nothing at all. You can see wiring sticking out from those electric points. You need to buy your own lights and ask your ID or contractor to install. For lightings, there are 2 electric points in living room (+dining area), 1 in bedroom, 1 in toilet & 1 in kitchen. It depends on individuals. I requested for cove & down lightings for different usage. So I have more lightings and I paid more for electric works. 😄

Hello HZW. Yes, I chose the type and level I prefer. Regarding selection of unit, I listed down 10 units starting from the most ideal unit I want (depends on where you want your house to face or the direction of the sun etc etc). Then when a date was being assigned to me, I went to HDB Hub and waited for my turn to be called in to select the unit and level I wanted. While waiting, there are TV around showing the units of your block. You got to look out for the units you want. If the number turns red, it means someone has taken that unit. Then you need to cancel out from your list. Remember that there are also your new neighbours "fighting" for certain units. So it's important to list down. For me, all first 6 units were taken up. I took my 7th choice but really thank God that it turned out to be the ideal one. Lol. All the best & good luck! 😉😊

Hi. It's around ~$134,000. Loan wise, it depends on individual. If you have sufficient amount in your OA, you can pay off at one go. Otherwise, some will take up loan either from HDB or bank.

It's not cheap though and is it really necessary? What if there are 50 or 100+++ defects? Are you going to rectify all issues? 😅 It's really up to individual though. But I think it's good enough if your ID or contractor can do basic check for you. 😉

This is the best layout. The 46 sqm 2rm layout shown at HDB MyNiceHome is terrible, hdb better stop offering it.
