My Man! I live in San Francisco and I see what it is. Brothers popping up with brand new Benzes off the showroom floor, with vouges, and from the outside looking in is like whats this brother up too? But the more I brush past your pod cast, what I am saying is I just answered my own question! You give up expensive game for free, so I am really thinking what would it be like to actually invest some money in your lectures? I have learned to trust your information, I just dont trust myself
Go out and execute. Jamel has so many videos on a variety of subjects. Find one concept and go all in on it I’ve the next 90 days and you will see success.

Great Video . I actually run a similar model. Master Lease then sublease . Great way to create cashflow and a lot less liability .

1. Do you put locks on every room? 2. What kind of locks do you recommend? 3. Do you allow guests?
4. Do you allow children?
No guest, locks with codes & finger prints, create a house rules list, Monday-Friday most be out the house during business hours 8-5 /8-4 must be at work, school, etc that will help decrease utilities
For ur 1st I wouldn’t do children unless everyone in the house has kids. Then u need to do background check.

Thank you for providing great information to this community. I would like to know how can I structure the "member" agreement, or what tyoe of lawyer can i talk to set up this type if business. I am currently at 11 rooms, but i would like to change my leases to "memberships " thank you so much.

Parking? Too much traffic in neighborhood? Neighbors don't like it?
You bring up valid points. We look for areas without an HOA and look for ample parking with a large driveway.

For mental health renters do you need a license to house them?
Depends on which state & county. Also are you trying to provide others services?? Please check state, county, city laws. Some counties don’t allow transitional or group homes.

How do they get meals?
These individuals are highly functional and prepare their own meals. This is comparable to independent living. They are able to manage themselves just as you and I can. We actually foster an environment that promotes independence they are self reliant and thriving. Additionally our guests become adopted family and support one another as well. Its awsome!!!

Do you need a business license?
Please check with your local & state laws. Each entity may have different laws & rules. For example: transitional housing may not need a license but if you doing an assistance living group home may need it. Take time to compare the differences between each entity laws & rules.
