      This system doesn't help in places where land prices are much higher than the price of building a house there i.e most major cities. We need policy changes which give more land to apartments, where the price of the land is shared by multiple flats as opposed to single family homes where the single owner has to bare the entire cost of the land.

      @@faisalaljohani1941 Kurzgesagt, stems from the German words kurz (short) and gesagt (to have said). It is a way of saying 'in short' and is working its way into English as an addition to a vocabulary, that is lacking such constructed and very descriptive words. Another example would be Schadenfreude and an older one Zeitgeist. :-)

      Not saying you think this way, but there's a lot of people that feel they deserve to have certain things. I deserve to drive a fancy car. I deserve to have the latest iPhone. I deserve to have a certain type of house. And that mindset is in part why countries like the US and Australia (where I'm at) are more in debt than ever. Something that has driven up prices of property to insane levels.
      The cold hard truth is that you deserve to have a roof over your head, you deserve to have food on your table and you deserve to be healthy. Most things beyond that are a luxury. A unique home is a luxury and if you can afford that luxury, that's great. But you don't deserve it. These types of homes are for those that can't afford the luxury, which is a lot of us nowadays. And to add to that, billions of people around the world in less developed countries can only dream to live in a house like those shown in the video. They couldn't care less that it happens to look the same as the neighbour's home.

      @derkhaslol Cities can have a higher crime rate due to many more factors than them just being cities, Economic, social, and education are great indicators of whether a city will have a high crime rate. Also simple fact: more people = more crimes committed due to there being more people in a smaller area (again based on many different factors not just being inside a city). Example - - -10 crimes per 1000 people living in a city of 600,000 compared to 15 crimes 1000 people in a rural area with about 15000 people are going to have more (not a higher crime rate!) compared to a city of 600,000 which as many more of those 10/1000 pieces.

    I really do feel the housing supply pinch, even in a highly developed area. Here in California, the biggest solution we have to housing supply is just to keep increasing urban sprawl, rather than building up the urban core. As a result, there's an increasing commute time for workers to crazy levels. I live in the Central Valley, yet even here people will do a "Super Commute" of 2-3 hours each way to the San Francisco Bay Area since trying to live in SF proper is just impossible at this point.

This allows the internal components of the home, like the stairs and kitchen to be constructed at the same time as the brick layers, it speeds up the process, however leaving the internal of a home exposed has lead to a few complications

    Food for thought:
    1. In 19th century and prior, people made buildings out locally available and cheap materials (within 10-15 km). This made their housing very non-modular and required skilled labour. But labour was available (who sometimes were the tenants themselves).
    2. Modular construction means: We don't have enough skilled labour. Make 50% to 100% of the building where we can provide labour in a factory, with materials very far away from site. Then ship the building to site in pieces and assemble it. Its a trade-off between building material costs and skilled labour costs.
    Is that necessarily progress?

      And if we add how they all look similar, I bet in 30 to 40 years, these will be torn down to be rebuild again. Like what is happing in Sweden, Japan or the US right now. I don’t see how all of this is sustainable or eco friendly with all the unnecessary waste created.

      Modular construction lacks quality. You often end up having to do major repairs in your 5-year old house. Paying more upfront will save you in the long run. Always be your own builder, don’t hire mass building companies. Those companies cheap out on contractors and will hire the cheapest ones possible and you will have no control over that and what they are doing. Then select architects and contractors yourself and do as much as you can by yourself.

    The UK's population isn't growing remotely fast enough to explain the rising cost of housing through a lack of supply, and the people regurgitating this argument nonetheless willingly or unwillingly obscure the real reason. Ever more housing is in the hands of ever fewer, ever greedier real estate magnates, and if this trend continues there will come a time when these people are burnt at the stake.

    There are companies in Europe that send you a brand new house and assemble it for you in a day for 60 000 euro.
    There is a heavy pressure from all sorts of people, comapnies, corporations, investment groups and even governments who are heavily invested into housing prices going UP and UP and UP.
    In some cases entire economies (UK for example) totally stand on high and constantly rising prices of properties...and would experience some form of economic collapse if the prices would suddenly go down due to new cheap affortable housing pouring into their economy.
    ((that's the main reason that I blame this problem..of course everything mentioned in the video also adds to the complexity of the overall issue))
    Great video, thanks.

    Might be suitable for affordable housing, but coming from Germany I am used to a different kind of living standard than the US or UK and would never accept this for my personal home. Additionally, spending 1-2million can actually get me ridiculously luxurious houses in Germany. Nothing you could ever get in the countries mentioned above, so I think the problems run much much deeper and are more of an economic nature than a construction method one. I would advice you to check out the Economists publication on those issues, they give you a pretty good rundown

      Was laberst du? Für 1-2Millionen bekommst du nichts. Für das bekommst du in der Stadt nicht viel und luxuriöse Häuser in dem Preisrahmen hat’s eigentlich fast nicht auf dem Land. In den USA kriegst du in Texas für 400k schon ne richtige Mansion. Die ist dann vllt nicht nach allen möglichen DIN und ISO Normen gebaut worden aber du bekommst mehr fürs Geld. Besser als in Deutschland in einem Minihaus mit den ach so tollen Baustandards zu leben.

    • @chelleux1669
      @chelleux1669 4 роки тому +1

      You are completely right on point. However, in constructing more houses, the housing offer rises thereby lowering prices for consumers. That's part of why the UK plans to keep on building.

  • @Certago
    @Certago 4 роки тому +1

    As usual it's a great video, thanks guys!
    There are a few questions though that could also be addressed: how developers and property owners can be stopped from artificially increasing demand by either blocking the development of approved sites or keeping properties empty instead of renting them out. Another question could be why the focus is on small houses instead of actually appealing apartment buildings? Single family houses with private gardens consume a lot of land and don't scale well with the increasing demand. New concepts of modern apartments could challenge that and be very economical and ecological on a much smaller footprint and without demolishing greenbelt areas needlessly. Those government policies mentioned at the beginning of the video have (in the UK) a bigger impact than one would think...

    I live in a public housing 2 bedroom house with a decent sized yard. There was a vacant public housing owned land in our street, and to save time, they had the concrete walls pre-cast off site, and craned in. The outside was assembled in 2 days, and fit out not even 2 weeks. And a grateful family was moved in within the month. Sadly the state housing authority here has stopped buying vacant lands and building on it, now they only build units or housing commision flats. EDIT - There was a 2nd vacant property next to us, the housing authority sold the land for profit to a developer who built 2 units on it. Most of the former housing authority houses in my street had been bought out by their former tenants and now private owned. If you live in a public house, you can after certain amount of years apply to purchase them from the government like a de facto mortgage, or via a bank loan.
