What kind of hinge rotates the door like that? Is there some sort of track slide out system?

There is a guide path for the wheel in one corner (top and bottom side) visible when it's pulled out, and a mechanism that allows whole thing to move out and back in

Or you just buy a normal folding murphy bed and drill the holes for a t.v. mount and the t.v. goes up and down when you open and close without a swivel and you save thousands of dollars.

That would break any modern led panel tv. They aren’t supposed to be laying flat at all
