Too many sellers out there are stubbornly sticking to their asking prices or close to them and not really willing to negotiate. Negotiated a bit lower on the price in northern VA on a house recently but not really what I had wanted ($10k vs $20k). House had been sitting on the market for close to 3 months but they had rejected many offers outright due to what the sellers thought were low offers. After closing on the house, we realized that there were more issues with the house than were disclosed. If we had known, we would've negotiated much more than just the measly $10k. We were told of minor issues by the not-so-sharp-eyed inspector we got (recommend by our sleazy realtor).
Comps aren't always accurate. Most agents want to comp inside half mile to one mile. That's not always feasible. But unfortunately it's how the industry still functions. Even the appraiser will pull that exact same inaccurate comp, and your buyer will have to come up with a crap ton of cash. This algorithm needs a serious revamp.
