This is about the convenience and proximity to the center of the money making empire in Hong Kong. Using the same money to buy multiple luxurious and spacious mansions elsewhere isn't the same.
The person who can afford this house would probably prefer simple blank canvas to to work on anyway, to create their own unique home... and of course they’d have the finances to do that...
