    My flat got registered in my name in December 2023 and katha got immediately and also in tax paid receipt but when i checked in e katha portal still previous owener name is reflecting

    Thank you for the detailed video, Sir. I have a question. If a property owner executes a sale agreement without possession and registers it at the registrar's office, buyers often encounter the following referral reason to the regional ARO: 'The further transaction found in EC (the given registration number is not the latest registration in EC).' This issue affects many buyers and sellers. Could you please bring this to the attention of the relevant authorities to help resolve it? Addressing this could benefit both property buyers and ensure steady revenue from stamp duty for the government

      @@jagadeeshgowda5992 thanks for the note, I am guessing here, however this digitization will eliminate such discrepancies without lag allowed & a single System of Record is what the vision is I think... Please let me know, will pursue if you still think it's worth it provided some examples are there..

      ​​​@@BengaluruMailThanks for responding. The current e-khata portal doesn’t seem to handle the situation I’m facing. I’ll explain with an example:
      Let’s say I own a BDA khata property with registration number 123 in BBMP records. I’ve signed a sale agreement without possession and registered it with the sub-registrar, creating a new entry in the EC with registration number 456 and applied for e khata. Now, when the BBMP clerk tries to match the sale deed registration (123) with the latest EC entry (456), there’s a mismatch. This leads them to escalate my application to the regional ARO stating: 'The further transaction found in EC (the given registration number is not the latest registration in EC).', but even the AROs aren’t trained to resolve this issue.

    Hello Sir,
    The explanation was clear and easy to understand. However, I encountered an issue while submitting the E-Katha. The property area shows a mismatch in the Kaveri fetch data tab.
    When I try to modify the property details under the Property Details tab, it doesn't allow me to proceed to the next step. Instead, a popup appears requesting that you enter a property area greater than 50 square feet.

    Thanks a for the detailed video. However, I see the property details (In section - Details Of Usage Of XXX) required for an Apartment are different when compared to the individual house/plot. Ex: Year of Construction/Usage Started, if a flat is ready by 2020 and it was sold in 2023, should we enter 2023 for "Usage Started" or 2020? Can you please help. Thanks in advance.

      2023 = sale agreement registration is key date I think - call 1533 to get clarity in case it is urgent

    Ekhata Application does not seem to pick odd dimensions value for site. My site has odd dimensions, so i selected odd site option as Yes, entered all 4 sides values and even though with some rounding errors, I matched my total dimension area and submitted. However , in the application preview before Esign, it shows the values as 0 for N-S and E-W , ie it takes whatever dimensions values is automatically saved under even dimensions option. Any advice?
