Hi Brian. Commission is based when she sells the house. 6% 1/2 3% to the selling agent 1/2 to the buyers agent. It’s typical 6% here in Hawaii. Next round before you list the property ask what percentage is their commission. You’re the boss. As the management of the property the fee can range from 3% - 10% of the rent. Example: $2500 x 10 percent = $250 this varies. You can negotiate the percentage before you sign the agreement. We’ve got some smart people here in Hawaii they’re smart to ask us for a small discount. 2025 will be a good year for the real estate industry. Best wishes to you and your family.
I don't understand why you are doing all of this. You reached 700k subscribers on UA-cam which is a big achievement and it can bring a high income but you decide to stop UA-cam and trying from scratch all of those unstable things like Shopify, Solar sales, Security guard, high speculation in Crypto, risky investments in two expensive houses in two different countries at the same time. It could have been so easy just continuing the videos and spend half of the income for living expenses and invest the other half in NASDAQ 100 for example. You could have stayed always together with your kids and now you are separated for a long time and you have to deal with a lot of stuff.

You would have to legally terminate the agent's contract. Do the math on 6% commission versus 6 months mortgage payments.
Hey Brian. I have a house in Royal Palm beach and it’s been rented out while I’m out the country, similar situation to you. My contract with my agent doesn’t have anything about having to pay a commission if the house is sold and I would also be pissed if i found this in mine. If you’re interested I can share you contact for the agent I use, they helped us buy, rent and now as a landlord. If you can keep renting the house you will be better off in the long run especially if you plan to return, otherwise a new purchase, your taxes will be insane.
I think you need to really get a Lawyer who can help you. They way it works is if you sell the house the realtor gets a percentage of the sale but its not close to 6% that is way too much.
We have a house in NY and we rented out without realtor company it saves us some money because we know some company they charge you much specifically for house repairs which is not necessary and they cause that damage so they can earn profits. Bryan, there are commenters here on your vlog post that are spam promoting other so-called crypto experts. They are easy to spot because their names are like famous actors or from certain foreign countries. Then there is a string of replies mentioning how the crypto promoter has helped them or asking how to contact them. This is a widespread problem with spam comments in UA-cam vlogs.
It often is but it depends on what the rental agreement states. I know some landlords who build that cost into the rent rate because they have had tenants ignore the lawn and let it get overgrown or weed-infested. Then the city starts citing the property for code violations.
I’m offering that service is put into the rent same with the pool because I had the family doing it before I even rented it out $140 a month isn’t huge so I’m fine with it being in the deal.

I don't recall any statutes in MO or KS mandating that the landlord is always responsible for all maintenance and landscaping, etc. I have seen, and used, leases where the landlord is responsible for major things such as structural, or safety concerns and costly repairs such as hot water heaters and HVAC systems. On the other hand, the tenant is usually responsible for lawn maintenance and repairs up to a certain dollar amount. This can be structured with the responsibility of either party on these points.
You have to make a decision on politely moving the renters on and then creating the contract null & void and never deal with the broker again. Or better yet, tell the renters they have to move on and break the lease, even just for one day, then move them back in under a different contract with a different broker.

She’s treated them like they’re the worst type of tenants when they’ve paid on time every month and they’re trying their best. That’s why I wanna stick with them and not try to get the highest price for the house, but I’m happy For these renters to get the house from me because they really want it and they love the area they’ve been there for 10 years and the only reason they had to rent was because the other house they were in before mine had been sold by the owner so they had to move But they are a great family and I want them to have the house instead of another person even if it’s a higher price.
Those contracts are designed to prevent that. For example, if it is an Exclusive Right to Sell listing agreement, and you procure your own buyer, the listing broker is still due a commission. If you have a realtor, you cannot just kick them out, check your realtor CONTRACT, when it will expire, might be for a year or 18 mos, am sure you have signed a contract papers between you and your realtor. Brian , I believe the average commission for realtors in Florida is between 5.6 %to 6 % when they sell your home . And in Florida , it’s not you who’s gonna be paying for the closing cost but the buyers . . Best if you can negotiate with the realtor of her commission before signing any contract . . I’m not sure if you were able to cancel that first signed contract or not . Hopefully you did . .

Yes, the difference between what you owe (mortgage) and what you sell it for is your equity (net profit). The condo market in FL has taken a dive due to rising insurance costs and condo owners association assessments. Private residences also have the insurance problem plus rising sea level in coastal areas and extreme damage from hurricanes. 🌀

I want them to have it. I was too easy-going on the squatters that previously were renting.. and other people who have ripped me off in the past where I was using my heart to lead me… but business is business and you have to put your foot down.. but in this case I’m gonna keep and stay with the renters so that they have a house of their own and are happy. But yes, the insurance is a very expensive, especially down here in big Pine Key and Key West I guess I’ve been pretty lucky with my insurance because I’ve had no issues yet besides it being crazy expensive.

No. Not in the Florida USA. The owner of the property is responsible for landscape and whatever needed yo be fix in the house.

That won't fly. If the original Realtor filed a lawsuit, it will come out in discovery that there was an intent to circumvent the original agreement.

Brian , I believe the average commission for realtors in Florida is between 5.6 %to 6 % when they sell your home . And in Florida , it’s not you who’s gonna be paying for the closing cost but the buyers . . Best if you can negotiate with the realtor of her commission before signing any contract . . I’m not sure if you were able to cancel that first signed contract or not . Hopefully you did . .

The other thing you can do is tell your realtor of your intent to sell the house and make him work for that commission. You will have to pay someone a commission anyways

I want them to have it. I was too easy-going on the squatters that previously were renting.. and other people who have ripped me off in the past where I was using my heart to lead me… but business is business and you have to put your foot down.. but in this case I’m gonna keep and stay with the renters so that they have a house of their own and are happy.
But yes, the insurance is a very expensive, especially down here in big Pine Key and Key West I guess I’ve been pretty lucky with my insurance because I’ve had no issues yet besides it being crazy expensive.
