I recommend starting on the 2nd story first in a two story house. That way after running water fixtures at the 2nd level it's easier to detect any leakage at the ceiling on the 1st floor.

I like this guy , he's been around the block many times , I would pick this guy as my inspector , I would even ask him to be very picky !
He's good , maybe too good , since he knows what he should do and what he don't need to do .
But worth every penny if he does go that extra miles

I really like when Jim Krumm does a full inspection. Is there a higher resolution version of this available?

Thank you for this! I am completing my 1st paid inspection today as a new home inspector. This is very informative and really helps to refresh a brain that has not been doing this for 10+ years.

Here's my comment after only 5 minutes into the video. Yes, the home buyer is our client, but 9 times out of 10 they didn't find you, their Realtor found you. You've developed the relationship with the Realtor. Yes you're giving great service to your client the buyer, but the real relationship is with your realtors. They're the ones that will keep you in business. I did an inspection about a month ago, got a very nice review from the buyer as she was pleased with the service I gave her. The odds of her telling one of her friends/family how great I was are high, as long as the conversation comes up, but let's be real here, unless she's attending lots of Open houses..well..Most of the videos I've found and watched on YT don't stress this enough.

That's correct, Silent Hill. Real estate agents have a lot of control over the real estate transaction, including recommending a short list of home inspectors to their home buying clients. Fortunately, there's a Code of Ethics that helps ensure home inspectors remain 3rd party neutral professionals (www.nachi.org/code_of_ethics.htm).

I just found corruption in my city. Several electrical outlets went out in my apartment. Light bulbs flashed and crackled. A strip of 4 bulbs barely blink. code compliance ignored these outlets and tried to say that my LED bulbs are at fault. I had approximately 150 watts of LEDs at each outlet in one room. That is 600 watts. A healthy system should be able to handle this.
Suppose that I had used a 1500 watt hair dryer on one of these outlets? what would have happened drawing so much power at once from one outlet? Could have been a huge amount of arcing.
These are 1974 apartments and rarely does anything get fixed, sometimes for years. I have heard stories of people spending their own money to fix things.
I have been told the owner owns 24 properties in this city, one electrician hired for all of them.
The Housing Authority gave them 21 days to fix/tighten the outlets and the four bulb fixture and the smoke alarm, but they did not do it. I am thinking that these owners of 24 properties are friends with the code compliance guys.
I have now lost my apartment because of this corruption that does not care about the arcing of wires that could happen any second in any of these apartments. I am thinking that they WANT these apartments to burn down.
Another weird thing is that this code enforcement officer that came to my apartment did not have a uniform on. He had no badges, but since I am the one that called them, I let him in according to what he said. Then later I think about it and call the city to ask them why this man did not have a uniform on and they don't believe me.
This video shows me that 3 code enforcer people should have noticed the smoke alarm constantly beeping and they should have done tests with the electrical panel and outlets.
AND, if I was in code violation, why didn't I get a piece of paper saying so? AND why didn't the apartments get a code violation?

How about you leave the bees alone , they wont bother you if you dont bother them. Sad people are so ignorant and rather kill somehting , or spray chemicals , than to just leave it be and let nature be
