Thanks very much for doing this video. I’m a Lennar home owner in Oregon. For me Lennar Homes has been a mixed bag. In my case I used an independent realtor to purchase my Lennar home. Lennar was very nice to my realtor. Been living in my Lennar home for two months now. Already I’ve had to file a warranty claim. Currently I have two outstanding issues that need to be fixed. Also I had a cable that had to be dug up and replaced. Will wait and see how Lennar Homes handles their warranty claims. To be fair the Lennar employees I’ve spoken with (both in person and over the phone) have been very polite and professional. Like you said there are definitely “pros and cons” to buying from Lennar Homes. For me I hope the “ cons” are over. A very well done video!
Purchasing a Lennar home and fridge is included, blinds are included, as well as security system, and tons of upgrades. I wouldn’t do backsplash with the builder. That would be something I would DIY to cut cost. Overall I’m happy!

Great experience with them, used a realtor but the seller did most of the work as everything is pretty straight forward with new builds. Their in house lender gave us a great rate on top of the in house incentives. Overall great experience
We are finishing our buying process with Lennar. The only thing that worried us is that our lender asked them for the last documents so we could do the closing, and they didn’t send them to the lender on time. So now we are 5 days delayed because of them. I am in VA. I expected that this resolved very soon.
Buying from Lennar in the hottest market - Chandler AZ. It is specific as Phoenix in general is not ideal and has a lousy school system Chandler and edges of Gilbert are one of the hottest magnets- looking at Lennar against the other builders for new communities (KB, Maracay, Toll, New Homes,Richmond) land is locked and the zoning is crazy. I don’t like that I can’t choose much with Lennar BUT!!!! In looking at all the other builds and their prices I can choose better and deal with upgrades after and still end up financially better. A big down is here locally they stopped paying agents commissions and we have been in a lottery system for 18+months in this area due to the desire. Give me a great neighborhood, Great floor plan at a competitive cost and I will upgrade the rest cheaper than what I can get from the other builders for under 1mil. Yes…. You heard it here …. Gated community new bike near desired area is 850k plus for 2400sqft
Wow thanks for for sharing this information I live in a lennar community in the suburbs of Tampa and notice the amenities the pool area and parks could’ve been bigger considering how many people live in this development. We went with a lennar listing agent and it is very true what you said our agent did not put the effort into selling the home. I’m still happy with the home and the floor plan.
We had a great experience with Lennar, our sales person was fantastic, our project manager gave us weekly updates and allowed us to walk the house as often as we wanted during construction. At one point I noted during construction a visible seem in the ceiling (the final drywall wasn't completed yet) but our project manager had the subcontractor retape and mud the ceiling so it was perfect for us. The house was completed a month sooner than what was estimated and the quality of the build was outstanding. We used Lennar Mortgage and that also was a great experience. This was our first new build purchase, we researched all of the builders and endless models and are very happy we chose Lennar.
I wish I had watched your video before our Lennar home purchase. Extremely horrible experience. Just know it is a lessoned learned and buyers remorese. Thank you for sharing

Well the door frame they ordered was too small. We have been sitting with a removed door frame in our master bedroom since August 2021. I’ve submitted the case over to the Maryland Attorney Generals Office and waiting to see what is the next legal step to take.
It was a terrible experience dealing with Lennar, especially post closing.... I will never buy a house built by Lennar once again! I recently had a leak from a crack over the concrete window frame on the upper level that resulted in water coming through and damaging the drywall. When I called them, they said it was a "maintenance issue" not covered by the warranty and referred me to the insurance instead. Terrible Experience and that wasn't the first time to turned me down, it happened with my backyard again, where rain water will set for over a day creating mud and killing the grass, they refused to deal with it because I had planted some trees along the end of the fence. They will always find ways to get out of dealing with their mess and never showed any interest in addressing their defects.
I was looking at a Lennar home in the Charleston area. While the salesman was walking me through a property being built, I watched a worker using a nail gun putting a dozen nails into a vertical beam, totally missing the vertical backing stud every time. The salesman noticed this as well, but said nothing. I thanked him for his time and walked away. I have never looked at a Lennar property since then, and never will.
In 2017 I visited several Lennar community in Miami. I was very disappointed with each. The sales people were rude and without knowledge. When I finally decided on a home costing $400K, I was told that Lennar neither painted the interior nor provided kitchen backsplashes. Needless to say, I walked out.
Hey. One ? I am not really into condo. ( esp if they are like a bowling alley. ) Maybe those little houses with tiny back yard and rear garage. Love those ❤❤❤How hard is it to get a lawn service and 😅? price.
I recently bought my 5th home in my life. A Lennar home. It was a horrible experience and Lennar uses crap building products. I consider Lennar as the McDonalds of home building. Not very good!!
Thanks for the video In the process of buying a lennar home. If it wasn’t for the crazy market would prob go with something else but the house has everything we want without specing it. Only missing a couple things but we got it for so cheap honestly couldn’t pass up especially because everything else around wasn’t even worth it.
@@ohmynola08 I don’t think so I feel like it depends where you buy from. I’m in Atlanta and I went around the neighborhood asking how responsive they are and everyone seems to be loving it. They had some small problems that got fixed in a hurry. Also I’m taking an inspector before we officially close.
I agree. We have to move because we need a bigger place. Everything else in the price range is terrible. We are gonna cross our fingers and hope things work out
Did you say friendly sales people? Not here. One of the reasons I looked more into Lennar. Glad I caught the red flag ahead of time. Seems to be a bunch of people in the community I passed on that are having many frustrating problems with there brand new homes.
Great video. Just signed a purchase contract of 70+ pages. By reading that contract, I realized that they have every condition covered and I basically can do nothing with it.

