  • So how much does it cost to buy a home in Hawaii in 2021? Home prices are increasing statewide, especially when compared to a year ago. In this video, I’ll be going over the median sale prices for single family homes and condos in Hawaii, both statewide and per island, as of January 2021, including changes in percentage from 2020.
    As home prices continue to rise, it's getting harder and harder for local families to afford these homes.

    Thanks for the reality check. The tragedy is that the average wages prohibit most locals from buying a home.
    I live on the Big Island and you are absolutely spot on when it comes to affordability. Homes in lava zones 1-3 tend to cost much less than those 4-9.
    Kilauea’a last eruption wiped out 700+ homes in the lower lava zones. However, new homes in these areas are selling quickly due to the almost affordable prices.
    Land is much less expensive there compared to land as an example on the Kohala coast. A lot in Pahoa might sell for 12-15K whereas a lot in Waikoloa, if you can find one is 200K+. A newly completed lesser expensive home in Pahoa might sell for 250-300K whereas in Waikoloa you’d be hard pressed to find one under 650K. This is a huge difference.
    It seems as though one of the problems stem from the lack of building lots on West side of the Island as opposed to the East. Hawai’i County in my opinion seems to be the weak-line here in approving plats.
    Affordable housing is a major problem for the State. Families that rent apartments see no way out as it takes in many cases a double income just to make ends meet. Renters are forever trapped in the rental market as incomes are prohibitive from qualifying and 20% down payment money is simply a dream. For those that are fortunate enough to save enough for a down payment, disappointment rears its ugly head when they find out housing prices have once again risen to the point where the efforts to save fall short.
    There is always Hawaiian Homelands opportunities if your 50% native Hawaiian and can wait for 50 years to purchase. Chances are you’ll die before an opportunity arises.
    It seems as though there is no “fix” for the affordability crisis for locals and their families.
    I don’t know what the solution to the housing problem is. What I do know is that the locals are getting the “short end of the stick” which this mainland ha’ole boy who is a (home-builder by trade) thinks is unfair and shameful!

      @@HelloFromHawaii For Oahu, the powers that be have decided that developing the Eva plain is the solution. It takes rail to get through the Pearl Harbour pinch point, so that was the point of rail. But, things are not working out quite as planned.

      The solution is obviously that the poor must educate themselves on what the rich already know. The poor must play the game that the rich have always played. The Stock Market and trading FOREX is the ONLY difference between the rich and poor.
      This is a very small but powerful secret that is kept from everyone since birth. How to trade Stocks and FOREX is the true knowledge that we should be taught in schools. Because if you know how to create your own wealth then you dont need college or a job, you can live your life by your own rules, totally free, always doing what you want. But everyone thinks you need school, college, and a good job because thats what they teach the masses to keep them poor while the rich get richer trading the stock market and FOREX options. Its literally that simple and thats what makes it so fucked up. SMH.
      Thanks to the internet spreading so much free information, their secrets are finally out and available for everyone. Maybe even for the first time in history. Apparently FOREX has existed for 500+ years, yet I just heard about it for the first time last year.
      There are plenty of youtube channels teaching this stuff now. A few I watch are STOCK UP with Larry Jones, Adam Khoo, Jeremy Cash Young CEO and Mamba FX. Many people including Hawaiians need to learn this so they can get fucking rich, take control of their lives, and call the fucking shots.
      Thats what im doing anyway. Im going to own property all over the world, most definitely in Hawaii, and no price is going to scare me off because I can afford it all.

      The same thing is happening in Indonesia. Foreigners are buying up land there and hyper-inflating the land and home values...making it unaffordable for the citizens. As our dollar weakens with the print and spend inflationary tax that has been going on in our government for decades we will continue to struggle to afford life. We need to vote in reps that want to balance our budget and cut wasteful spending. Who we have in office right now is crippling our economy. It is amazing how generous he is to the world but not American citizens who are struggling or homeless.

    It's crazy how expensive it is to live here. I was looking to buy in Vegas 2 years ago. And for $530,000 I found what would be my dream home. It was 3 stories, 6000 sqft of living space, 5 bedrooms, and 4 baths, swimming pool, 3 car garage, back yard and a rooftop deck. I think something like that here would be in excess in the millions. Great video!

    For Big Island you cannot get financing in a rift zone 7-9 due to possible volcanic activity. You also, cannot get home owners insurance. You can get an acre of land for $15K or less, but then you have to contend with blue rock, which is very hard lava that will cost you around $60K just to excavate. Kona, Kohala and Kamuela Coast is a rift zone 1. Kona Coast homes will run you at minimum $3 million. Kohala coast almost the same. Kamuela will run you about $1 million, which includes beautiful Waimea.

