Great video Anish, I would love to see more property content and I just want to ask when you buy a worn down property like the one you showed do you tend to change the electrics and how much you spend generally on them.
The spending amount can really vary from just 10/15k all the way up to 200/300k. With regards to the electrics, they aren't always changed fully but always brought up to code so they are safe and get a signed certificate.
I’m wanting to extend my drive into a double driveway. Existing driveway is block paved. Would I lose value if I was to go for a cheaper option and lay pebbles down rather than follow the paving on ?

I have my own building team. I have built a trusted team over the last 10 years who now work only on my projects. If I haven't got something for them to work on I also get them work as people approach me to use my builders on their projects.

1200 month is 14k/year. With the price being 255k (plus costs for renovations) it barely makes 5% yearly ROI (and that is not counting months without tenants and not counting fixing up cost between tenants). I do not see it as a deal, what am I missing?
I believe it was circa 1200 per room per month, so maybe 3, rooms be making around 3.6k per month gross, with house value at 330k ish after renovation, maybe spend 255-260k in total on property including purchase price and renovation costs and other misc costs, about 16% return gross, not bad. If he's lucky in total he will have spent 255-260k, it could easily be higher if bidding goes too high in auction and then ya still have to factor in renovation costs

1200 hundred is at the lower end..more likely to students (as mentioned) would be north of 1500pcm. So return should be above 7%. People throw around figures for what they believe is good or not. In some places in London the yields can be 1/2% but still a good investment because the capital appreciation is good on the property. Up north you might get 10% but your property wont go up in price. It varies. With this one the yield is good and the property after work will have £40k profit in it as well if sold.
Very rarely. After 10 years I can make a very good judgement about a property and if it is structurally sound or not. I think they are useful in some circumstances but not for a place like this.
Amazing video Anish!! This is so interesting. One question I have though. Wouldn’t buying a property with but better state be more better as in you would presumably have to spend the money to even do up the parts of the house which you are not developing, ie a room for example, I mean like you would be spending money to bring to a normal standard and are not going to extend it etc. Would it not be better to purchase a bit better property as the cost you have to buy the property would be higher the. These run down ones but that same cost would be you just bringing them up to normal standard as well. Plus it wouldn’t cost you time to do up the normal things again. Maybe I’m missing the reason, if you could let me know, would be great
These run down ones are a lot cheaper. So you buy them for a lot cheaper. Spend the time and money on them to do it up and you are left with a profit as you can sell it for more. If I buy the one that is already done up then rent it out, my profit will just be rent but I would have not made money on the property.
Anish when u buy a house it usually takes 20 years to get return on investment if renting. But buying a shop for example gives u a return on investment in 3-5 years. Y do den choose houses over shops? Thx u luv the vids.
How does it take 20 years to get a return? You rent it out...that is monthly income and hopefully at the same time the property is going up in value as well. I understand shops can be a good investment as well. But it can be extremely risky as well. A shop can closed down and you can loose all your money. Also I don't choose houses over shops. I think its really good to diversify your investment and so don't just buy houses

You should look at Norwich NR5 area for student properties they’re mostly sub £180k ex council so with large rooms with the potential to create more. Within walking distance ofthe University of East Anglia, shops, gym, swimming pool etc all within walking distance. If I had the money I’d be investing it there.

I have a background in both investment property consultancy in Guildford and as a glazier for a few years, so it feels like the natural step for me. Are you recruiting at all for people on the property development side?
I'm 23 and I still live with my parents. I've saved £110k for a deposit on a house, but I don't know if I should get into property development to make more money or use the money to move out.

Definitely flip the first few to retain capital and grow or use lending to get the most of it back. You can use agents or even gumtree ads for free
