    Hi Brian. Commission is based when she sells the house. 6% 1/2 3% to the selling agent 1/2 to the buyers agent.
    It’s typical 6% here in Hawaii. Next round before you list the property ask what percentage is their commission.
    You’re the boss.
    As the management of the property the fee can range from 3% - 10% of the rent. Example: $2500 x 10 percent = $250 this varies.
    You can negotiate the percentage before you sign the agreement. We’ve got some smart people here in Hawaii they’re smart to ask us for a small discount.
    2025 will be a good year for the real estate industry. Best wishes to you and your family.

    I don't understand why you are doing all of this.
    You reached 700k subscribers on UA-cam which is a big achievement and it can bring a high income but you decide to stop UA-cam and trying from scratch all of those unstable things like Shopify, Solar sales, Security guard, high speculation in Crypto, risky investments in two expensive houses in two different countries at the same time.
    It could have been so easy just continuing the videos and spend half of the income for living expenses and invest the other half in NASDAQ 100 for example.
    You could have stayed always together with your kids and now you are separated for a long time and you have to deal with a lot of stuff.

I could have vlogged but I chose not to at the time to reset. XRP and Solana are my main Crypto actually and I’m doing great what’s wrong with showing a trusted alt coin for huge possible growth as I showed my own results.

Even totally responsible parents can lose a house, especially me as a young parent and a second house? Excuse me how many houses do you even have or properties do you own? I’m willing to guarantee I have more than you. You’re not Mr. perfect pal I’m sure you’ve made financial mistakes in your lifetime like everyone else who wasn’t gifted $1 million or is a rich kid. You learn from your mistakes and I’m sharing them here, but all you have to do is criticize.

    upon listing, the price, more often than not, drops.. do some backtesting to other similar coins know when u think its best for u to take some profit. u can leave some of the coins there and buy back /accumulate when the price dips if u really believe in that project

      I don’t know about calling it a scheme that’s crazy bro…
      I just did not like dealing with that much grief and angry people over the phone and annoying people by calling them. That is something I will not want to do is be a telemarketer and once I found that out, I jumped out of the business, even though it’s very high paying , but it’s very difficult to be a salesman in that sort.

    It appears that FL has an automatic commission fee BUT if you choose to terminate renting the house out and agent management is no longer required you would have to wait 180 days prior to selling. You would have to legally terminate the agent's contract. Do the math on 6% commission versus 6 months mortgage payments.

    Hey Brian. I have a house in Royal Palm beach and it’s been rented out while I’m out the country, similar situation to you. My contract with my agent doesn’t have anything about having to pay a commission if the house is sold and I would also be pissed if i found this in mine.
    If you’re interested I can share you contact for the agent I use, they helped us buy, rent and now as a landlord.
    If you can keep renting the house you will be better off in the long run especially if you plan to return, otherwise a new purchase, your taxes will be insane.

    I think you need to really get a Lawyer who can help you. They way it works is if you sell the house the realtor gets a percentage of the sale but its not close to 6% that is way too much.

    We have a house in NY and we rented out without realtor company it saves us some money because we know some company they charge you much specifically for house repairs which is not necessary and they cause that damage so they can earn profits. Good thing our renters pay us on time so no problem and we keeping our house because our APR is very low when we bought it at 2021. It’s for my kids future investment which is good. Goodluck sir.     Bryan, there are commenters here on your vlog post that are spam promoting other so-called crypto experts.
    They are easy to spot because their names are like famous actors or from certain foreign countries. Then there is a string of replies mentioning how the crypto promoter has helped them or asking how to contact them.
    This is a widespread problem with spam comments in UA-cam vlogs.

      It often is but it depends on what the rental agreement states. I know some landlords who build that cost into the rent rate because they have had tenants ignore the lawn and let it get overgrown or weed-infested. Then the city starts citing the property for code violations.

      I’m offering that service is put into the rent same with the pool because I had the family doing it before I even rented it out $140 a month isn’t huge so I’m fine with it being in the deal.

