  • Gov. Ron DeSantis sounded the alarm on citizens last month, saying if a major storm hit Florida, the insurer of last resort wouldn't be able to pay up.

    We dropped our homeowners insurance. We take what we would have paid for insurance and put it in savings. Insurance premiums are insane, and you’ll never see that money again. Screw them.

      That's what a lot of people do once their properties are paid for, drop insurance and take those funds, place it into savings every month. Plus some areas have the double homestead exemption, other property tax decreases or overall stops under certain circumstances. We got a nice refund surprise from our lender last month since we went to the tax assessor's office, claimed the double homestead exemption. So between much lower to non existent property taxes, no more mortgage, a lot take both of those funds, place it into their own account every month for the just incase. A lot of people even choose to not have their property taxes, insurance as part of their escrow, they pay each directly.

      Insurance should, AT the bare minimum, be forced to pay at least an amount equal of what you have paid them (or more depending on the claim)

    my Florida home insurance went from 4K to 8K in last two years - auto insurance is almost 4K for two cars with no tickets or claims in over 30 years - I am now forced to work full time until I'm dead - Sick of hearing this is the Free State of Florida on the radio - Nothing is free anymore -

    50 years ago people built summer cottages near the water on stilts and then closed them up and shuttered the windows . Today in out 2 class system millionaires are building million dollar homes 100 ft from the water and in flood zones by canals . Our insurance shouldn't go up for these people , let them pay .

      Our house was built 50 years ago on a canal off of Tampa Bay in a solidly middle class neighborhood with a mix of single family homes and mobile homes in the area - we're not rich. But our house has never flooded and we've never had an insurance claim. We replaced our roof when it was time and paid for it ourselves. So why has our flood and homeowners' insurance risen so much? The risk for our home is no different than it was 25 years ago when the insurance companies insuring our home were making good profits. I feel like the insurance frauds who file plumbing, roofing, and liability claims against their insurance companies are driving up the rates. I don't mind paying flood insurance, but why is homeowners' skyrocketing?

      @@deepsea631 Some areas are experiencing flooding because the contractors came in and cut down all the trees that would absorb the rain water and thats been the complaint from some people who never had a problem . That said you're 100% right on the fraud . Our roof looks like new and is 16 years old yet we have contractors knocking on our door every month telling us we can get a free roof .When we lived in the Northeast we had hail storms and ice and snow on our roofs 4 months out of the year and nobody got a roof replaced .

      Those are the years where they actually made a profit. But instead of hold some of that profit in reserves, they paid their CEO, bought back stock and generally made rich people richer while screwing over the middle class. Now the only way they can make a profit is to over charge and DENY CLAIMS.

      Blame everyone for that. Homeowners have had no problem with the values of their homes going up. But they don't want to pay the increase to maintain and keep them. Greedy.
      Any ocean front property IMO should be paying much, much higher insurance than everyone else. Insurance companies have spread it out to everyone but those living in much higher risk areas should be paying the much higher insurance costs.

      FL used to have Mangrove forests all along the barrier islands to protect FL from storm surges. Most of the Mangrove were removed by developers.

It has been generations of residents from other states expecting cheap groceries grown in Florida and cheap vacations in Florida while the cost of social services and infrastructure locally in Florida are harmed by off the books employment practices! BOTH political parties have for generations in Florida tried to get federal government to do something about cheap foreign labor pouring into our communities and driving down any hope of living wages!

      He has done about as much as he can do, you cannot mandate fixed premiums, the companies will pickup and leave. Then what? He has invested $1 billion for companies to stay, providing some security. Is it the best thing? Its not, but premiums are sky rocketing everywhere, its a national issue, not just Florida, just higher here because higher risk of total losses due to natural disasters.

    One if the problems are people who don’t keep up with home repairs, like roof maintenance. Instead they wait for a named storm and then claim storm damage. My neighbor sat with a saggy, leaking roof for years, waiting for a storm. Nicole was her ticket to a new roof. As her neighbor, I can tell you we barely felt a breeze, but it was named, so it counted. She got her new roof.
    Meanwhile people like myself and my other neighbors went the honest way and kept up with maintenance and replaced worn out roofs on time. I would like to see discounts for people who can provide proof that they’ve kept their home maintained.

      @@user-zo9ld9jo2q 🤔 savings…personal loans…heloc… 401k if necessary…some companies will finance it. Many repairs you can do yourself. Roof maintenance isn’t expensive and should be done every few years. It will save you more costly repairs further down the road.

