@@realtorsnextdoor5913 sir it's your job to sell property so why would you say that it will not come down but its a simple thing if gold corrects silver follows to correct. And for floors are also overpriced because land is over priced . In sector 47 60 sq yard huda plot costs 2 cr , aap hi batao is it not a illogical price .
waiting for infra upgrades in gurugram. despite rising floor prices , DLF Phase 2 folks have now started putting banners infront of their houses saying "Buy Floors at own risk" . the situation is as bad as it can be. DHBVN (power) and MCG/GMDA (water) are ruining the city .
once infra is as stable as delhi, i can imagine the prices shooting up like crazy.
The water and power crisis in Delhi are the same ! This is a global phenomenon 🙏🏻
@realtorsnextdoor5913 chetan ji i don't think so. power : literally 0 power cuts in delhi throughout the years. like DHBVN creates 1000x more power cuts than TPDDL . no doubt about that.
water in some low scale parts of delhi maybe. I nothing like gurugram. In phase 2 , J,M,N blocks haven't recieved water for last 1.5 months.
Not hating on gurugram, but i think the city struggles a lot in summer months ( may-june-july). there are good positives too staying in areas like Phase 1/2. complexes like cyberhub etc, wide roads, more green than a avg delhi colony.

@@realtorsnextdoor5913 yess. global effin warming. on the brighter side: gurugram have very pretty builder floors. way ahead of average delhi houses ( minus few regions). also gurugram is younger brother of delhi so i guess in the upcoming 10 years it may grow pretty well.
It is much worse in DLF phase 2. There is no or negligible power cut in delhi. Also, water and sanitation is much better in delhi. Dlf phase 2 getting multiple power cuts in a day. Few thousand rupees in a month on water tanker. Water tanker 1500 rs without motor. 2500 rs with motor. Encroachments all over and situation is getting worse
True, look at realty stocks, they have risen upto 100% in last few days/ months. And of course scrips always rise based on future valuations, amen.

Tbh i’m happy with 3 floors policy regardless of the price action.
think of it as 25% reduction in population density . thats massive and it should have been like that from start.

imagine 2023 power demand peak: 1600 MW
2024 peak demand : 2300 MW . thats sharp increase 46-47%
I am with you , on the increase in power demand but . But 3/4 floors would make much of a difference we should go back to the old dwelling unit policy if we want the best for the city

Yes that’s what the speculation is on and above 10 mtrs , so old and new colonies both are safe !
Only builders want 4th floor, end user is happy with 3 floors
No end user that I know yet or have met till date wants an expensive floor in a 3 floor building, when he can same floor size at Lower price in 4 floor building .