      No. Not in the Florida USA. The owner of the property is responsible for landscape and whatever needed yo be fix in the house.

      ​@@cynthiafrankel8769 Cynthia, I'm curious as to where you got that information and what is your background or experience to make such a statement? Are you stating that it is a state law that requires landlords to be responsible for landscaping and all maintenance?
      I was licensed as a Realtor in MO & KS for 15 years. I was also a leader in a real estate support group for investors and landlords here in Kansas City.
      In my experience as a former landlord and Realtor, a residential lease can be structured according to terms agreeable to both parties subject to state Landlord - Tenant Act and local ordinances. I don't recall any statutes in MO or KS mandating that the landlord is always responsible for all maintenance and landscaping, etc. I have seen, and used, leases where the landlord is responsible for major things such as structural, or safety concerns and costly repairs such as hot water heaters and HVAC systems. On the other hand, the tenant is usually responsible for lawn maintenance and repairs up to a certain dollar amount. This can be structured with the responsibility of either party on these points.

    You have to make a decision on politely moving the renters on and then creating the contract null & void and never deal with the broker again. Or better yet, tell the renters they have to move on and break the lease, even just for one day, then move them back in under a different contract with a different broker.

      That won't fly. If the original Realtor filed a lawsuit, it will come out in discovery that there was an intent to circumvent the original agreement.

      @@kcmoguy888 Exactly, it all depends on intent, and your intention is to vacate the premises to serve maintenance on the structure. Then re-admit "any tennant" under a contractual obligatory contract that "you create"... Your laws in the states are not so much different to our here in Australia. I have been in your situation both in Australia and on my home Siargao Island. It has worked both times. Its all about the "intent"..."maintenance on the for said structure" That's the law.

      Wow, thank you for sharing your experiences, etc. yeah the wording in this is very tricky. I could copy paste it to you here, but basically it says anyone related to the renter from friends that even stayed one day at the house to relatives to cousins who is related in any shape or form within the lease contract or any lease procured during the time +180 days she really covered all her tracks so I’m just gonna wait to 180 days after the lease expires because she did not want to lower her commission or even be cordial at that matter because I texted her and she never replied once I said I was gonna keep the house for a little bit. She literally ghosted me instead of just talking about it or working it out with me for 3% which is still 20,000 dollars for her.

      But is it normal to do that on a rental contract? We really didn’t discuss anything about selling the house. I was just trying to find renters and yeah, it’s my fault for not reading that she was gonna get commission automatically of 6%. I was so focused on finding renters ASAP and getting back to the Philippines that I looked it over.

I was a real estate agent until one day I could no longer live with myself being told continually that it is ok to lie a little, when all we were doing is a constant state of "ONE BIG LIE"...NEVER EVER TRUST ESTATE AGENTS !!!!!!!! Now I trade commodities and that doesn't hurt anybody. You are well within your rights to act as I have stated accordingly. "THAT IS THE LAW"... Seek council and solicitation advice of course, im just somebody you are yet to meet from the internet, you are more than welcome to come say hello on Siargao Island. You know what you have to do, you are well within your rights to act accordingly. The estate agent has no recourse. As long as you remember your intent. Which I have stated above.

      If you paid 500k+ 20K closing costs 3 years ago and sell it for 620k you’re going to owe 25k + in tax, you also lost 23k in rental from them crooks, assuming you only spent around 5 to 10 K on repairs you’re only looking to make 40K in profit at best so all profit would go to agent that is not fair Brian !

      Yes, there was a large class-action lawsuit against the NAR. It was settled in March 2024.
      It involved anti-trust violations for inflating commissions.

      Hey Neil, what’s going on brother thanks for sharing. Yeah, I heard about that. Even my renters were saying the realtors no good. She’s treated them like they’re the worst type of tenants when they’ve paid on time every month and they’re trying their best. That’s why I wanna stick with them and not try to get the highest price for the house, but I’m happy For these renters to get the house from me because they really want it and they love the area they’ve been there for 10 years and the only reason they had to rent was because the other house they were in before mine had been sold by the owner so they had to move But they are a great family and I want them to have the house instead of another person even if it’s a higher price.