    Most houses on the Big Island are on the windward side, so less expensive. Most condos are on the Kona side, so more expensive. If you compared windward condos to windward houses and Kona houses to Kona condos I think you would see the normal relationship restored. (It is actually possible to get lava insurance but, with coverage limits and it is expensive.)

    Spot on for Oahu. The tricky trap is that buying a condo comes at a price...condo Home Owners Association (HOA) dues only go up. Dues affect affordability and in turn prices. So even though the prices of condo’s are closer to being achievable, they also come with that additional perpetually-increasing cost. The older the building, the worse it gets. The cycle of dues going up and being expensive is build into the system, that whole ecosphere is not likely to change.

      I’ve found $200 grand 1bed condo has $1400 HOA. This is crazy, even though you owned a apartment, practically you are renting it. This is a joke.😭

    This is what it's like to live in Loudoun County Virginia! It's so crazy. My parents bought a townhouse and had to cram 7 people into it for almost half a million dollars, and my uncle and his family were able to buy a huge single family home with a pool for less in southern Virginia!

    Try San Francisco homes, sold in 1975 for $60,000 is now worth $1,500,000 in the Sunset District south of Golden Gate Park. And small track homes of 1,300 sq ft. Homes are expensive!

    I live in Haleiwa and the fact that I'll never afford a house here breaks my heart. Even if you buy a condo in Waialua or Haleiwa the HOA fees are a joke, like $800+

    It is cheaper on the Big Island. I bought my 3 bedroom, 2 bathroom on a 3rd acre for $160k, 4 years ago.
    Lots are going for around $9k. 👍🤙

      Very lucky . There are always exceptions. Location is always important and not getting in to a buyers panic....there is also times when renting is better than buying.

      Try 4x more. Homes in kaimuki were 300 k in 2000. In 2022 they are 1.4 mil.

    From watching some of your (depression living in Hawaii videos, id suggest maybe the mainland country lifestyle is calling your name... Theres plenty of competition in the mainland as well.Its getting pretty expensive in any GOOD city! Especially is its growing! Good Luck! I hope you find your dream home!

    Maybe the median cost for condos on the big island are more because they are more in demand. This would make sense since you don’t own the property surrounding it, or the outside. You only own what is within the walls. So your liability is less in case of fire damage.

    I truly enjoy your videos...so honest and important, so thank you.
    I do understand your amazed frustration with housing $$ in Hawaii-it doesn't seem right for locals-but everyone wants to be there. I am in California's 'Wine County' in the redwoods near the coast, and it is beautiful despite wild fires. We have similar INSANE prices; my house which I bought for $360,000, 17 years ago in now 'worth' $900,000 (!!) according to real estate estimates-that's just crazy talk! I couldn't think of buying it now. I think people/families need to get creative to survive until it calms down of shifts. As an example, my daughter and her husband (both working professionals) may just add to and then take over my loan and share the space for awhile so they can afford to stay in the area. Luckily it is a big house on 1/2 acre and this is doable. It would be win/win with some adjusting. I hope Hawaii comes up with some ideas for locals to have a first shot at housing with some kind of break built in: Keep the culture and Aloha alive.

    Hey I just saw there’s flooding on Oahu and a lot of homes damaged. Hope you’re ok. We have relatives on the Big Island and we’ve been thinking of moving there. True, some homes are super expensive, but the old kind plantation homes are pretty cheap in the smaller towns. What gives me pause is driving on the belt road on the Hilo side. Kind of scary.

      We're okay. A lot of the flooding damage was on the northeast side of Oahu and parts of Maui.

    For Hawaii Island I think the reason the prices of Condos might be higher is because they are for the most part in Kona. They are catered mostly to Tourists, time shares and vacation homes. But try check the prices again for home now I’m pretty sure they’ve gone up on just 6 months.

    We need to limit foreign investors a lot more. There’s no way prices will drop unless that happens. Literally anyone on earth can buy property in Hawaii if they can afford it. That’s asinine. We’re literally running out of space 😅🤦🏽‍♂️

      It's not only foreign investors. It's a lot of domestic buyers from the mainland and Hawaii. Low property taxes make it a good investment.

    We couldn't have bought our place and the leasehold today.
    We bought on the Marina in Hawaii Kai in 2012 coming from Kalama Valley.
    Both properties we bought and sold went up aprox 250k.
    Yikes. We barely did it.
    Oh and both are townhouses.
    The one we live in now is appraised about 1 mil.
    Crazy!! 1436 sq.ft.