      @@GransomHayes_author she waited for a named storm, made the claim and got a new roof I don’t know how old her roof was but the shingles didn’t look all that old. She had a roof leak that she said was from an animal. If she had paid for that leak to be fixed when it happened, it wouldn’t have rotted the plywood underneath. But she decided to wait for a named storm to blame it on. It took three years. Meanwhile, the roof rotted and sagged at that spot and she had ceiling damage inside. I don’t know what else to tell you. According to her, the insurance company paid for the new roof. She bragged to me and another neighbor about it.

    I have a REAL HARD TIME paying for insurance that can only really assist Southern Florida because they get the worst of the worst storms. Yes we get them up here in Tampa also but not catastrophic YET they want us who have fewer risks to pay for people that are aware when they purchase that they are high risk. Here is an idea MAKE THE PEOPLE IN THE HIGH RISK AREAS PAY higher premiums I have been here for 20 years this November and have never had to ask for insurance to pay anything. By our estimates we have paid over $100K over time and never gotten a cent of it back because of NO CLAIMS. Maybe they need to look at this a different way ya think?

    "Where ever sea levels are rising along the coasts, it creates insurance risks." Senator Whitehouse (D) believes that the sea level rises in some locations but not other locations. Somebody please tell Senator Whitehouse (D) that the entire sea is connected and therefore cannot selectively rise in only certain locations. If it rises in Florida, it will be rising in Rhode Island also.

    Repeatedly rebuilding homes and communities in flood prone areas and areas clearly being impacted by the rise of sea level, land subsidence, and/or climate change is foolish. And expecting insurers to just suck it up is idiotic. The simple reality is that taxpayers have been subsidizing the coastal real estate industry for decades -- and now that homeowners are faced with actually paying the true cost of insuring their properties, they're finding it's unaffordable. Mother Nature is going to win because she's bigger and badder than any sea-wall, elevated construction, or earthworks you can construct.

    My insurance jumped $800 on one home per year, and $300 per year jump on another. I cancelled my homeowner's insurance, and made my "installment" on the other house of $1,200. The next installment is in June. But in June I will be switching it down to liability only, which the insurance woman said would be $500 a year. The rates are insane. My friend's insurance went from $8,000 a year to $18,000 per year without warning. She got them down to $12,000, but ended up selling the home. With the proceeds she paid cash for the smaller home, and now has a choice as to whether to have insurance or not, or what kind. Too many have no choice but to sell their homes as insurance is untenable.

      @@PhrontDoor People with a lot of money. Investors bought it, as it sits on a canal, has a swimming pool, boat dock, and is huge and beautiful. They are going to redo the house and re-sell it. By our standards, it is hard to understand these kinds of insurance numbers, but there are homes that sell all day long to the upper financial class that make this home look like a hovel, and whose insurance rates are three, four or five times the amount. I can't get my head around it either, but then I don't live on that level, either.

      I am being forced to do this by the double digits rate of increase every year of home insurance. May buy out of hurricane states if I want to avoid not having insurance in my smaller paid for home in the future.

      It really is important, do you want a generation of kids growing up, questioning their identities, mental issues, etc etc. Do you have any idea how liberal states/cities push this, relentlessly until you are brainwashed(Lived in ultra liberal, Madison, Wisconsin) and had to move because of it. What could be more important then the next generation? All these things are important, insurance is important, its not any easy solution. Inflation caused by your good Ol President Biden plays a huge factor in increases in premiums, inflation = more for homes to be repaired after damages, which equates to premiums being higher. It will take some time to normalize for sure.

    Ask to raise their rates???? Insane to even think the solution is to raise the insurance even more than what we pay now. Double and triple and the last months in top they lower coverage. Now days that they don’t cover 100% roofs anymore and this year many insurance companies only offer insurance if you drop hurricane coverage… where are we going to end up? Pay another mortgage premium rate to cover what??? Appliances??

      I have lived in FL for over 40 years and I’ve never had to file a claim. I live less than a mile from the beach off the gulf coast.
      This is happening because all of the bs claims that were fraud. More hurricanes means more claims… if the insurance companies aren’t sending adjusters to validate the claim then we’re all getting screwed with higher prices.
      Why do people live within tornado alley?
      Why should they be allowed to make a claim while others cannot?
      I’ve paid more than my share.

    Between house and car insurance increases I have 2K more expenses a year. Living on $1451 a month social security. We who live in less vulnerable areas of FL should pay less and those who choose to live on the coast pay higer premiums that match the risk. They already pay higher premiums but it does not make sense to Continue to raise those of us who are not in the direct paths of these catastrophic storms.

    Living in SE. Fla. My homeowners, flood & storm insurance totals to almost $12,000 per year! Many homeowners are moving out of state for this reason.