I grew up in Charleston. They are doing major gentrification right where I grew up. So sad! Pushing people out then rebuilding so those families have to go somewhere else because they can no longer afford to live there. Moving lower income families in one area, instead of making the area nice and affordable for them.
Our closing date with our new Lennar home has changed 4 times. We will be closing in Aug vs the original date in Feb 2022. It’s been extremely inconvenient for us as we have to keep delaying the sale of our current home and the initial interest rate has almost doubled. It’s has taken over 16 months from the time we signed the contract to when we should finally close. We are already looking at remodeling one bathroom because it won’t meet the needs of my elderly mother. We had zero input on the features of the home. But we like just about everything Lennar picked out. We will be changing and adding our own personal touches in the coming months with other upgrades. Wish we could have done this during the planning phase of construction. But it’s not a custom or even semi-custom home. But when I get done it’s going to be semi.

Horton to look at houses in the suburbs of Tampa and I notice dr Horton houses are very small and the room sizes are a joke and the living spaces weren’t that big either that why my family choose to go with lennar you get more square footage. Dr Horton in Atlanta is sneaky watch out for their listing Agents.
Whatever you do. Don't go with D.R. Horton. Several lawsuits, Black Mold throughout the whole house, and the community. Lost animals because of the Black Mold, and we were getting sick from it.
we had bad experienced at lennar when we first drop by and made inquiry, it turn out that this sales person is so arrogant (shes a lady) so horrible we wanted to know about there houses and this lady responded that” WE ONLY CATER FOR THOSE WHO WILL BUY THERE HOUSES!! Damn! Well, yes we’d purchase at lennar to another sales agent at lennar not with the first encounter eventhough will just proved to that KAREN at lennar that we got a house! Unluckily there was a problem that lennar did not follow the front door and garage door design with window which it should have and thats what we’ve signed for the contract if the house plan! lennar do your thing, its not an excuse that you supply chain of material is low common we will pay exact amount inreturn you shoud satisfy your home buyer!
My experience with lennar homes being a carpenter of forty years look out , structurally alright but finish look out . Look out for everything is included because not everything is , before you move in make sure
look out for the paint job interior and exterior , look at the doors make sure they close properly , the cabinets make sure there are no broken draws or cabinets , be sure and check the shower pans for any holes or scrapes , that is just part of it , they promised me 18,500 in extras before I bought and a couple of months later I noticed not all was there I tried to fight it but they had an excuse not to honor it , the HOA I'm living in is making people repaint the fronts of their houses and they are just two years old . I was already planing to paint mine because of the poor craftsmanship I have already painted most of my interior . bottom line their superintendents are terrible they don't know what is going on half the time , one more thing are the fences they look like a two year old nailed them off , I went through and screwed the fences off because they were not properly nailed but don't worry all these track home builders nowadays are pretty much the same , one thing I got to say thank you lennar for building something like this because I would be bored if you didn't !@@GPG0000
They are the worst builder we have ever dealt with!!! They actually put the joists in the wrong place and then said it was normal. There were over 100 items that they messed up. From the house to the mortage to customer service bologna. DO NOT BUY LENNAR. PERIOD.
I am currently purchasing a lennar home. We first rented a home that was built by lennar and we haven’t had any issues with it! We love it!
My 1st home was by them. 15yrs lived in it. No major issues. 🎉