    This is true. I was lucky to afford something as a millennial and that was only through a government assistance and being “poor enough”. Remember though, poor is making $100k in Hawaii. So you need to be poor enough to qualify but rich enough to make the payments. It’s stupid. Very stupid. And we’re still living paycheck to paycheck.

    It’s very possible to buy a home here as a local. Just gotta put the time in and be willing to buss ass. It’s what you get for 80-88 degrees year round, not shoveling snow, walking around in 105 degree weather and being around friendlier people. In 28 years, I’ll be able to sell my house amd buy 3 houses on the mainland. Gotta do what you gotta do though.

    My wife's parents bought their house in 1974. It was a 4 bed 3 bath across the street from the ocean Kaneohe bay w/ a view of Chinamans hat, for only $85,000.00.

    Same issues here on the mainland, although you are feeling it more.
    Can you be an owner builder? I think ICF would be a good option. What does a yard of concrete cost in Hawaii?

      I think costs are going up for concrete here. The building permits are taking a while, though. Lots of waiting while costs continue to climb.

      Concrete is roughly $150/yard near me. I found a link to a Maui ready mix place for approximately 200/yard. Lumber prices here are coming down on the mainland. I think building in concrete (ICF) is the way to fly as you get a much better structure and for not a lot of additional money. I think holding off waiting for prices to drop will likely not work out. I don't think construction prices will drop significantly. Labor here on the mainland continues to be in short supply.
      I went on Zillow and was looking on the big island. Lot prices don't look that different than here. Although, I don' t know the construction and engineering challenges there. A lot may be cheap, but you have to consider getting power, water and septic installed if it is a remote location. All of which add costs.
      For a lot of people, their only reasonable path to own real estate is to be an owner builder and build something small and get started. I think this would be a good HGTV type show, following owner/builders building their first house. I would find it more interesting than most of their programs that are about find it, fix it, flip it type stuff. Design and engineering matter as much as asthetics.

    Cant imagine. About 1982 I bought a 3 bedroom 2 story condo with plenty room. Our front with lanai looked out over a park. The park was just grass and trees. No playground stuff. This was a bit above pearl city. It cost 100,000 . Now I cant imagine affording anything now. My house in the mainland with land cost 53,000 .

    Condos are going up on Big Island because a lot of them are in the high end areas near the hotels and multi million dollar homes.

    Same situation here in Olympia WA. Just not as dramatic since beginning prices weren't that high to begin with. Glad I took the jump when I could. Also glad I have relatives on Oahu and Hawaii Island. LOL Now, if I could only afford the plane ticket.

    Were you able to see any data on what percentage of home sales were cash transactions, rather than buying with a mortgage? In Florida during some recent housing booms, a very large percentage of purchases were by people moving to the state with a lot of money snd paying cash. Locals who are still working, and need a mortgage were priced out of the market in some areas.

    Same in Austin TX. I yearn to live like I used to in Hawaii and now, I got my wish. My 1050 sq ft duplex is $600,000 and not even close to a beach.

    I wish my parents bought property on Maui. Instead I have property on the big island. I just spent $$$ on brush clearance on my 1 acre lot in Hawaiian Paradise Park. I'll be watching for my lot to increase in value than I will be ready to sell it.

    Having a silicon Valley pay check can only buy homes here...i could never buy a home here if i had a local job...sad fact. I bought a house in HK bc the schools were ok and wasnt about to send my kid who is in first grade to private school...by the time he graduates HS we would of spend 300k for k-12.

    What's crazy is the remote workers moving to Hawaii. They will last about a year and a half. It is hard to live in Hawaii. The home you are buying in Hawaii is not worth the price.

    As a millennial, the chances of me buying a home on Oahu is slim unless my career takes off or if I made some lucky investments. As of now I'm just thankful I have a good family that bought their house years ago through good old fashion saving, investing, and hard work. And I'm thankful for being an only child 😁.

      @@HelloFromHawaii you know from neighbors, friends and acquaintances, I've learned that a lot of locals split inheritance. You'll see houses divided amongst family members living together after their parents long passed. It gets ugly too when a sibling feels they should get more. To a point where they don't talk to each other anymore.

      Thanks for the question. I think it depends on which island you are looking at. Big Island is the most affordable. Oahu and Maui are expensive. Renting might be your best option.

    You literally have to be millionaire now just to buy a house. I rent and live in waianae I have a 3 bed 2 bath and find this is the cheapest. If I lived anywhere outside waianae I'm lucky ill get a 1 bedroom one bath for 2k.

