    चन्देल साहब, बहुत ही सुन्दर प्रस्तुति . निष्पक्ष और निर्भीक लोगों को ( जैसे आप हैं) बहुत से प्रलोभन आते होंगे, कभी builder से तो कभी plot hoder से . लेकिन आप अपनी निष्पक्षता हमेशा बनाए रखियेगा . हालांकि किसी भी प्रलोभन को तिरस्कृत करना बहुत ही कठिन काम है , लेकिन हमारे जैसे बहुत से लोग आपकी बातों पर पूरा भरोसा करते हैं और अपनी जिंदगी की पूरी कमाई लगा देते हैं .

    I agree that swarnnagri has emerged as one of the best sectors in Greater Noida. Main reason is only two sizes of plots i.e. 200 & 280 sqm alongwith min width of road being 9 mtrs which is not available in any sector. We live in D Block here for last 11 yrs and as a practicing architect I have relished creating beautiful designs for my clients living here. A good choice for residential society. 😊👍👌

    Now it's 8sept2021/ the deal which has been sold as said by dealer in last 2 months comming again in market/ don't do panic buy/ if u see 99acre portal for last 10 year in 2012 rate is same as of now from 2012 rate dip to 28000persqmt till 2018 after that it minor increase till April 2021 now due to holding by owner and investor giving in higher rate/ as per my study 200 mt buy 85- 95 lakh/ 288 mt 115 - 125 lakh / means 40 k permt for 288 sqmts and 42-47k persqmt for 200sqmts plot/ if you buy more you will came to know (after airport workstart bubble brust ) rate are less than now/ to check pl see 99acre or mb price trend for last 10 yrs( avoid trend of last 5yrs/ not only this some dealer also say it's too high rate/ some owner thinks there property rates increase on weakly basis/ see check/ it's your money/ I purchased at 40k 288k because time of investor finished he sold me on commission basis/ 1.5 Cr 288mt all deals are investor/more than 1cr in 200 mts all investor/

      Owner and buyer be realistic / sell property direct on commission basis/ not fall in trap of lucrative price to seller first and after one or two months u refuse to sell at lucrative price financier pay realistic price like 40 to 42 k/ but they give u 10 lack as token and 45 to 60 days waiting time if they got client ok if not they again want 15day time sometime 2-3 times / 200mts on 7 August2021 sold at 89laks/ some feke advt u see on 99 acres or mb is eg first they purchase on cheap rate then sell at higher rate/ also take commission/ be careful

      Yes absolutely right take only direct deal/ I search for my clients after 2 month got only direct deal on last weak 200mt green belt facing at 95 lakh/. But on site it shows 1.1 cr/ and in some 95 but when u call they say sold and another available at more price/ seen in Grnoida for last 3month/ as said by Chandru ji rate are 40k but due to panic buy / owner not able to see due to unrealistic high they wait for price rise and hold/ investor selling there property at high price for non location property and charge extraordinary highly for location property

      Market mein 40000 PSM ka hi rate hai magar last 2-3 months se financers ne property le rakhi hai, jiske kaaran rate 20% se 30% badh gaye hain.

      Makaan ki koi avg. cost nahin hoti. Plot ki hoti hai. Makaan to seller apne hisaab se maangta hai.

    As I said all over priced deal come to end/ after 15 August house started coming at price of 40 k persqmtr / wait for another 15 days hiden deal of location came at reasonable rate/ today crack 39.8k deal / rest ur money if u want to get overpriced deal it's up to your/ I crack after 2 month research/ never buy more than 42k /

    I visited this sector after seeing your video. I see security issue in this sector as in 90% of plots there are labours living in sub standard conditions with rickshaw and taxis parked. With such a great location I don't know why it's having no good gentry.

      Debashree ghosh, akele aap bachho ke sath independent house me nahi reh payenge. Better you should go for apartment. Health and education is OK in G Noida. Public transport, there is metro too. If there is no particular reason to live in G Noida, then better to go to Noida

      Actually some people will buy at this price but eventually it will come down what it actually deserves . Its because no jobs have come up in that area and airport can only hire labors...
