- What to do when you find water under your gas fired water heater. Showing where to look to determine where the water is coming from and if the leak is repairable or the water heater requires a replacement.

Please note that a water heater that is overworked or runs completely cold can condensate, giving the appearance of a leaking tank. This may also occur when a new water heater is installed and fired up for the first time. Dry up the area and wait 24hrs to determine if it was condensate or the tank actually leaking.

This was an exact replacement for the old one that lasted about 10 years. ua-cam.com/users/postUgkx7yWIKcrbA9KMHkGSfcgxW2lsjHT6B8Sh The top of my mitigation tube by my roofline was just a 90 elbow which allowed too much debris to fall down into the fan, eventually ruining it. Without this issue, I bet it would have kept running another 10 years. When I replaced this fan, I added an extra elbow joint so the top tube now it does a 180, which should solve that problem. The radon guys around here wanted to charge me a $300 diagnostic fee, then parts/labor (probably close to $600 total). I installed this all by myself in about an hour for the cost of the fan; it would probably be even easier/faster with two people. FYI the manufacturer's warranty greatly differs depending on whether you install it yourself (1 yr warranty) or have a licensed installer do it (10 yrs).

I listen to your sequence of operation for boiler mine was working fine suddenly it stop when thermostat ask for heat it did nothing I tried all zone but boiler did not fire I have code showing stand by it has power every thing I suspect one of those switches how I check switches 😊

You left one more leak, the gas valve box itself! My heater has Honeywell brand valve box which it turns had a plastic probe that can crack and cause water to run through the probe out to the box area.

Darn it. It’s past midnight and I just discovered water around the water heater. The bottom seam is wet and all else is dry. So this means mine needs a replacement.
me too tonight , after returning home from my surprise birthday party. I noticed a strange noise but couldn't source it, it sounded like a running toilet. Turns out my water tanks leaked out luckily into the floor drain, but yep bottom seals leaking and good to. Figured how to turn it off and now looking for a water heater! Happy Birthday! lol

My electric water heater is leaking from the two holes on the top at the cold water inlet and hot water outlet. Water rises up from the holes of those two locations. It's not trickling down but rises up. Going to pull the tubes and see if it's salvageable tomorrow. It's 12 years old.

You skipped the one place that mine is leaking from. The two tubes that connect at the bottom of the control panel, one flexible the other rigid, one or both are leaking from the connection point. What are these for and is it just a matter of replacing a gasket(s)?

How do I turn the water completely off to the hot water heater? I have turned the knob off at the top but it still sounds like it's running and the hot water heater burst a while back but I don't have the money to replace it at the moment. So how do I stop it from leaking (drain pan is full of water) out of the pvc pipe outside until I can afford to replace it?

Is it possible to take advantage of the hot air that comes out of the heater to heat a room?

My water is always low. I use cold water for everything. Showers and everything

My 14 year old gas water heater has a pinhole leak at the top, where the exhaust vent is located. I will be installing my 3rd water heater in 30 years. This happened 6 weeks after installing an electric anode rod to prevent corrosion, go figure.
Very helpful video, but I have a question. Mine is leaking from behind the gas control box/thermostat. Does that mean I have to replace the thermostat or just re-teflon tape the threads inside?
I have that problem, replaced the thermostat but has nothing to do with the inner tank itself, I may have a corroded tank.
What did you end up doing?
Is there any way to disassemble it to find the leak? Mine is leaking from the upper portion somewhere, but not from any fittings that are on the outside, or that seam on the top.
I just got a new tank saturday and I have drips forming all over the very bottom of the tank. The seams are dry and none of the fittings are leaking.

What about the magnesium rod leak
What if it's leaking from around the threads of the drain valve? I can see a lot of rust where the valve meets the internal body. Can it be repaired?
You may be able to remove the drain valve (after draining), and clean up the threads. Then Teflon tape the threads and reinstall the drain. To be honest if I was to go through that trouble I would install a new drain valve though, and this should fix the leak. Hope this helps. Good luck!

Mine is 15 years old and leaking from the bottom seam. It's in an outdoor water heater closet, but I have the baseboard of the wall adjacent inside my house peeling away from the wall. Does water damage like this always require assessment? I have a fan blowing in the area and I'm hoping things will dry out fully here soon.
Hi lockergr, In most small leaks like yours, letting it fully dry out would be fine. Without seeing the extent of the water damage, I'd recommend having a restoration company take a look. Most of these companies offer a free assessment. Hope it all goes well! All the Best!

