It's obviously much easier to achieve an EPC C when you're in the process of renovating a property as you can factor in what needs doing - but an EPC Assessor can also point you in the right direction with an existing property.
Hi there. Thanks for watching and for your question. The EPC is based on a scoring system. You get 'points' for everything you do to the property that contributes towards improving the thermal value. For example, adding insulation or installing a more energy efficient boiler. The more points you have, the higher your rating. Hope that helps 👍
It's all corrupt I got a new Epc rating of a D. They told me that to get it up to a C I would need to insulate and concentrate my cellar. I have done that 10 years ago only need to pul the carpet back to see this. Insulation in-between grounds and 300 in the loft and they say I've only got a 100mm in my loft. So they never gone up to look. Have a new boiler with remote thermostat. It would be nice if they did there jobs properly

Its all corrupt. My EPC is rated E, ....It estimates my energy to be 15,800 Kwh for heating and 4,800 Kwh for hot water annually......just checked by energy bill......5,333Kwh for both for the year!! I have a woodburner installed (HEATAS certified) as a result I use very little gas to heat the property. And I have a stove kettle so using less electric in the winter for a cup o char!!

Think the torys have scrapped the plan for now.
Do you know if an epc rating can be wrong? Let’s say current and potential is both D- could that be wrong?
it's a possibility if you're unsure, maybe it's best to get a second opinion from another EPC assessor.