    Pandemic is unfortunately increasing the price of lumber and other materials not only in Hawaii but everywhere. Our long term renters are in process of building up the street from us. Yep, the volcanoes here are very unstoppable as Mother Nature…just is….as with paying the mortgage when we move over from the mainland we will have to find jobs…and rethink what we do for a living…🌈😃🤙

    My folks former Temple Valley house (I paid off sizable part of mortgage so still it was someone mine was well) as is now over estimate at over 900k huh... what how.... that's insane
    Edit my old co-workers lost her house in Kapoho Bay to the lava. She was renting it to another co-worker and I spend a weekend there after working on summit of MK. Walking out between the ponds after spending a 10 days at the summit (the dorms at Hale Pohaku above the visitor center) it was dreamlike serene place. Shame it's gone now.

    Hawaii is one of the most expensive place to live in the world...It's in the middle of pacific ocean with lot of folks crammed into tiny islands, competing for real estate, No thank you. It's a nice place to visit but I wouldn't want to live there.

    This looks like time to develop knowledge of plumbing and electrical even quality house cleaning. I have found after buying a home there is always things you want or need to have done even House painting.
    I should add I once call an Election to change 💡. I’m grateful they just laughed . Did cost me.

    I hope all the money you are saving you are investing. I promise you can afford a home even at 1million if you do smart investing and save something from each paycheck. Research what you love and what you know. Buy stocks (since you can not buy property the point of this and is another good investment) in companies you truly understand and feel like have a bright future. You can make it happen.

    It definitely seems like wealthy people from the mainland are buying homes in Hawaii. Do you see it getting to the point where most of the people living in Hawaii are wealthy mainlanders and squeezing out locals? I have met a few locals that couldn't afford living in Hawaii anymore and moving to the mainland.

    This is very sad for natives/locals. Selling to non natives and have the prices rise like that will make it very hard for natives to buy local homes. Natives with land need to hold onto it tight. Bc that's insanity. This will cause true poverty. And the culture wasnt designed for this. The areas culture will be ruined at this rate.

    I was born and raised in hawaii, then moved to vegas and now been living here for more than half my life now. I'd always had on the back of my mind that I'd move back when I'm older, but looking at the cost of living always inflating, impossible. Unless I hit a really awesome jackpot... lol

      Having lived in Toronto and now living in Hawaii, it's pretty comparable.
      At least here in Hawaii, things are beautiful. Lived most of my life in Canada and Toronto was the place I hated living in the most.

    You keep saying getting a home in hawaii in so hard, but if any of you were smart, you'd join the military and get literally everything paid for you and your family, then when you get out, use your VA loan on a house in Havaii, go to college for free, get money every month for the rest of your life through disability, maybe even transfer those skills into a civilian career, there's even a chance you'll be stationed right there in Oahu lol, and enjoy the many other perks of being a veteran like free health insurance for you and your family for LIFE.

      @@heatherramirez27 Many people are legit terrified of snakes... I used to live in Canada and had five constrictors (i.e. non-venomous). I had friends who wouldn't even come to my house because they were terrified of tiny little three feet long snakes with teeth about as long as a dime is thick.

      @@vorpal22 Capitalism is for the people. Our government is not supposed to devalue our currency and inflate costs that make it harder to live. The national debt is over $31.7 trillion now. They are spending our money before it enters the economy. Inflationary tax is not capitalism. Our representatives are supposed to represent the people and not their pocket books. Socialism/Crony Corporatism/Communism are very similar...they all stifle true free market Capitalism and prop up an elite few. It redistributes wealth and crushes the middle class. Who in their right mind would trust any government with your money and believe they have your best interest in mind? Big government is oppressive. Socialism is sheep's wool for Communism. Once they financially cripple you they control you.

The countries that tend to have the highest quality of life index are ones that are hybrids between socialism (for essential services) and capitalism (with strict restraints). The US is in no way a typical western country: it is tied for the 27th in terms of corruption index with Chile, which is extremely low, and the political system is complete garbage with a party slightly right of centre and a party that's so far right that if they move any far right, they're liable to fall off the edge.
      The US spends absurd amounts of money on completely idiotic projects, e.g. the military and trying to establish a border wall. I grew up in Canada, where the cost of education was a tiny fraction of that of the US (when I finished my PhD, I had no student loan debt) and where the fact that I have an autoimmune disease (which, for the exact same medication, costs about $40,000 in medication per annum in Chile and Canada, and costs $150,000 per annum in the US). Canada, like most western nations, invests in education and health care, whereas the US adamantly refuses to do so, which shows where its priorities lie, and why the sun is setting on the American Empire and how we constantly hear acknowledgements that we must make America great "again," thus admitting that it is no longer great.
      "Big government" may be oppressive here because the political system is broken, corrupt, and in the hands of capitalism. Many western countries trust their governments.
      Capitalism is a dismal failure of humanity, and the more free the markets are, the less free the people are.