      Those contracts are designed to prevent that. For example, if it is an Exclusive Right to Sell listing agreement, and you procure your own buyer, the listing broker is still due a commission.
      It all.comes down to what is in the fine print, as Bryan discovered.
      Disclosure - I was a Realtor for 10 years.

      @@kcmoguy888 I have no problem paying commission, etc. like I paid $20,000 out of pocket for my closing fees on my house but in this situation 6% is too much in my opinion. And the way she treated my renters. They were already upset with her and the person who introduced me to the Realtor is not even friends with her anymore because of whatever reason. So it says a lot about her in general.

    Commiserations Brian, your intentions are honourable, just trying hard to do what is right for your family, unfortunately some people out there have no scruples about exploiting others. Years ago when a so called friend offered to build a garage for me on my property for an agreed on price only to change the price later for a much greater sum. He and i had very strong words over that, but unfortunately he had me over a barrel.

    If you have a realtor, you cannot just kick them out, check your realtor CONTRACT, when it will expire, might be for a year or 18 mos, am sure you have signed a contract papers between you and your realtor. Yes your oblige to give to your realtor 6 or 7%. We have the same problem, we will buy a house, since it own by the company, we believe the company will pay the realtor, but it says on the contract, IF the company will not pay, so we pay...sweet niblet.

      Look up the class-action lawsuit against the NAR that was settled out of court in March 2024. They had to pay $418 million in damages and change some of their longstanding rules regarding payment of commissions.
      It was alleged that they were inflating commissions in violation of anti-trust laws.

    Brian , I believe the average commission for realtors in Florida is between 5.6 %to 6 % when they sell your home . And in Florida , it’s not you who’s gonna be paying for the closing cost but the buyers . . Best if you can negotiate with the realtor of her commission before signing any contract . . I’m not sure if you were able to cancel that first signed contract or not . Hopefully you did . .

      In March, 2024 there was a huge class-action lawsuit that went against the NAR. It alleged that they conspired to inflate RE commissions in violation of anti-trust laws.
      They now must clearly state that broker fees and commissions are negotiable.
      Realtors have been forced to change some of their longstanding rules.
      Disclosure - I was a Realtor for 10 years.

      The other thing you can do is tell your realtor of your intent to sell the house and make him work for that commission. You will have to pay someone a commission anyways

    I would continue with the leasing until the tenant moved out and then terminate the contract. Yes, definitely check the contract before signing or even hire an expert to look at it.

    I cannot understand why you are away from your wife and family for so long, you should have been home for xmas. Get rich quick schemes sound wonderful, but you seem to go from one thing to another, similar to your wife with past businesses. Apart from the Florida house buy and renting it out you couldn't go wrong financially, as for these coin type investments a financial advisor would be worth your while, you are not a financier, or a builder. or anything practical regarding DIY.....just be a husband and a dad.

      Yes, the difference between what you owe (mortgage) and what you sell it for is your equity (net profit).
      The condo market in FL has taken a dive due to rising insurance costs and condo owners association assessments.
      Private residences also have the insurance problem plus rising sea level in coastal areas and extreme damage from hurricanes. 🌀

      @@Jay-bosscfi the market still good and high I could kick the renters out and get a higher amount I could sell it for more than what they’re offering or what they can afford, BUT im going to do what is right, and what my heart tells me one last time lol.. I want them to have it. I was too easy-going on the squatters that previously were renting.. and other people who have ripped me off in the past where I was using my heart to lead me… but business is business and you have to put your foot down.. but in this case I’m gonna keep and stay with the renters so that they have a house of their own and are happy.
      But yes, the insurance is a very expensive, especially down here in big Pine Key and Key West I guess I’ve been pretty lucky with my insurance because I’ve had no issues yet besides it being crazy expensive.
