    The level of inefficiency and corruption in this administration is becoming absurd. Those who are disabled and do not receive the support to which they are legally entitled make me sad. I sincerely thank you, June Renae Matthysse. Imagine making $6k in 20 days with an investment of $1.5k

    57:34 - it’s clear what’s happening and Victoria (although they get everything wrong) probably got this right - land taxes are more expensive on houses than units. similarly basix repairs more onerous on individual landlord than shared amongst strata - the victorians have found a way to take houses out of the hands of foreign speculators and back to the people. More states should follow, while boosting public housing as there will be significant rental hurt while the properties churn through speculators to home buyers

    Depends how long you can keep the plates spinning, county Victoria will be the first to go , Victoria and can drop 200-300% in some rural areas , agent are cold calling now and starting to show signs of concern , there still very busy but the market is fading, need rentals to become available first , And how many cranes are in Melbourne at present, all the more pressure on the RBA to holt , all the shopping centres seem to be full thanks to Albo’s new supporters running around buying 10 of everything

      Well, last week I was in Shepparton and on my way back to catch a train to melbs about 30 or more middle aged Chinese with brochures in hand were leaving the station to walk to the town. Now, explain that weird sight to me. They were there to buy? Buy what? Why country town? I know Shepparton is very multi cultural. But seriously I think there’s something more nefarious than just buying property. Why would you buy in this very depressed town? We are not in any way connected to these goings on. The only way it gets out is by observation. The group of Chinese and yes they were Chinese were all middle to pension age. I mean wtf. They were being led out from the station by another Chinese. No whites involved. It’s all up for sale and I believe it’s seen as a cheap in road to living in Australia. No matter where it is

    Strata fees were my big bugbear when I was looking to buy. I know that I would not buy anywhere that doesn't have a parking space. That's only me though.

    It's more the financial in Melbourne. It's also safety compliance costs introduced by State Government as well as rights such as pets ect. We have had cat urine making a unit uninhabitable, dog barking continuously in apartments causing neighbours to leave, curtains chewed by puppies, mould due to renters drying clothes inside the second bedroom so as to save energy costs. I could go on about land tax, overworked/under trained property managers

      Where can you dry clothes in Melbourne if not inside? Drying clothes outside in Melbourne is very limited by the weather. Wet areas are poorly designed. Using a drier in a laundry is only going to shift the mould problem from the spare room to the laundry. Not really a solution.

    In Melbourne, the stock of 1-2bd apartments is huge.
    If I were to break it down, it’s currently 10% studio, 40% 1 bd, 45% 2bd and 5% 3 or 4 bd
    There’s a gap in the market that doesn’t allow for density of families, just density of young people.

    Buy a great vehicle, and live on the land.
    I'm loving it. A friend of mine even has a chicken, while she lives on the land.
    Jobs a plenty. Prospect, hospitality, gardening, mobile hairdresser, fruit picking....,,,,,

      Try paying for it the cost of living is killing people i know of a couple that dont go anywhere anymore that cost money because they dont have the cash they are prisoners to the mortgage not the way i would want to live.

      I disagree, look no further than melbourne for proof that taxes on investment reduce the cost of properties

      What it's been increasing rents is the demand side(immigration) as the construction sector cannot not keep up with the demand.

      @@jameswillis8969 Wrong, it's because they operate too leveraged ignoring the risks. That's the reason every monetary/fiscal policy cicle there is a property crash. It has happened to many countries and it's inevitable to happen here too.