    I went from $355 HOA fees to over $1000 in HOA fees. All because insurance went up. I think what we all should do is stop paying our homes, go to foreclose and declare bankruptcy

    I have had State Farm since 1994. I now have 2 houses in 2 different states. By my estimate I have paid State Farm more than $80K in home insurance alone. Car insurance is another $1800 year in the state of FL. I have never filed a claim but believe me I would not feel guilty if I had to file a claim.

    Insurance in Florida is in serious trouble for some of the prime reasons as follows: Real Estate claims are numerous in Florida compared to other states for more than bad storms - many claims which go to court should never have the ridiculous claims paid - lawyer and judges benefit from this excess litigation; re-auto insurance - due to lack of enforcement of the worst drivers in the USA there is an excess of auto claims - one only has to get on one of our major routes like I-75 to note reckless drivers going by every few seconds.

    Roofers and homeowners who got new roofs caused this. Insurance companies were getting sued left and right and lost money. Now everyone has to deal with the consequences because of a few bad apples.

    My home built in the late 80's was built on the cheap. Cheap windows I just fixed. Poorly constructed gable ends and roofs and garage doors and regular doors that have limited wind load strength. The state improved the building codes over time since Andrew but there is still plenty of cheap poorly constructed homes who's developer made a ton of money. Now the bill comes due.

    You know what’s more dangerous than a possible hurricane that may or may not hit your home? It’s homeowner’s insurance companies that can triple rate increases in one year and there is absolutely no one that stands in their way to increase rates. Meanwhile people are losing their homes not due to hurricanes, but by GREED due to no real oversight by regulators.

    Every time there is a massive storm everyone in their mother makes a claim, even if it’s not storm related. Then the army of lawyers bring thousands of cases to trail against the insurance company costing tens of billions of dollars.

    I've lived in Florida for 27 years. Yes, it's more expensive and has a lot more people. As for insurance. I've purchased, (or built) homes that have the latest upgrades/codes. This helps keep insurance costs down. I do not live in a flood plain or near the ocean, (about 8 miles away). These things have helped me keep the cost of my insurance down.

    I have a friend in Miami who's rent has gone from $1 , 450 a month to nearly $ 3 , 000 . He looked into a roommate . But has decided on living the Van Life instead . Lots of workers in Florida are doing the same . And not by choice . Florida ain't cheap .

    ive lived on the coast for 60 years in Florida. The water level has not changed.... in spite of my 4th grade teacher telling me 2/3rd of Florida will be underwater in 30 years.... 20 years ago...lol. Fact: The number and intensity of hurricanes are actually down. When intensity uses the same scale established at its inception. The damage is higher as measured by the dollar because of population increase and inflation.
    The underwriter for the Citizens is the federal government. Just like Salliemae and Freddiemac.
    Honestly, if I wasn't on the coast, I would just drop the insurance and cut down every tree within reach of my home...

    Well, if you live on the coast you have a problem. If your house was built before 2001 and you haven't update it to code you have another problem. Other than that premiums are very reasonable. Mine is about 2k a year. Also, a higher deductible can help.

    So you pay your insurance all year but if there is a catastrophic event, you'll have to pick up the tab for that too. So what is the purpose of paying insurance all year if your still rolling the dice on coverage. I don't understand how Florida lenders allow this to happen.

    At some point the cost of insurance will be more than the actual any repair needed to your home, unless its a total loss. It's probably best to just put it into savings at this point.

    Florida’s insurance crisis has been building for decades. The state’s politicians finally took some action a couple of years ago to address the fact that Florida has more lawsuits by homeowners against insurance companies that the rest of the country combined! And most of those lawsuits are about replacing perfectly good roofs instead of repairing them.
    Hurricanes aren’t the issue. Lawsuits to replace perfectly good roofs instead of fixing them is what has driven most private insurance companies out of Florida.

    Which is what they’re already doing and it’s not only Citizens. However they are the worst scumbag insurance company to deal with when it comes to a claim. It’s basically guaranteed if you have an insurance claim here in Florida you better get a public adjuster to fight for you and be prepared for the carrier to drag it out 6-12 months while you suffer. It seems they all try to settle fast for 1/10th the appraised damage and if you refuse they’ll drag it out.

    And please do not forget about the other Florida insurance requirements. Many companies are dropping properties where the the roof is over 13 years old and if the water heater or AC unit are over ten years old.
    Citizens may be called the insurance of last resort but not true. If at renewal time they find a carrier for you that is less than 300% of the current premium, you are dropped and forced to the other carrier.

    Neither side is in the right. On one hand, insurance system is ridiculous to begin with. On the other hand, residents purposely live in a regularly disaster-prone region (i.e. hurricanes, floods), so it shouldn't come as a surprise you'll have to pay a higher premium than in other parts of the US.
