Thank you Mike! All fabulous info! You’re a pro! Another thing I would add is a buyer asking to see the latest minutes at the last board meeting and the budget/books to see that the association is in the black. There was a huge problem with that here in Florida especially after the downturn back in the 2008 period. If I missed that you mentioned that I apologize. Lots and more moving parts to purchasing a condo.
I’ll always send my buyers or sellers to you as you know if they are looking to buy or sell up in Boston. I’m pretty sure you are licensed in PA? Correct?

That's correct we have around 80 agents now between MA, PA and parts of southern FL! I personally live in the Boston area, but we still have a huge footprint in northeastern Pennsylvania as well

@@astorijeI heard many condo buildings in Boston are underfunded because they underestimated the repairs which went up in cost after pandemic. They are all old which means maybe time for new pipes, asbestos containment during repairs, updating facades and windows, etc. Old buildings can last forever even better than new ones though. But they are all sixty to over a hundred years old here. So it’s hard to say. It’s a game of hot potato which owner pays for the repairs.