Average water heater lifespan is usually around 12-15. This depends greatly on usage, make of water heater, and quality of water. I would say it's time for a replacement. Pricing varies greatly on area and size/model of water heater as well. It would be best to ask for a quote from a local contractor.
Hello, I had a tiny drip from cold water/supply line - a tiny adjustment on the connection resolved the drip but now I am dealing with removing the water in drip pan that’s below the drain. I’ve been using a shop vac for removal each day, little by little as it trickles out from under the water heater.
My concern is how worrisome is this remaining water and whether it’ll cause the bottom of my water heater to rust and produce a “real” leak.

If it's just residual water from the leak it isn't a worry and should dry out eventually. The metal pan at the base of the water heater is just a cover or shell. The pressured tank is more towards the center of the water heater and is covered with insulation then the thin metal cover/pan. Just check in on it for the next day or so to make sure that the leak is fixed and that the water dries up. Thanks for the question!

Possibly from the control valve? Check that connection. It is more likely from a connection on top of the tank though and it's running down the insulation of the tank. If it's from the control valve it can be removed, Teflon taped, and reinstalled.

I personally only install A.O. Smith and Bradford White water heaters. They are major brands which have a good quality product and easy warranty to use if needed.
The gas control doesn't have an OFF option it only goes from REALLY HOT to Low then after that it has just a dot, which is not labeled if it means OFF or "what does a DOT mean?!!!"
Hi Joel, You made have the off/pilot/on control on the top of the gas control depending on your model. Can you supply me with your tank's model number? With this I'll be able to direct you in the right direction. The model number is on a sticker on the front of the tank. Thanks

I would still like your opi ion, my landlord ended telling me not to mess w the control, leave it as is... do u think it is still neccesary to have the control in Off setting?
That model will have the off/pilot/on control on the top of the control valve, next to the pilot button. GE refers to it as a "gas cock knob". Page 16 and 18 of the manual show this products.geappliances.com/appliance/gea-specs/GG30T06AVJ00 . If the water heater is severely leaking it should be turned to the off position and the water supply should also be shut off to the tank. Hopefully this information helps you out. Thanks!
Just bought a new tank 60 days ago . Got a small bit of water bottom of pan. It’s a new Rheem gladiator which shoots me a warning of a leak. Tank states service soon. What in the world ?
Is the water consistent or does it only happen once in awhile? If it only happens once in awhile and after a big usage of hot water it could be condensation. This can occur if a large amount of hot water is used in a short period of time or if the water heater is undersized. If the water is there and growing all the time, then it is going to be a leak that has to tracked down. Start at the top of the tank and inspect all connections as you work your way to the bottom of the tank. Hopefully this gets you in the right direction. Good Luck!
What do I do if its obviously coming out the drip tube?.. i shut off water heater and water to it but haven't touched anything else?
It will most likely need a new temperature/pressure relief valve. They can wear out over time and start to drip. This is the brass fitting that the drip tube is connected to. Home Depot/Lowes carry them in the plumbing section. Just make sure to get the numbers off the current T&P valve, most likely a Watts 100XL or L100XL. Excessive temperature can cause the T&P valve to leak as well so double check the temperature setting.
@@PROSDIY it blew like 10 gallons out BUT I just found out she keeps it cranked up high and had just ran 2 consecutive showers , idk if that finally upset it ? Is it even safe to try it again but at a lower temp with the same valve attached or should I just replace to be safe to avoid another mess?
@@brianjohnston7294 Personally I would replace the valve for the peace of mind. There's a tensioned spring in the PRV that can weaken over time and if it has blown a few times. You're correct, having the temperature cranked and high usage caused the leak. That being said it's your call. You can try repressurizing the system and running at a lower temperature. yo i just woke up in the middle of the night hearing water splashing. and sure enough its the drain valve. so like do i turn it of or what cause i dont know shit about this but i woke up my dad and hes putting hose on the valve to drain it by our drain pipe lol so like is this shit gonna explode or some if we leave it on
Hi John, If the leak is pretty fast the water heater should be turned off until it is repaired. If the water heater is left on, the burner will run constantly because of the leak. Hope you're able to get it fixed without any problems.
