Am limited to 50k & looking to buy an existing 5/6 bed HMO ( no less). am unable to obtain money to refurbish an existing house to HMO so going for existing. However most existing are using commercial mortgage valuation which makes theses businesses difficult to get. Any advise pls?
Can I legally buy a hmo deal by someone who is running the hmo (sub letter) deal now in a article 4 area avoiding planning permission? If so how much would someone (sub letter) sell the hmo over to me?
I have a property in Leicester in an artical 4 area, near hospital and university, currently let out to 2 students, has 4 lettable rooms, how would I find out if I would get the planning permission to turn it into an HMO, it is not worth applying if I have no chance of getting the permission, just wasting my my money on planning application

Hi Karim, my advices would be do not buy on commercial valuation. Also if you find a great deal then you may be able to use other people's money.
